But I work with a TEAM of true professionals. The folks I work with are like family to me. When they hurt, I hurt. When they are euphoric over a success, I'm euphoric. When they have problems, I want to help all I can. I've worked with some of these people as long as 19yrs, none less than 2 years. The average tenor in position is 4.7 years with our 7 year old company. July 1, 2007 Mediterra has received little rain this year and some may say little resales so far. However, there have been a sprinkle of sales closed in the first half of 2007. The specific comparisons between the past years are contained on the various charts found in the PI Report located at http://www.pelicani.com/. Here is a brief overview: Condominiums / Coach Homes The demand of condo living is on pace with 2006. When you add the new condo sales the demand is on a level with 2005. July 10, 2007 Mid Year Report: Mediterra Active Listings during the season of 2007 were at an all time high for Mediterra. Typically the 100 mark is reserved for the temperature in Florida. However, there were over 100 listings on the market driven by an increase in Single Family offerings. Homesites were also nearing 20 available during any given week. There are comments on what is on the market and how can Mediterra absorb the inventory. In the past while running Bonita Bay we encountered cycles of inventory build-up as the community became more well known . Currently there are many single (0 comments)

July 15, 2007 Mediterra as well as other communities are facing showdowns with developers. Home sites are becoming a challenge in the Mediterra Community with the punitive actions on the part of the developer. Specifically, the developer has the right to charge a daily penalty for violations of the construction start time. Some of the penalities are as much as $200 per day on property owners who for what ever reason can not build on their site or sell their site. In light of the current real estate slow down the "right thing" to do would be to suspend the penalties for a period of (0 comments)

I blogged earlier on a home that was listed in a great community for a great price. The issue is that the seller wouldn't stop smoking in the house and wouldn't pack up any of her stuff. Apparently, she didn't want to housebreak the cats either. I call these things issues, not problems, because issues we can address. We can clean it up and move on. I tried to show the home the other day and it isn't taking anymore showings. Dang! But it is still active in MLS. I called the listing agent and lost my mind!!! The sellers have decided (18 comments)
Current Condo Projects In Atlanta - 11:43 AM
I love keeping up with the developments in Atlanta, especially the progress of the condo towers as they rise into the Atlanta skyline. Unfortunately, it's tough to do that from your car as you drive by them. Thanks to some area developers you can watch the construction from your computer screen, as they have set up webcams for viewers to keep tabs on progress. The picture below is 1010 Midtown, a part of the new mixed use development called 12th & Midtown. I have also put together a larger list of Atlanta condos with webcams.

People have a real tendency to buy with their hearts as opposed to with their heads. This can lead to some fairly disastrous situations. This is not to say that you should not feel the purchase in your heart, merely that you should use your head to confirm what your heart feels. Folks, you not going to like the answer, but here it is: "There's a sucker born every minute" - That line is usually traced back to P.T. Barnum of circus fame. If Consumers made the effort to learn more about the industry, the low-grade companies that perpetuate the scams wouldn't be able to get away with the garbage that they do!! I was very happy for Kim when she won, although I was not totally shocked. I also love Todd’s designs, and constantly taking off his shirts, sure, maybe a little brownie points there. Both designers were like night and day and very different styling and approach to their work. But I think why Kim won is the same reason why staging works to sell homes — she/staging appeals to the broader range of audience/buyer. Todd is very creative and a very visionary & interesting designer, as we have seen in his work. He is certainly not boring! But he doesn’t (9 comments)

While I was driving my kids to school this morning, which is less than 5 miles away, I passed (I kid you not) at least 8 "for sale by owner" signs of various shapes and sizes. These are not in neighborhoods. We live on the very fringe of Harris County (Houston is in this county) in an area that is still mostly cows and corn but is seeing a rise in new subdivisions that include 5 acre lots +/- so people can have a couple of horses and a cow or two but still have a HOA and protect their property values. I just received a Blackberry #7105 ( I like the size because its the size of my Nokia 6010 which fits nicely in any poclket). Question, are there any things that I need to know about using this Blackberry phone in general. Being my first Blackberry any advice that I should learn from mother's knee, or just turn it on and hope for the best? In particular, are there any idiosyncrasies I should learn about on accessing my ISP email account. How about coverage, when I am in the desert next month will it work. My Nokia does. (1 comments)
