One Of My Favorite New Blogs - SuckyStartups.com - 06:03 PM
When was the last time you looked at a new Web 2.0 startup and said to yourself, "I must be getting old, because I don't get this one at all!"This morning? Yeah. Me too!
That's why I like SuckyStartups.com. It's a blog that aims to prove that sometimes the Web 2.0 ideas flying around the Internet that I "just don't get" are just really bad, poorly conceived ideas. Sometimes it's true that I can't understand a concept because I'm not 18 years old and don't live in that world. But a lot of the time it has nothing to do with … (67 comments)

WHEN I ASK YOU TO SELL MY HOME, YOU BETTER COME TO THE LISTING PRESENTATION WITH MORE THAN A PERSONALITY!!!! - 03:47 PM
After working five years as a real estate agent I was able to retire. I moved from Orange County to Palm Springs. My wife and I were living in a two million dollar estate home, 4500 square feet with a 1/2 an acre to maintain. Since we want to travel the world, WE DECIDED TO SELL.
Unlike most licensed agents who think they can sell their own home, I want to allow a professional agent that knows the market, the people, the area, and the best strategy to sell my home. THE PROBLEM WAS FINDING A PROFESSIONAL REAL ESTATE AGENT.
I invited three … (39 comments)

I'm moving on to do other things.  I've got a number of things to wrap up before I go, but from now on Jonathan, Bob, and Nicole will be around to help you with ActiveRain.  I'll still be available to talk about blogging, networking, and sales.A terrific journey. We've come a long way from when Matt and Ben and I first set this community growing in Late May/Early June 2006.  The goals I set are being fulfilled.  We now have a community of almost 50,000 real estate professionals who are communicating with each other on almost a daily basis.  Working as a … (148 comments)

TAKE ACTION NOW!!! - 05:20 PM
The hot mortgage topic these days is the American Homeownership Act of 2007 Bill:  H.R. 1852 and the anticipated changes that it is expected to bring to lending guidelines for FHA Mortgages.  The entire Bill can be found at H.R. 1852 for those of you who would like to see all the details of the Bill. However, Rick Grand did an excellent job on summarizing some of the highlights of the Bill in his blog tilted H.R. 1852 Passes the House for those of you that are not up to reading the whole Bill.
The House passed this Bill on September … (61 comments)

Are You Writing For Localism? If Not, Why Not? - 03:49 PM
Seems like a day doesn't go by around AR without some moaning and complaining about how business is dead...leads have dried up....real estate is dying...on and on and on!
But I have to say-quit complaining unless you're doing EVERYTHING to improve your own personal situation.
And that includes writing about your local area, posting to Localism, and being the expert.
Why am I writing this today?  Those of you who read my little writings know that I usually ignore all of the drama around these parts-I don't have the time or energy to devote to it unless it's helpful or positive information.
But … (50 comments)

It's A Contest! Who Wants Points? Who's Got A Great Idea?!? (EDITED) - 04:44 PM
I have spoken with with folks at Active Rain and at Inman. Just as there was a "Bloggers & Beer" in San Francisco, we want to have a social gathering in New York for this January's Real Estate Connect in Manhattan. Adam Waldman and I visited on the phone last night and he suggested we go to Little Italy and meet at a place called Sal Anthony's. What we need is a name for our group gathering. Here's where the contest part comes in...
(drum-roll please) Everyone who enters will get 50 points. Please take this seriously, don't just enter to get … (80 comments)

There Must Be 50 Ways To Thank Your Bloggers - 12:58 AM
The journey began for me on  August 2nd, 2007. I was attending Inman Connect in San Francisco, and kept hearing all this buzz about Active Rain. On top of that, all these people were going on and on about blogging and how it has changed their lives. I didn't want to be left out of all the fun, so I went  to the AR website, set up my account, and posted my first blog. Cyndee Haydon was the first to comment on my post, and I was stunned by how quickly I got feedback and how helpful everyone was.
Well, here I … (53 comments)

Have You Heard of the Bring-The-Blog service? - 04:00 PM
I attended our local Realtor expo last night and one of the vendors was a company called Bring The Blog.
I have been writing a blog for my clients at CincinnatiRealEstateNews.com for the past year.  (I also write separate blogs from my activerain blog and my Agent Success Tips blog.)
This Bring-theBlog service says they can "ghost write" posts for me on a daily basis at a cost of $399/yr.  I'm not able to write a post every day on my blog, but it looks like they do provide real estate-related content that would be helpful to my clients.
I would also continue to write my … (29 comments)

5 Questions to Ask Your Blog BEFORE it Comes Around to Bite You! - 03:29 PM

I just finished reading Sue Arque's blog post  "Live & Learn, Blog & Learn" which is also Featured on Fraiche Aire.  Sue writes about an issue which has been on my mind.  When does blogging cross the line and trespass on client confidentiality?
There is no precedent for the curious and startling ways in which the Internet is transforming the real estate community.  In less than a decade, we've witnessed the transference of comprehensive listing data morph into stark transparency about intimate details and challenges of a real estate transaction revealed through personal real estate blogs.
As in most cases of extraordinary innovation, the process is moving much faster than … (76 comments)

A Story about a Vaccine Hero Updated 4/28/08 - 11:13 AM

UPDATE: ABCNews.go.com has an article by Russell Goldman entitled "Study Links HPV to Lung Cancer."  It is an excellent article that says, "A newly published study links the sexually transmitted human papillomavirus, or HPV, to lung cancer, adding lungs to the list of organs scientists say are susceptible to cancer as a result of contracting the most common sexually transmitted infection in the United States."
This is another good reason for parents to have their children vaccinated—and now because of the preventative for lung cancer it would now longer be for just girls.
This time my blog is not about real … (0 comments)

Vacaville Free Workshop to Find Money for College! - 01:16 PM
Being that I'm on the trailing end (please Lord, let it be over soon!) of sending kids through college, this recent article in the local paper caught my eye. I noticed it not for how this information will benefit me, but how others can be saved from 4 years of a Top Ramen diet. (and I mean the parents, not the kids)Thursday September 27th a free workshop is being held for the parents of college bound students to inform them of little-known ways to get money for college. Tips will be shared on how to find college funding regardless of household … (1 comments)

There's always lots of action going on when it comes to Lake Hamilton and Lake Catherine in Hot Springs.  There are now more than 4,000 residences along the shorelines filled with people enjoying life on the lakes.
With all this growth, Entergy is also experiencing much growth and have added more staff to help manage and oversee all the operations and requirements in regard to the lakes.  If you haven't signed up for their very informative newsletter, do it now.  The Fall issue is packed full of information such as the winter schedule for the lake draw-down, a new process for … (0 comments)

Lesson Learned about Overpriced Listings - 03:30 PM
Itook two listings a while ago - one 6 months ago and one 4 months ago.  One has expired and one is getting ready to.  Both were overpriced and I fully expected to see price adjustments that would get them in line to sell.  Little did I know that our market would be affected like most of the nation by the subprime meltdown.  Back when I took these I expected Austin to continue to see strong home sales and healthy appreiciation.  Sales have slowed and prices are stabelizing.  The morale of the story is don't take an overpriced listing expecting market trends to … (4 comments)

The Power of Radio #2 - 07:06 AM

Late last week I blogged about what was going to be on my weekend radio show and I got a little sidetracked into the power of radio. So although you won't actually see a Part One to this series, it is there - just under another title! :)
OK, so I have just come off the air where I was a guest on the Pat Campbell Morning Show here in the Central Florida area on 540 WFLA. Pat wouldn't think of calling anyone else now when it comes to real estate - I am his expert. And the same is true of … (6 comments)

Why Real Estate Blogging Makes You A Better Realtor - Part 3 of 3 - 09:21 PM
Today’s article is the final installment of a series called “Why Real Estate Blogging Makes You A Better Realtor” that has been inspired by conversations I have had with the hundreds of real estate blogging clients we train and ourselves learn from.
The idea is that the act of blogging as a Realtor actually has the unintended, yet beneficial consequence of improving your skills as a Realtor in addition to the improving the perception of you by your current, past and future clients.

This final installment is focused on how there are certain disciplines required … (9 comments)

We are pleased to announce that we are working on the foundation of opening up an office to the public of JCKC Realty. We are bringing integrity to the industry and plan on training … (0 comments)

River Mountain Mobile Estates - 02:19 PM
With the prices of homes still out of reach for some seniors, there is a great alternative to buying a condominium or renting, River Mountain Mobile Estates. This small, well maintained community of manufactured homes is located in the city of Henderson in the southeast.
While the community does not have any amenities per say, the association fees are very low ($23) and the community has been very well maintained. More importantly, the home owners own the land their manufacturered home resides on!  The community is also age restricted.
Because of the small community size, listings don't remain on the market for … (2 comments)

Bastrop County TX Water Rights - 12:11 PM
Can anyone tell me about "Water Rights" in Bastrop County, TX.???  I have 200 acres for sale and my clients have the water rights... I was approached today by someone asking to buy the water only and I don't know much about water rights.  The county told me the land sits atop 2 very large aquifers.  Can you sell water under your land??? Can the state stop you from pumping the water???  Any help would be nice.

75 Years Old and Still Dancing! - 12:27 PM
This year marks the 75th anniversary of the St. Elias Mediterranean Festival, put on every year in downtown Austin by St. Elias Greek Orthodox Church.  The block is closed off to traffic, and for two nights every October, there is Mediterranean food, booths, singing, and dancing, both professional and amateur.
Traditionally the 2nd weekend in October, this year it will be held on October 5th & 6th, the first weekend, so if you marked your calendar last year, be sure to change it.
This is one of those Austin traditions you must experience, and if you go once, you'll surely go again.  If you haven't … (2 comments)

Sorry.....I won't work for that! - 03:45 PM
Hi folks. Today I want to talk about co-brokes. Now since this post will be about commissions, please let's not use specific percentages, we don't want to upset Sherman and his anti-trust crew. I'm going to be talking about principles anyway so amounts are not important.
First, I want to clear up a major misconception in our industry "I do NOT have to show your listing if the co-broke is less than I'm willing to work for." It is neither unethical or illegal for me to pass on showing your listing.
Do you believe that? Well, whether you believe it or not, it's … (49 comments)
