This Labor Day weekend, I was able to take a few hours away from work and take my boys over to my aunt's lake house on Candlewood Lake here in New Fairfield, Connecticut.
If you are a member of the Phoenix Association of REALTORS® you should have received an email this weekend from Diane Scherer with voting instructions for the current election. As a candidate nominated to run in this election I encourage you to vote - and of course to vote for me! My bio that appeared in the September issue of the "Phoenix REALTOR® Forum" is included below for easy reference. 
There were 21 homes sold in Desert Ridge in August 2007, with an average listing price of $653,880 and an average sale price of $623,380. Sale prices were 95% of list prices. Sold Price per Square Foot was $217.58. The range of sold homes was $348,500 to $975,000. As of Spetember 1, there are 14 pending or contingent homes under contract. As of September 1, there are 139 active listings with an average list price of $751,719 and average list $/sq.ft. of $243.99
My newest listing had a request for a showing recently. It was to be the next afternoon (Sunday). At seven PM Saturday my doorbell rang. It was a lady who just bought a house six doors down. She told me that the appointment on my listing for the next day is a friend of hers and that her agent could not attend the showing, so would I accompany them. Starting at only $162,990, these new townhomes are the best buy in Vegas right now in my opinion. 10 days ago they started out at 159,990 and Centex has started to increase the homes. (20 Homes were written up in the last week) It is so refreshing to see buyers waiting in line just to do a contract!! So I guess this applies to Texas only as things are different according to the state you live in, but I have a buyer that stated he doesn't want to waste money on closing at a title company and paying for title insurance, etc, etc. Can you do that? How would you do that? I get a domain name for my listings. Once they are SOLD what do you do with the domain name?
Are You getting involved in your community? Are you giving a little of your time to do a lot for a Charity or organization? Are you willing to donate your special skills to help people in need? So many of us get so involved in our daily grind, that we sometimes may forget that giving a little of yourself, is uplifting, and refreshing. I found this interesting slide show demo of subdivision growth in the metropolitan area, that covers the year 1905 through 2007. Whether you grew up in the "Valley of the Sun", just moved here, or are thinking about it, it's educational to see the real estate growth spurts and where they've occurred, especially in the past 35 years. 
Does this sound too easy? I believe this is one step that is easier for new agents. Sometimes they just listen to good advice, and don't question it as much as a seasoned agent would. Many of the newer agents, say within the last five years, didn't have to look for business. You could just answer the phone or put up a sign, and bingo, you had a sale. Now, skills and experience are neccessary, like they were in the pre-hot market.
