HAP, HAP, Hooray! - 04:52 PM
For any of you who don't know, Brunswick Naval Air Station, or BNAS, is scheduled to close beginning in 2009.  I could get into a very long discussion of my feelings regarding the closure, but that won't help anything. So rather than grumbling, I've started looking for ways to help those who are going to be affected by the closure. Keep in mind that these are military people who aren't easily upset. As military families they have been through the fire! As the wife of a former Army guy, I've been through that same fire! We're moving in 2 weeks?  Okay...  Our children will be … (9 comments)

Using Peak Performance - 03:26 AM
Hi All,
Debbie, thank you so much for starting this group - I think it will be a big help to all of UC.
Since I cannot go to the convention, I signed up for PP and have been using it for about a week - Dave Dickey has been wonderful answering all my questions and even listening to a couple of suggestions that I made.
For starters, the training videos are excellent, very clear and easy to follow.  I imported some of my contacts from Outlook and following the video, was the easiest import I have ever done.
I get the confidentials downloaded right into … (4 comments)

Weight Load - 03:28 AM
Nate,
Hopefully you can answer this for me.  In assigning confidentials to an agent you have to put in weight load; you can only be in a number from 1 to 5, what does this mean?  Didn't see any explaination for it.
Thanks
Irene

Taking a Ride To Gold Canyon, Arizona - Superstition Foothills and Superstition Mountain views - 09:33 PM
Taking a drive east of the Valley of the Sun along Highway 60, I continue beyond Mesa, beyond the city of Apache Junction, and turn left/north onto the road entitled "Superstition Mountain Drive". I am now looking directly at Superstition Mountain and entering the community of  Superstition Foothills.
I continue my drive enjoying the beautiful mountain, foothills, the blue skies, beautiful homes nestled in the foothills, the neat and scenic views and come to Don Donnelly Road.  I turn right and on my immediate left is the clubhouse for this community complete with a pool, picnic tables, club house, and lots of green grass.

E-mail Drip Program suggestions - 07:45 AM
Do you use them? If so, how do you use them and are you happy with the results?
I previously used MarketLeader in HouseValues to 'drip' on internet leads that inquired, but were 6-18 months from doing anything. In many cases, those folks contacted me again when they were ready because I kept my name and face in front of them.
I dropped HV 2 years ago (too expensive) and started using Point2. Although theirs is good, it's inadequate because it doesn't notify you when someone completes the campaign.
In another thread, Jennifer suggested a short monthly e-mail to her SOI, and acknowledged that … (2 comments)

You never know where you'll find the WOW in customer service - 12:04 AM
Today I flew from Oakland to Honolulu on Aloha Airlines. Most of the process was pretty typical, though I appreciated that the flight attendants were always smiling, cheerful and helpful. Also nice was that the CEO had a short video to say Welcome and Thank You for flying with us, and at the end of each pilot announcement, he also thanked us. Typical beverage service and snack, then the movie.
At the end of the movie, Tami asked me, "What's that I'm smelling? It smells like fresh cookies." And sure enough, they served Cookies and Milk.
When was the last time … (16 comments)

The government stepping in is a REALITY - 04:58 PM
Yesterday I got a voicemail from my daughter-in-law requesting that I give her a call.  I heard tears in her voice which really had me worried.  Of course, I called her back immediately.  She answered the phone and said "Mom, I just got the best news that I have gotten in my entire life.  When I got home I had a letter from Countrywide Home Loans and I was so afraid to open it. However, I decided not to be a coward so I opened it, read it and immediately burst into tears.  Our mortgage rate was to readjust in February, and had already readjusted … (0 comments)

My Offices - 10:33 AM
One of the things I really like about my job is some of the working conditions.  I say some because showing vacant unheated houses in subzero weather is not a good working condition.  Showing those sames houses in 90 degree heat is not a lot of fun either.
When it comes to offices I have it made.  My home office is large, well equipped and well lit.  It even has a private entrance and an attached bath.  What more could I want?  I guess it would be nice if I did not have to share my chair with kitty or have to … (19 comments)

Word of Warning to Big Banks Shutting Down Wholesale Divisions - 04:58 PM
KEN COOK IS ON THE WARPATH on behalf of all real estate professionals, all home buyers, all mortgage borrowers, real estate investors and more. The target is big banking who are trying along with help from low people in high places to regain control of the industry they so controlled and harvested for many years without any interference from one of the greatest consumer advocacy groups in the mortgage industry in modern history: ethical mortgage brokers.
Big Banks - I have news for you:
1. Brokers are better at generating leads for you than you are for yourself.2. It costs far less … (22 comments)

Is the Blog Mightier than the Sword? Say No to DRUGS store chains - 09:19 AM
Back in July I wrote a post  Say No to DRUGS store chains, after discovering that 4 of my long-time neighborhood mom and pop retailers were being forced out of business to make way for a mega-Walgreens store.
I expressed my opinion that another Walgreens was not wanted on the Upper West side of Manhattan since we already have drugstore chains on every block. I received numerous comments from members throughout the country that were saddened by the big box malls replacing the ethnicity and small store flavor that was once the face of Manhattan.
Since July this is how my once vibrant … (10 comments)

FHA RAISES THEIR LIMIT TO $725,000 - 02:23 PM
As part of the congressional rebate program to stimulate the economy, FHA will now insure mortgage loans up to $725,000. However, I'm betting that amount will only be good in limited markets such as New York City, Chicago Metro area, San Francisco, San Diego and possibly Miami.
Our Naperville area had/has conventional limits of $417,000. Anything higher than that is considered a jumbo loan with higher rates. Those rates have been as high as 1% over the conventional rate in the past six months.
What will this accomplish? It will probably help those buyers who are looking to buy property under $650,000. It … (2 comments)

Top 30 Kansas City Real Estate Websites measured by Backlinks - 09:02 PM
On a daily basis I get asked the question of who is the top online real estate agent in Kansas City. There are 10,000 real estate agents in Kansas City and most say they are the top online real estate agent in Kansas City. Last night I had a client who worked at Google who was amazed at my online marketing. During our discussion about my online marketing he gave his view that there was no other Kansas City Real Estate Agent who had a online marketing program that would create the exposure that my marketing would provide him.
That maybe true … (4 comments)

Skip the Bookstore -- Skip on Over to Charles E. Beatley, Jr. Alexandria Library - 05:03 PM
Despite our fast-paced internet and television culture, Americans and Northern Virginians still enjoy cracking open a good book from time to time.  The book industry is a mega-billion dollar industry with giants like Barnes & Noble, Borders Books, and online behemoth Amazon.com leading the pack.  Small independent bookstores have increasingly been forced out of the market as the big bookstores add gourmet coffee shops and plush reading couches to their shops to entice the book-reading public.

However, if you wish to save some money and get a real sense of community, it's time to skip the bookstore and skip on … (26 comments)
