Avalanche - about to break loose- Darren Stewart - 12:06 PM
Currently in this market how many people do you know that are saying as soon as our house sells we will be buying?   They are out there and their number is huge, the inventory is also out there homes that are on the market are plentiful and 30 year fixed rates are now approaching record lows.
The ingredients are there for 2008 to be a very busy time, picture the beginnings of an avalanche on the face of a mountain, right now what we are seeing cracks forming at the top  gradually that will begin to slide and when it breaks loose … (0 comments)

Managing Your Attitude ? - 11:36 AM
Am ReTelling a story I heard once.  I did not write the parable, or concept, but this is my own version.  It is a story can be useful when managing sales people, or managing one's self
           CHICKEN OR FEATHERS?
The sales game can be a lot like chasing chickens.  Some days you catch the chicken and you get a nice payoff because you get to eat the meat that is the result of your work.  Some days you miss the chicken and get nothing.  But the hardest days can be the days you only get a mouth full of feathers.
Let me explain:  … (7 comments)

Is Google email (gmail) making you look... professional? - 02:53 PM

I just came across of an excellent post : What Kind of Email Address - as a Real Estate Professional - Do You Use? Yahoo? AOL? Hotmail? by Teri Ellis
And just hit me; Wow, she is so wright. There is quite unprofessional to present yourself with an email address that is a free service when (most probably we all have our real estate website) we should use the website email.
I am myself guilty of this. I've been using for long time now an gmail address. Why? Three reasons:
Because it was easy and quite in trend to use Google's services... Google Account is a powerful program … (14 comments)

FHA Short Sale Tips - 11:43 PM
FHA short sales are and will be the easiest short sales you will ever work.  We specifically teach agents how to effectively facilitate their short sale transactions, whether they're FHA, VA, or Conventional short sales...with 2nd liens.  We have taught over 150 seminars and, in fact, with First American Title sponsoring our seminars, we'll be teaching in your area this summer.  The reason why FHA short sales are so easy is because there is a systematized process defined by HUD that absolutely has to be followed when doing the short sale.  The lenders have no "free reign" to do anything outside of what is already defined … (7 comments)

Book of the Year! - 10:14 AM
Most of the time when I read a book, I find it thought-provoking or entertaining, but usually just go on to the next book.
Occasionally though, I read a book and tell everyone about it and recommend that they read it.
And rarely, I find a book and just darn near tackle people, telling them they just HAVE to read it. I recently read such a book, called The Traveler's Gift, by Andy Andrews.
In our company, we loved the book so much, we bought a copy of it for each Associate. It contains the "Seven Decisions to Personal Success."

Cary NC Real Estate: Internet presence. Design for current and future users or dial-up? - 06:18 AM
Scrolling through the Real Estate Agent Web Design Tips group postings this morning, I came across this post by Agent Web Design about designing for screen resolutions to cater to as many users as possible
We are being dragged kicking and screaming into a broadband/widescreen world.
I understand the inclination and relative desirability of designing for the median or lower common denominator of technology, but now $599 computers coming with widescreen monitors and wireless internet access is widely available to near broadband service speeds.
And Cary and Raleigh, as well as the surrounding Wake County, NC, areas are fairly well wired, with DSL and Cable access most common.
I'm leaning towards … (0 comments)

Cary NC Real Estate, "Please don't eat the REALTOR!" - 06:56 AM
Too much variation in Realtor quality?
Too many business approaches that confuse the consumer?
A new day is dawning.  Ripped from the headlines in today's New York Times:
"FDA says Cloned Food is Safe!"
Jon Foster's quote is the clincher, "When you buy a box of Cheerios in New York and one in Champaign, Illinois, you know they are going to be the same. By shortening the genetic pool using clones, you can do a similar thing."
I don't know why some cement industry guy's opinion is relevant but I can see the FTC just jumping on that bandwagon, cloning Realtors.
To wit:  "When you engage a real estate … (14 comments)

Cary NC Real Estate, Wake County Public School System Reassignment... - 09:12 AM
With the dynamic growth of Wake County, NC, providing seats in schools is a difficult task for the Wake County Public School System.  WCPSS is subject to criticism because of the nature of the beast.
Too many kids are added faster than facilities can be provided.
This is compounded by a policy of attempting to achieve an economic balance in schools, that schools across the county have similar levels of Free and Reduced (F & R) Lunch recipients.
Magnet schools are historically desirable for the opportunities they offer, and this persuades some higher income families to apply for the lottery to get into the magnets.  Magnet schools … (2 comments)

2007 Annual Rocky Mount Area Real Estate Market Report - 04:38 PM
In 2007 many things became apparent to me as I continue to work as a Realtor in the local Rocky Mount, North Carolina, area. Many consumers are listening to the National news media about the real estate market and assuming that it is an accurate reflection of what is happening here locally. Nothing could be further from the truth. All real estate is local.
This report focuses on what is happening locally and will hopefully serve to clarify events and reasons for local facts and trends.

"This is the results I want" - 04:26 PM
Today in my Inman News was this video,(attached below) of Brian Brady and Dustin Luther speaking at the Inman Connect Conference in N.Y.
It was on blogging, what else...
We hear a lot here on Activerain about how to blog, what to blog, finding your voice, blah, blah, blah...
But, this video is NOT on that, the video is primarily on the long tail of blogging. It starts out with a question and continues throughout the video on how to build YOUR community by blogging, BEFORE the "big boys" figure it out and jump in. Who are the 'big boys"?
The debate is really … (39 comments)

Who's Watching the Watchers? - 12:20 PM
Last week, I suggested that real estate agents check up on title companies after closing to make sure that mortgages were paid off.  Why?  Title company executives have been known to "help themselves" to money held in escrow, particularly when business is bad. See: Is Your Title Company Misbehaving? Most people don't realize that the title industry is basically unregulated in most states.   Unregulated as well, are the massive escrow accounts administered by the title companies.  A preliminary federal study released in 2006 revealed a laundry list of startling truths about a misunderstood industry and its primary product, title insurance.  Most … (12 comments)

Been away from blogging for a few days......... - 01:36 AM
Hello again everyone!  Sorry I have been swamped and been away for a few days.  I have missed it.  Is anyone else out there addicted to blogging?  Just kidding, it feels good to be back.  We had a small emergency in our family, thank heavens, nothing serious!  Everyone seems to be doing well now and things are looking up.
I dislike it when I have myself extended in so many directions that the slightest thing throws a wrench into the entire works.  So far, other than what has been going on the past week or so, it has been a great … (0 comments)
