Albert Einstein was a smart cookie who was ahead of his time. In popular culture the name "Einstein" has become synonymous with genius. Mortgages aren't physics, but it can certainly seem like it if you don't have a loan officer that is not only good at explaining things to you, but one who is knowledgeable and can show you the many differences in loan programs.

FHA refinancing or purchasing -- The full scoop and nothing but the scoop - 03:31 PM

With the mortgage meltdown back in the beginning of the year for 2007 which has carried throughout the summer, FHA has become popular again. Kris Wales wrote in a comment that she received an e-mail from a loan officer stating that FHA is back. She wrote back stating that it never left and this is coming from a realtor. 
Folks, FHA has never left. If your lender or loan officer can't offer you a FHA mortgage and your credit is less than perfect, then please seek out a mortgage professional that can offer FHA financing. Otherwise you might be going backwards. But … (36 comments)

Marine Rescue 911 - Candlewood Lake - 09:19 PM
This Labor Day weekend, I was able to take a few hours away from work and take my boys over to my aunt's lake house on Candlewood Lake here in New Fairfield, Connecticut.

My aunt always wanted people in her family her enjoy the water as much as she does.  I think she finally got her wish with my three boys.  They love her pool.  They love her lake house.  They love her beach.  They love the water.  And, they love, love, love her boat.

Desert Ridge Market Report - August 2007 - 01:39 PM
There were 21 homes sold in Desert Ridge in August 2007, with an average listing price of $653,880 and an average sale price of $623,380.  Sale prices were 95% of list prices.  Sold Price per Square Foot was $217.58.  The range of sold homes was $348,500 to $975,000.  As of Spetember 1, there are 14 pending or contingent homes under contract.  As of September 1, there are 139 active listings with an average list price of $751,719 and average list $/sq.ft. of $243.99

I know you read that title and it sounded like a joke or something right? Well, It's not. What it is, is the sad tale of someone who is supposed to be a professional who is putting information out on the web that makes him look bad. It tells me he is NOT someone I would want to take my kids to see as a dentist. I guess he posted the info thinking it made him look "cool" to all of his old high school pals. What it did was make me go YUCK!

What Do You Do with Listings' Web Domains after SOLD! - 01:39 AM
I get a domain name for my listings.  Once they are SOLD what do you do with the domain name?
Some have just let the domain name expire.
Some have offered them to the new home owner if they want them.
I have chosen to have the websites for listings that have SOLD get changed to this page which apologizes that the home is already SOLD.  It also links to my website where buyers can look for other homes' information.
On this page there are links to other listings of mine.  Of course there is also a link to AR!

It's Time To Give Your Listings Away! - 02:12 AM
I've heard pretty heated discussion from some Realtors regarding protecting their listings but I just don't see why there is the need.
No, I'm not talking about letting other Realtors take away your listings.
I'm talking about making consumers enter their pedigree in order for them to see their listings.
I let consumers have all the IDX listings that they want without even giving me their name on www.MLSPlease.com and other websites like www.MoveToLawrence.com.
With websites like Realtor.com, Google, AOL, Yahoo, Point2Agent, etc. giving them away; why shouldn't we?

WANT GOOD REFERRALS? ASK FOR THEM! - 08:52 AM
Does this sound too easy?  I believe this is one step that is easier for new agents.  Sometimes they just listen to good advice, and don't question it as much as a seasoned agent would.  Many of the newer agents, say within the last five years, didn't have to look for business.  You could just answer the phone or put up a sign, and bingo, you had a sale.  Now, skills and experience are neccessary, like they were in the pre-hot market.

Follow-up - Wethersfield, CT Colonial Sold in 3 Weeks! - 03:10 PM

A follow-up on a post from early August on house in Wethersfield, CT that my company, Glastonbury Home Staging, staged. It went under contract in 3 weeks! And they had a back-up buyer as well!

Of course the homeowners couldn't be happier, and I am thrilled. This was such a nice family, I really enjoyed getting to know them and plan to keep in touch with them. I recently staged a vacant house, Woodbridge CT for a couple that live out of state. Another customer that found me online thanks to Active Rain!!!
