Because I Can, That's Why - 03:26 PM
I know I told a few people I would do no more picture swapping, but the more I looked at that other picture the more I hated it!  I don't think it portrayed the real me.
I never wear a suit unless I'm expected to.
I never straighten my hair unless I'm feeling like it (and I don't much).
This is me.
This is my hair.  POOF. Out to there.
Hot off the presses.  Barely a couple of hours old.
I may get fed up with this one and change it yet again.  Who knows?  I certainly don't.

How to Determine Whether Your Loan Officer is Reputable - 05:57 PM
In slower markets, some loan officers may feel pressured to close deals that aren't in the homeowner's best interest.  In order to avoid getting into difficult and financially compromised positions with their mortgages, borrowers are well advised to be acutely aware of the signs of a responsible loan officer when selecting a mortgage professional.
First, look for a Mortgage Planner whose values are focused on helping individuals to achieve their financial goals in both the fastest and the safest way possible.  A reputable Mortgage Planner will show you the numbers associated with the proposed loan and provide you with concrete information … (0 comments)

TAKE ACTION NOW!!! - 05:20 PM
The hot mortgage topic these days is the American Homeownership Act of 2007 Bill:  H.R. 1852 and the anticipated changes that it is expected to bring to lending guidelines for FHA Mortgages.  The entire Bill can be found at H.R. 1852 for those of you who would like to see all the details of the Bill. However, Rick Grand did an excellent job on summarizing some of the highlights of the Bill in his blog tilted H.R. 1852 Passes the House for those of you that are not up to reading the whole Bill.
The House passed this Bill on September … (61 comments)

Rhinebeck, Red Hook & Tivoli NY, Whose Monitoring? - 02:10 PM

My question is not asked from a political perspective either Republican or Democrat.  My question is simply - Is there a monitoring system in place whether computerized or manual that oversees expenditures and operations in the municipalities?  They might be covering for example- three competitive sealed quotes on a bid or an operational review of the justification of the expenditure or an ongoing operational and financial critique of a contract. I am not talking about pens, paper or paper clips.  Using the example what has been reported that has happened re: PANDA. Whose function in each of the municipalities of Rhinebeck, … (0 comments)

Year to Year Comparison Single Family Home Sales, Harrison County, MS - 02:56 PM
The following information is acquired as a benefit of being a due paying member of the Mississippi Gulf Coast Multiple Listing Service.
REALTOR/Members have the availability to research and narrow down criteria to answer almost any question pertaining to past sales and available listings. Research is a fundamental part of many members' services, including my own service to buyers and sellers.
This data only includes MLS listings and does not reflect transactions not listed. The MLS is a wonderful tool when used properly. The validity of the MLS is dependent on agents entering information accurately and in a timely fashion. REALTOR CMA's … (2 comments)

Predicting Fourth Quarter Sales, Harrison County MS - 09:56 PM
Absolute accuracy cannot be validated. Figures used are extracted from a variety of reports run through MLS Agent access. List to Close ratios are not disclosed as price reductions are not consistently included in the list to  close ratios. While researching my last  I was overcome with desire to see what trend or general tracking we could do regarding homes sales pre-Kat, year of the Kat, and the year post Kat. From this we may be able to draw our own market predictions. I would appreciate any reader participating in this exercise. The current year's trend in respect to 2005 and 2004 … (1 comments)

With the aging of our population there is increased demand for facilities to meet their needs.  One such facility is Livingston Hills in the town of Livingston in Columbia county.
This facility is certified for 120 residents and accepts both Medicaid and Medicare.  Here are the services available :

Do You Know What You Don't Know?? - 01:34 PM
Do You Know What You Don't Know?   Think about that for a moment......I surely don't know everything, and most folks would fit into that category as well.
There are many of us in this profession who give good service to our clients, and customers, but do your clients know they are receiving good service?  Are we going through the motions, of giving service, whether it be good, OK, or exceptional?  I know when I personally receive poor, or good , or OK service.... but I really know when I receive exceptional service.
I re-read a book called "Raving Fans" during a few breaks this summer, along with … (20 comments)

Great Wolf Resort Coming To Concord NC! - 12:18 PM
It's finally official, the folks at Great Wolf Resorts (out of Madison WI) are putting their next waterpark resort in Concord NC!  It will be located in the quickly growing area around Concord Mills Mall, near Lowe's Motor Speedway.
Of course we have some naysayers...who cite water concerns (the resort recycles what it uses), the fact that only resort guests can use the waterpark (just like Disney World), that the jobs are service-oriented (well, I hate to be the one who notices that manufacturing jobs are gone).
But what's it's going to provide is a lovely attraction for the area.  A reason … (0 comments)

Buyers Are Still Getting Scammed - 02:02 PM
I received this email from one of my internet suspects today (she had inquired on my website, had been receiving my email newsletters and such, and this was the first communication I'd had from her directly):
"Forgive me but I'm not in the best of mood today.  I found a home, A real nice place and but everything fell apart. I thought i had done everything needed in order to secure my dream.  I got my credit score up,  Contacted a bank, got the approval for a loan. went to first time home buyers group for understanding and they even offered to  … (12 comments)

Are You Writing For Localism? If Not, Why Not? - 03:49 PM
Seems like a day doesn't go by around AR without some moaning and complaining about how business is dead...leads have dried up....real estate is dying...on and on and on!
But I have to say-quit complaining unless you're doing EVERYTHING to improve your own personal situation.
And that includes writing about your local area, posting to Localism, and being the expert.
Why am I writing this today?  Those of you who read my little writings know that I usually ignore all of the drama around these parts-I don't have the time or energy to devote to it unless it's helpful or positive information.
But … (50 comments)

Are You Happy When You Fall Off Page 1? - 08:25 AM
This may sound really strange, but I am actually happy that I am no longer on Page 1 under "Florida".  Why?  I don't blog for points and this clearly shows it.
A while ago, as there was a move to bring quality content back to the AR community (not as successful as I would have liked to see by the way), I decided I will stick to real estate market topics or something that at least affects the markets.  Occassionally, I will break away as this post and the one after this one will be, but if I don't have any "valuable" … (18 comments)

Wanted to Finally Share This... - 08:41 AM
I had finally gotten around to uploading the following video to YouTube, but it was at the same time there was a call to quality content as well.  So, to stay on topic, I decided not to share this until now.  I wanted to share with you all part of why I went back to flying (can't beat the view from the desk).
My last post was about how there are still too many bloggers blogging off topic and being "point mongers".  There is nothing wrong with gaining points, but rather in how you do it.  Check this post out if you … (1 comments)

Are You in Parity with a Loonie, and Should You Care? - 09:09 AM
Many of you are in fact on the same level as a Loonie.  Ok, maybe not you, but the money in your wallet is.  So, what is a Loonie?
A Loonie is the Canadian Dollar and it has always (or almost always anyway) been worth less than the US Dollar.  So, it reached the same value as the US Dollar which means our neighbors to the north are really happy.  So happy, in fact, that the Canadian Finance Minister held a press conference Thursday discussing the looming parity.
So why should you care?  Simply put, and as the Canadian Finance Minister stated, there is … (7 comments)

Using your print ad as a listing tool - 05:57 PM
I would like to talk about a subject that seems to hold a lot of controversy and that is print ad advertising.
With that said...I can tell you that I am one of those Realtors® who will tell you that print ads do not work for me and I think they are generally a waste of my money especially the way the inventory is moving here in Florida.
With over 35,000 listings available in Broward County you would think that there are some very good deals right now and it is a great time to purchase a home.
I concentrate on getting … (19 comments)
