Real Estate Is A Business - It's For Grown-Ups Who Understand How Business Works - 10:01 AM
Even though I’m not a Realtor I hear about situations daily involving Internet marketing that have me scratching my head and asking myself, “Does that Realtor understand that they are running a business? And does he/she understand what a good business person ought to focus on in making solid, thoughtful decisions?”For the purposes of this post, I’ll ignore the zillions of situations where no Internet marketing is done at all and focus only on those where I wonder what the people were thinking when they decided how to market on the Internet. For me, three fundamental areas of concern emerge:1. Products and … (84 comments)

How long does it take to get started? - 07:27 AM
I have been an agent for about a year. Along with that, I spent another year working as an intern for an agent. Anyway, I recently graduated in May of 2007 from college and I have been working hard to grow my business. I got pretty good grades in school and I am a fairly fast learner. Everyone has been very supportive of me getting my real estate license however, times are definitely tough and many people often tell me that I got in at the wrong time.
Anyway, it may just be because I want instant gratification at times (don't we … (53 comments)

BlogRush - Get more traffic on your blog - 07:22 AM
Look at my latest widget in my sidebar... BlogRush.    it says "From The Blogosphere" at the top.
It's a "Blog Syndication Network."  It is designed to get more traffic on a blog.  Go to the BlogRush website and watch the presentation on how it works.
It's free.
You show a feed for other's blogs and get featured on other people's blogs.  Pat Kitano of Transparent Real Estate recommended it to me.
Either I am getting better at this or it was very easy to add.  It says I can filter out content by URL.....  if I don't want to provide a feed to entries on a particular … (73 comments)

Believing In Yourself - 10:02 PM
Yesterday as we left church my eldest asked if she could drive the car.  She's not yet 16 and I'm just a little scared about her driving.  Not because of her.  She's a level headed kid.  It's the other drivers in Miami I don't trust.
She has a restricted license.  We call them Learner's Permits in New York, where I grew up.  But I've learned most of the Miami lingo already.  Because of her restricted license she can't drive without a licensed adult in the car.  That would me moi.
I agreed and as we took off I asked if she wanted … (63 comments)

Hey FSBO...That Don't Impress Me Much - 07:51 AM
Sometimes we just need to walk away from a potential client, in this market where pricing and position is key to obtaining the desired results.
I recently, had a referral given to me by a friend of a friend this referral was a "FSBO". I was warned before meeting this potential client that "this guy is tuff", no problem I told my friend. Those are the ones I find most challenging!
Meeting Mr. FSBO and Mrs. FSBO was a pleasure, a beautiful couple with a beautiful home in Bristol County. Now they have a lot of pride in what they have built, … (115 comments)

The Top 10 Reasons to Blog on ActiveRain (If you are a mortgage broker) - 06:24 PM

The following was written last week for our company newsletter, Mortgage Matters, which goes out to all 10 of our offices in California and Nevada. Although my fellow loan officers have shown little interest in blogging (roll their eyes....laugh, then: "Are you blogging, again?"), the marketing department in our corporate headquarters has displayed a keen interest for many months.
For 3 months running they have asked me to write about my experience with ActiveRain.I thought I would wait for something huge, (landing a 2 million dollar mortgage from someone who loved my blog). In the end, it seemed more important to tell the world without a razzle dazzle … (41 comments)

ActiveRain Ad Network - 07:36 AM
First off, we want to thank everyone who has gotten on board early with our new advertising platform. The guys here at ActiveRain love being able to provide ActiveRain as an amazing platform for real estate professionals. The camaraderie and sense of community that has developed here has vastly exceeded any expectations Jon and Matt had when they crafted the idea.
That being said, the guys here at ActiveRain need to eat too.......:)
The launch of the advertising network was done in the same fashion we do most things around here. Throw it out there and let our members dictate how we adapt … (68 comments)

1 Hotel & Residences Delayed - 02:05 PM
Work on 1 Hotel & Residences (website) has been delayed till early 2008 prompted by a design change and a city moratorium on heavy concrete work during the holidays.
Boosted by considerable interest in the City Suites, individually-owned condo units available for rental through the hotel, the developer is reconfiguring the design by replacing three floors of traditional condo units with City Suites. As a result, traditional condo units will be reduced by 47. The developer feels there is a demand for these unique homes as 100 of the 110 available City Suites have been reserved so far, ranging from $500,000 … (0 comments)

South Lake Union, Seattle's new tech hub - 02:21 PM
Paul Allen's Vulcan Real Estate got a big boost recently when Microsoft announced they will lease up to 100,000 square feet of space in South Lake Union.  Microsoft will share the space at Group Health's new corporate headquarters in the just completed Westlake/Terry building.  Now, 100,000 square feet is nothing compared to the numerous campuses Microsoft has on the Eastside, but it is nice to see them cross the lake.
It has also been rumored that largest online retailer may also acquire one million square feet of office space in the South Lake Union area.  That'll be a boon to the redevelopment … (0 comments)

2nd & Pike Project Info - 02:36 PM
Recently, the Daily Journal of Commerce reported on new developments at the 2nd & Pike project. The developer, Urban Visions, announced that they are within a year of starting construction on the 36-story hotel/condo project. The proposal includes a 150 room 5-star hotel and 150 ultra luxury condominium homes.
2nd & Pike is likely to be Seattle’s second priciest condominium property with homes starting around $1,200 per square foot, a bargain compared to the Four Seasons’ $2,000 per square foot price tag.
On a side note, Urban Visions had planned on developing the Liberty Building parcel (on Pike between 1st & … (0 comments)

Implementing 'Systems' For Your Real Estate Business Is Easy With The Right Virtual Assistant - 02:15 AM
Every real estate agent or business owner for that matter knows that setting up streamlined systems is imperative for  effective time management and ensuring that daily business operations run smoothly.
The best thing about working with the right virtual assistant is that they have already set up these systems for you. They have to in order to be able to work with multiple agents around the country otherwise there business would also be scattered, unorganized, and daily operations would falter.
Many agents contact my company totally frazzled.  They have this notion in their head that transitioning to a virtual assistant is going to … (6 comments)

New Monthly Mailout Idea - 12:46 PM
We all know that we're supposed to send out an "item of value" every month, but what happens to the item when it gets into the hands of a client?  Well, I have an idea I am starting this month for buyers who have relocated to Austin.  It is a a letter showing a fun place to go or thing to do.  Here is a the first one:
September 17, 2007
Dear Lisa,
One thing that coaches tell real estate agents is that we should stay in touch with clients and I agree with that.  They tell us that we should send out an … (13 comments)

Does Your Marketing Work? Or is it for the Seller? - 09:14 AM
Do you create an actual marketing plan for your listings that works?  Or do you do whatever it is that the sellers ask you to do even when you know it doesn't work?
The way you answer this question will show if you're in control of your own business or if you do and say things to and for the sellers just to win the listing.
When I go on a listing presentation, I lay out everything I do for their listing in front of them.  This includes, Just Listed cards to the nearest 200 homes, Virtual Tours,  Talking House, Property Water bottles, Property … (9 comments)

Are the cheats on AR trying to silence the critics? - 08:09 AM
I just got off the phone from a woman who did not give me her name and did not display her caller ID.
This sounds really "James Bond"ish so stay with me for a while.
"We've noticed you and think you would be a good fit for our private group" she says. I ask her what she is talking about and she goes on to say that there are a couple of groups on AR who always comment on each other's blogs and always rate them a 5. This enables them to get lots of points and lots of featured posts. In … (11 comments)

Windermere Florida Real Estate - it's time to come home - 05:59 PM

The tensions of city life are simply unknown in Windermere, a Lakes Country jewel only fourteen miles southwest of Orlando. Here, the sun rises over beautiful lakes and the mists create a serenity you could drift away in. The Butler Chain of Lakes paints a scenic backdrop for this quaint and unique town, as it does for so many more in the Orlando area. An extensive system of canals connects these lakes together, thereby creating a natural wonderland famous for water sports and relaxation.
It is rare to find a location so secluded from the high-energy, high-stress world of today. Windermere, with … (2 comments)

The single most important thing about doing it right the first time !!! - 10:50 AM
Hope all of you had a great wekend !  Over the last several weeks I had several " Honey do,,, "  things to get done around our house.  The kind of things guys want to do ouirselves rather than call a professional and spend a lot of money, those kinds of things.  In the course of getting several of the items started and a few of them completed I was reminded of a simple truth when it comes to this kind of thing:  Having the right tool for the job means getting it done right the first time !  Now, don't … (3 comments)

Visit and Get Lost in a New Hampshire Corn Maze - 08:10 PM
So what exactly is a CORN MAZE?  It's a corn field that has trails through it shaped into a maze. Visitors to a maze walk through the trails and try to find their way to the exit.  In the spring, farmers plant a normal corn field.  When the field reachs about knee high, it is cut, and transformed into a corn maze.  It is a-mazing to trek through living walls of corn that are over 8 feet tall!!
You can find corn mazes in New Hampshire at the following farms:
Beans and Greens Farm in Gilford, NH
Beech Hill Farm in Hopkinton, NH
Coppal House … (4 comments)

Open House/Real Estate Chat Live Blog Event - 09:02 AM
This past Sunday, I held a Real Estate Chat on the EastSide of Ann Arbor at a beautiful, sun-filled home.  To add a little excitement to the day, I LiveBlogged the event.  With ten groups of attendees, it was a little hairy to keep up with welcoming folks, answering their questions and posting a continuous blog, but it was great!
What was even more fun was that a few folks let me take their photo for the blog!
Check out the post here.

My Housekeeper is Adorable! - 02:30 PM
He's wider than he is tall, but he works like a charm. Never complains, just gets down to work vacuuming every floor in the house making sure to get close to the walls as he goes. Needs absolutely no supervision either – he just does his thing and then goes home.
Did I mention that his name is Roomba…and that he is a robotic vacuum? I love this fascinating machine. He's more fun than having a pet around. We bought the Roomba to stand in for the lady who cleans for us but has not been well lately.
This little wonder … (38 comments)

I wonder............. - 03:48 PM

OK, have you heard this one before?
"Good morning....Tutas Towne Realty. This is Broker Bryant how can I help you today?"
"Yes....hi Broker Bryant we are interested in selling our house."
"Excellent! You have called the right man. I too am interested in selling your house. Tell me a little bit about your house and why you want to sell."
"Well...we bought our house in May of last year. It's was a brand new 4 bedroom Maronda home and we paid $275,000. We want to move because there's too much traffic in Poinciana and we don't like it here."
"OK....you know this is very bad time … (39 comments)

Portsmouth NH ~ 375 Years of Living History ~ Strawbery Banke Museum - 08:42 PM

If you're a history buff, then Portsmouth New Hampshire is the place for you!  Portsmouth was settled in 1623, and history abounds everywhere here.  We have numerous historical homes open to the public for tours, as well as museums, galleries, and privately-owned historical homes all over town.
One of our special places for those who love history is Strawbery Banke, in the north end of Portsmouth, just off the downtown area along the shore of the Piscataqua River.    Strawbery Banke got its name from the English explorers who settled here in 1630 because of the abundance of wild strawberries growing all … (31 comments)

How the Sub Prime Mortgage Crises Affects the Baton Rouge Real Estate Market - 12:24 AM
I am continually asked, "Are the problems  lenders are experiencing with the sub prime loan market going to affect our real estate market in the Baton Rouge Area?"  The obvious answer is both YES and NO!  YES, in that people who were marginally qualified will not be able to get a  home loan easily, and NO because those same people will be able to get a home loan once they do what they need to so that their credit score will be acceptable.  I am still able to find 100% financing, no document loans, and such for people who have good … (0 comments)
