Can a community's walkability affect obesity rates? - 01:10 AM
Is there a connection between land use and obesity?  Lawrence Frank, a University of British Columbia researcher, seems to think so. 
Researchers say there is a need for more exercise-friendly places to live.  It appears that these are in older neighborhoods, located in more urban areas.
The article, titled Exercisers Stuck in Unwalkable Settings, also says "some people can't afford housing in walkable neighborhoods, where homes can cost up to three times as much as similar housing in non-walkable areas."

Time Share for Sale - Key Largo - 03:30 AM
It's funny, but yesterday I went to the REFERRAL section of AR looking for someone to sell my Time Share in Key Largo.  Not 5 minutes later, I came across a post from Jan Keller, on the beauty of Key Largo and what there is to do there.  Her post would be a wonderful ad for selling my Time Share unit at Anchorage Resort and Yacht Club!  Read Jan's post to see what kind of fun you can have in Key Largo.

Some one sent me a bunch of strange pictures in an email earlier this morning.  I thought that a few of them were worth sharing.
Can you imagine receiving a flyer for any one of these properties? 
Lovely water front Ranch home.  Very natural landscaping - Beautiful Rock Garden.
 
Small but cozy home on corner lot.
Ok I can't even begin to describe this one.  haha OH - multi-unit building in high rent district. An investors dream.

Ok, so why the flames? Because I'm burning this joint up! LOL
Once I got the hang of working with ActiveRain, I decided that (no matter what, I would do a post on what my first 30 days have brought me. Well, I'm glad to report that I passed the 25,000 mark within just 30 days of becoming an ActiveRain member. (I'm still a newbie!)

Return Phone Calls!!!!!!! - 01:17 PM
This absolutely floors me to the point I wanna cry, yes I said cry!  In todays (insert any adjective you want) market you would think if you received a phone call on your listing from an agent with a buyer wanting to present an offer, you would call them back.  I have a buyer willing to put 50% down, no contingencies close in 3 weeks and the listing agent won't get back to me.  The listing agents broker won't wither.  HOLY CRAP!  What is wrong with this picture.  My broker even called the other broker, no call back.  Oh I forgot … (11 comments)

Where have all the Buyer's gone? - 06:46 PM
Here I sit on my 4th hour of an open house that is priced better than right, I had one lookie lou walk through the door and nothing is happening.  I have marketing, I have 8 signs with balloons on the streets which I must say have great traffic.  Is it a sign of the times, the consumers appear to be sitting on their hands like never before.
The good news is I was able to read many a blog, e-mail many a Realtor, call and e-mail many a client.  I just miss talking to people face to face where I can … (3 comments)

This is a book I picked up about three years ago when I was still considered a "newbie". Having been in management and sales for over 35 years-these are the points that I feel sum it all up. I find they are applicable in all fields of business and especially Real Estate.

PMI, also known as Private Mortgage Insurance, is a supplemental insurance policy you may pay for to protect your mortgage lender in the event of your default.  PMI is provided by private (non-government) companies and is usually required when your loan-to-value ratio (the amount of your mortgage loan divided by the value of your home) is greater than 80 percent.  PMI isn't a bad thing - it allows lenders to accept lower down payments on homes than they would normally be comfortable with.  But you may be paying it unnecessarily!

Time is money and more valuable - 12:04 PM
Nothing beats time.  Everyone on their deathbed knows it.  Money is certainly valuable.  It pays the rent or better yet, mortgage.  It funds our business.  What is the best way to use your money to provide you with more time?  Also, what are the best things to do with your time to create more time.  For example, taking the afternoon to walk your neighborhood and hang door hangers with your business card on them might sound good, but the next company to spending thousands to mail out postcards to the entire east side of your city.  Which is better?  Depends on … (2 comments)
