I spend most of my time as a Realtor® farming different neighborhoods for business. Taking listings in todays Real Estate market can be challenging. With over 35,000 homes for sale in Broward County Florida....there is an abundance of properties just sitting on the market for longer periods of time. It is a big difference from 3 years ago when there was less for sale and more buyers willing to purchase their dream home. Baby Boomers Have Specialized Housing Demands - 01:20 AM
The huge baby boomer generation seems to prefer new housing in restricted developments for the 55 and older crowds. According to the National Association of Home Builders, NAHB, these communities are seemingly getting faster approval from local building departments than others as they require less infrastructure for school children and bring in the same or even higher taxes. There is significant room for developers to increase the number of these seniors community subdivisions as the total current supply is only about one million homes. Are Your Buyers Being Barragged with Loan Offers? Give them some advice. - 10:58 PM
Many would be home owners have been complaining that they are being barraged with loan offers after having been recently approved from their lenders of choice. The Buyers are likely targets of what is called Trigger Lists. Trigger lists are generated when a lender runs the buyers credit through the major consumer reporting companies. The list of buyers fitting certain FIFO score profiles are being generated and sold to other companies that wish to purchase the prescreened applicant lists. Prescreening is a process where the creditor establishes a particular criteria , like a minimum credit score and procures a list from the consumer reporting company of those individuals that

Wilshire Weekly Mortgage Update - Sept. 10th - 07:47 PM
Let's Recap: The 30-Year Fixed Rate Mortgage averaged 6.46%, up from 6.45% last week. The 15-Year Fixed Rate Mortgage averaged 6.15%, up from 6.12% last week. The 1-Year ARM averaged 5.74%, down from 5.84% last week. Rates rose this week however only slightly. Mixed economic data last week showed slight increases than expected. For example, national house prices grew by .1% in the second quarter. That's the slowest growth increase since the fourth quarter in 1994! It is unbelievable to me that when our market was going decent, I could not find enough rental properties to come close to keeping up with buyer demand. A few months ago, I referred a cash buyer to an agent in NH. He was ready, willing and able. His needs were fairly basic. In this buyer's market, I've found that referrals are a great way to make extra income! I spread the word to my data base that if they know of anyone moving out of state I can research a top producing Realtor anywhere in the USA! When I get a lead, here's how Outlook helps: I right click on contacts and create a contact folder for Referral Agents and another for Referral Buyers. McCormick Parkway - Prettiest Road in Scottsdale? - 06:41 PM
McCormick Ranch Parkway is one mile long, running only between Scottdale and Hayden Road at the south west entrance into the McCormick Ranch community. Someone told me they thought it was the prettiest road in Scottsdale. It's easy to see why, with the lakes, golf course and mountain views. I hope this is the correct forum to post this, if it is not then my apologies. Nonetheless, I have several dozen properties all driect from the builder/developer for 70% LTV or less. Some of these are SFH's and some are condos. Some are Oceanfront, ALL are brand new. Jacksonville, St. Augustine, Naples are some of the cities these are in. As a professional Home Stager, I am curious to know if Realtors showing a home will tell the prospective buyers that the home has been staged. CT Mystery Bus Trip for Clients! - 12:12 PM
Has anyone done this before? I am excited to be planning a trip for my A+ Clients this fall. My Coaching Company suggests three of these client gatherings a year. So, here I go!
