Buying a Second Home In Colorado - 10:56 PM
Toward the end of last year, even while many of us were concerned about the dip in the real estate market, an article about the popularity of second homes ran on the Rocky Mountain News's popular website, YourHub.com.  After explaining why it is easier now to finance a second home than it used to be, the article discusses the large incidence of American homeowners who own second homes:
According to a survey conducted by the National Association of Realtors® (NAR)*, one in four Baby Boomers owns more than one property. In fact, Baby Boomers are proportionately more active in the second home … (0 comments)

Will He or Won't He ? - 04:34 PM
Will he or won't he?That seems to be the question that everyone is speculating on.  Will Bernanke and the Fed Reserve Governors lower the Fed Rate on September 18th. There are positives and negatives either way.
The perceived benefits if he does lower the rates.       Will give the economy a shot in the arm.       Will make borrowing money less expensive and boost spending.       Cushions housing market, if mortgage rates also decline.       Sends a message to home buyers to seize the opportunity of lower rates and stabilization of home prices.
Perceived benefits if he doesn't.       Calms inflation fears.       Projects that growth is on a stable … (12 comments)

Restricted Access to PGA National - Finally! - 09:21 AM
When comparing the great Golf / Country Clubs of Palm Beach - PGA National, Ibis, BallenIsles and Mirasol, just to name a few - PGA National is the only one that does NOT have it's main roads gated.
Sure, there are Security booths at all of the entrances, but non-Residents are allowed free access because the main roads belong to Palm Beach County.
This has been an annoyance for quite some time - and most, if not all, Property Owners (myself included) have wanted to correct this problem.
Well, it looks like it's finally going to happen!

How to Lift Photos off Slide Shows - 01:26 AM
I have heard people say that if you place your photos in a slide show, people can't lift them off the web. That's actually not true. In this post, I am going to show you how someone can do it and why it is important to watermark your work. In case you missed it, here is my Tutorial on How to Watermark your Listing Photos.
I am going to use my AR blog for an example by lifting the photos on the slide show on my menu bar.
Say I want to lift this photo. I press "pause" on the slide show … (23 comments)

Dear Cindy: Can I Stage My Own Home? - 11:46 PM
Dear Cindy:
I am thinking about putting my home for sale. I feel that I have a pretty good sense of design and my house looks pretty good. I also have read a lot about staging. I know to declutter, clean the house and de-personalize. What do I really need a stager for?

Dear A:
I always say that staging is a bit like getting a haircut. Sure, I can cut my hair myself, or have my mom do it. But I run a risk that … (8 comments)

Full Service Realtor vs. Less than Full Service - 08:46 PM
If I am a buyer’s agent for a brokerage company that provides less than what would be considered a full array of services, what concerns might I have if I am practicing in the State of Illinois under its License Law?
That is a good question. Your main concerns will deal with the statutory agency duties that you will owe to your buyer clients. To start with it is important to know that all real estate licensees doing business in Illinois are governed by the provisions contained in the Illinois Real Estate License Act of 2000 (the Act). Specifically, the Act … (0 comments)

Clean Slate? Fresh Start? - 09:02 AM
I delightfully put my kids on the bus this morning expecting that wonderful rush of freedom that comes every year with the first day of school!  I felt it - the air felt cleaner, the sun a little brighter - I smiled and greeted every passer-by with delight!  I gathered up my folders, computer, notebooks, tablets, etc... from home and headed into the office.
TRAFFIC JAMS EVERYWHERE!
Now I sit in front of my computer with mush-brain!  It's like I've forgotten how to think - now that I have this wonderful freedom, I can't put ideas down on paper - it's like I'm … (0 comments)

Selling your home can be very stressful, but there are several things you can do to improve your chances of getting an edge over the competition and closing a deal that is beneficial to all involved. Toys Made in China for Pets, Too! - 11:33 AM
Yesterday, on my errand list, was a note to purchase a few rubber balls for Jack, our black lab.  He has other toys, but, really loves those tennis balls.  He has become a master at taking them apart, within minutes.  So, I was determined to find him a solid rubber one.  He has a Kong, which is fun for him to play with, but, still not a ball. To my amazement, we, my Daughter and I, looked closely at the tags to see where they were made, you guessed it ~ China.  That didn't give me a good feeling.  We continued … (10 comments)

Yesterday my LIFE flashed in front of my Eyes---Don't let This Happen to YOU! - 10:02 AM
This is a very difficult story to tell.  But by doing so, I am hoping it helps ONE person who might catch this blog and find it useful.  In retrospect, ALL of what I'm going through could  have been avoided.  My home is my sanctuary, it's MY oasis. Whether you are a Feng Shui consultant or not, this is what your home should be. While it's certainly had it's challenges of owning a home on Long Island on a single paycheck, I've managed for a very long time.  I had a few thousand in my savings account (just in case of an emergency) and … (22 comments)

We have the lead based paint disclosure and pamphlet, the seller's property disclosure, and now we will be required to include the Radon Awareness disclosure form. There will be exemptions from the form just like the property disclosure form we use today. Foreclosures, transfer among co-owners … (0 comments)
