Realtor Farming Techniques.....the way it works - 06:12 PM
I spend most of my time as a Realtor® farming different neighborhoods for business. Taking listings in todays Real Estate market can be challenging. With over 35,000 homes for sale in Broward County Florida....there is an abundance of properties just sitting on the market for longer periods of time. It is a big difference from 3 years ago when there was less for sale and more buyers willing to purchase their dream home. But I still believe that if you can take as many quality listings as you can then you will have enough inventory to sell and that will eventually translate into instant
Baby Boomers Have Specialized Housing Demands - 01:20 AM
The huge baby boomer generation seems to prefer new housing in restricted developments for the 55 and older crowds.
According to the National Association of Home Builders, NAHB, these communities are seemingly getting faster approval from local building departments than others as they require less infrastructure for school children and bring in the same or even higher taxes.
There is significant room for developers to increase the number of these seniors community subdivisions as the total current supply is only about one million homes. The number of Americans who are 55 and older is expected to climb to 85.6 million or 26.3% of

Many would be home owners have been complaining that they are being barraged with loan offers after having been recently approved from their lenders of choice.
The Buyers are likely targets of what is called Trigger Lists.
Trigger lists are generated when a lender runs the buyers credit through the major consumer reporting companies. The list of buyers fitting certain FIFO score profiles are being generated and sold to other companies that wish to purchase the prescreened applicant lists.
Prescreening is a process where the creditor establishes a particular criteria , like a minimum credit score and procures a list from the consumer reporting company of those individuals that

Investors: Take The Time To Involve Your Kids In Your Business.... - 07:45 AM
I was just thinking about a conversation I had with my 20 year old daughter. We recently moved her back to college, into an off campus apartment and she was telling me about the little maintenance issues she was having. I told her she should call the management and have them fix the items. Her response was, "oh Mom, I took the phillips screwdriver and ......."
At first I was amazed then thought, well why shouldn't she take care of it? She's been following us around since she was a little kid helping with rental properties. She learned how to replace the
Wholesaling Real Estate: I love this Real Estate Investing Market - 01:13 PM
It is unbelievable to me that when our market was going decent, I could not find enough rental properties to come close to keeping up with buyer demand. These buyers were buying for long term holding, and 2nd cash flow. Now their are no buyers and spectacular deals. My question is Why buy when the markets High? I ask alot of my old customers why they are not buying? There usually reply is "We are waiting till the market straightens out"
That makes alot of sense when you look at it. Wait until prices go way up, along with interest rates, then
Cash Buyer - 07:34 AM
A few months ago, I referred a cash buyer to an agent in NH. He was ready, willing and able. His needs were fairly basic. It had to be in the Lakes Region, it had to have a lower level master bedroom, and woodwork was a plus. A view would be nice, water would be nice but mountains or trees are fine too. It needs to be around 1000 sq/ft. No condos. He has spent three months searching. With no results. He did find "the one" however by the time it was put on MLS the very first day, he was
Make Money with Referrals and Outlook! - 04:50 PM
In this buyer's market, I've found that referrals are a great way to make extra income! I spread the word to my data base that if they know of anyone moving out of state I can research a top producing Realtor anywhere in the USA!
When I get a lead, here's how Outlook helps:
I right click on contacts and create a contact folder for Referral Agents and another for Referral Buyers.
I put all of the contact information I have in each of the appropriate folder and save. Then, on the Referral Agent Contact information I click contact at the bottom of the screen and cross
McCormick Parkway - Prettiest Road in Scottsdale? - 06:41 PM
McCormick Ranch Parkway is one mile long, running only between Scottdale and Hayden Road at the south west entrance into the McCormick Ranch community. Someone told me they thought it was the prettiest road in Scottsdale. It's easy to see why, with the lakes, golf course and mountain views. This 15 second clip shows just a few of the scenic views along the way.

DO YOU TELL YOUR BUYERS THAT THE HOME IS STAGED OR NOT? - 07:27 PM
As a professional Home Stager, I am curious to know if Realtors showing a home will tell the prospective buyers that the home has been staged. There seems to be two different schools of thought on the subject. Does anyone have any feedback?

CT Mystery Bus Trip for Clients! - 12:12 PM
Has anyone done this before? I am excited to be planning a trip for my A+ Clients this fall. My Coaching Company suggests three of these client gatherings a year. So, here I go! One of my clients works at a Limo Service and she is setting up the plans and trip, along with a party bus! I only need to provide the list of folks who will attend the event. The refreshments will be included with the party bus. I am not sure if we should do a day of shopping at the beach, shopping at the outlets, day at the spa, or to
