New paint makes your home smell clean and neat, and usually can bring sellers top dollar.  How can you tell if it's time?  It's time for new paint if your home has chipped paint, exposed wood, or surfaces that looks faded.  Also, if your carpet is worn, outdated, dirty or an unusual color or style, you may want to replace it.

Even in this market, I've been dealing with sellers who think their house is great the way it is, they don't need to declutter, fix the broken. How do you get through that there are other houses, LOTS of houses in their price range on the market? I've taken to using our association's monthly statistics to show them just how many homes they were competing against, how many sold in the last three to four months and talking to them about the absorption rate. After having been with Visual Tours for over a year, I have decided to start on Real Estate Show.  Not that there was anything wrong with Visual Tours but I liked the more elegant look to the Real Estate Tour.  AR's Jeff Turner personally answered some of my questions and customer service answered the phone and spoke clear English (as did Visual Tours) and took care of my validation quickly.  I was up and running in no time at all and ready to start my first show.

Cleaning Out Your House: Garage Sales versus Online Auctions - 03:26 PM
My mom happens to be one of the neatest people I know. She prides herself on having at least one empty shelf in every closet just so that she knows she doesn't have too much stuff. She has organized and simplified her life and almost never loses anything. (Dad and I still remind her of the time back in 1983 when she lost her sunglasses in the lake, but it really shouldn't count anymore. And it was probably someone else who lost them anyway.)

Don't get me wrong.... first I was a Nerd, and now I'm a Geek.  I have had a fascination with computers for a very long time, and maybe that's my problem.
Since throwing myself into blogging, I am losing large chunks of time, so I started logging my time in 15 minute increments to see where it was going.  Having to actually document what I'm doing specifically has been an eye opener.  I do get lost. I saw you on the Today show this morning.  As a fundamentalist trader, I would hope you would recommend to home buyers they take the same approach when analyzing buying a home.  There are a lot of good solid homes in fundamentally solid areas that are great values.  If people were wanting a condo in Florida, a second home in Las Vegas, or Phoenix, I would recommend they wait.  The areas that have seen high appreciation +20%, those areas carries definitely more risk, then in area where appreciation is relatively low and steady.  I listen to you show and each time you talk about a stock, you drive … (0 comments)

I received a great call from a concerned citizen regarding the mall update at Sunriver - what many of us have known as the Village Mall will most likely undergo some major changes. The Mall sold last year to a group of home owners and Sunriver visitors which formed an LLC called SilverStar, LLC this group of investors either own Sunriver property or are frequent visitors of Sunriver.

Today I was attempting to educate a seller on the market and how many changes we have all seen.  She called me on the carpet - she used my own words against me.... this woman had done her home work.

Courses for Your Continuing Education for License Renewal - 06:32 PM
In Connecticut, we renew next spring.  I have completed my needed courses already.  I hate to do the last minute, panic classes. I like to choose the content. Of course, some are mandatory.  I choose by the speaker, as well as, the content.  Some of these courses are really full of good information.  One class that I attended for the relicensure, was on 1031 Exchange Properties. Where The Day Takes You.... - 08:29 PM
One thing I never wanted to do was lead a boring life.  I've had my share of "Groundhog" days with each day a repeat of the last and I was miserable.  It took much courage (or total stupidity, I haven't decided yet) that while raising two children and owning a home ALONE whether to finally quit my reliable, guaranteed income producing job with benefits to pursue a dream.  My last day of work I took off my watch as I was no longer be dictated by time.  Sink or swim, I was on my own.

Interest Rates Fell, Where Are All The Buyers? (continued) - 08:56 AM
In my last entry I spoke about how the availably of loans has dramatically impacted the housing market.  The explosion of the "sub prime" market fueled the explosion of buyers, dramatically increasing the number of buyers.  But now many of those loans are unavailable, decreasing the number of buyers and slowing our housing market.  Supply vs. Demand.
Another contribution to the decrease in the number of buyers, are the homeowners who lived off the "equity" in their home and borrowed more than their home was worth.  They can't move because they owe too much.  I cannot count the number of times I … (3 comments)
