Customer Service the way it should be... - 08:23 AM
I just came away from two customer service experiences that were so positive I just had to blog about them.  It just served as a reminder that, done right, great customer service makes me feel so warm and fuzzy and with such positive feelings toward the provider that I will gladly become a raving fan, screaming advocate or whatever the buzzword du jour is for someone spreading good word-of-mouth.
The first experience was with Medco which is the Federal Government's current mail-order pharmacy.  My wife is a Fed (thank God) which means I get to take advantage of her health insurance. I … (3 comments)

Great Advice from Your Local Home Improvement Store - 06:09 PM
Every so often I get a great one page flyer from Lowe's - the home improvement store.  It's all about getting you home ready or getting you home nice or just puttering around.
It's a quick read and mostly right on the money.
This one is about getting organized and de-cluttering, which is always a good thing, especially if you're thinking of selling your home.

Clear The Clutter and Get A Fresh Start in 2008! Your Garage - 11:11 PM
As I continue my series on Clearing the clutter from your home, we can't forget about the garage. For many of us our garages become a pace for storage as well as a home for our cars. When organized well our garage can accommodate Many seasons of decorations and childhood items and collectibles that we can't seem to part with. The problem begins when we are no longer able to park our cars in the garage and the "storage items" take over.
If your garage is attached to your home, the overcrowding of your garage could even be a fire hazard, not … (4 comments)

Ongoing Theme….Working with a Specialist is KEY! - 07:39 PM
You know from reading from our past articles and blog entries….that we continually talk about the importance of not only working with a Trusted Advisor but someone who specializes in a specific area and Not a jack of all trades. Why is this so important…..???
This is what happened yesterday. I was meeting with a colleague who wanted to find out how to help her client understand their loan and determine if the loan is right for them. Her client is confused and worried about their loan and quite frankly the loan was  inappropriate for their financial situation in the first … (0 comments)

An amazing event was held last night (Jan. 29, 2008) at Bridgeview at Hayden Ferry Lakeside!  It was a "first look" for the new Bridgeview building, which is truly destined to become one of the premier locations in downtown Tempe.  As you can see from the pictures, the property includes some amazing amenities including a theater room, state of the art gym, sauna and steam room, billards room, and a lounge with gourmet kitchen.  Add all this to an amazing location on the Tempe Town Lake and this is a seriously stunning building...

What's the Surprise Inside? - 04:33 PM

It never ceases to amaze me what people will use to substitute for the correct component. I found this Cracker Jack lunch box used for a chimney cleanout door. Pretty inventive, fits right in the opening. Kind of lends a little retro look to the chimney, don't cha think?
I have very fond memories of Cracker Jacks. It was one of my favorite treats. I could always count on getting a box from my grandmother every time we visited her. But as any aficionado of Cracker Jacks knows, the best part is the prize inside!
This "box" of Cracker Jacks … (12 comments)

Who owns the photos in my listings? - 02:12 AM
Today during our staff meeting I had an interesting conversation and tonight I just cannot get it out of my head.   This newer agent thinks that if a photo was used on the MLS it is then the property of the MLS.
Since he is a full dues paying member of the MLS then he can now use those photos (like when he takes on someone's expired listings).
Granted it is winter.  The mercury hasn't gone much above single digits all week.  It isn't exactly a fun time to take photos, especially of a property only accessible by boat.
This just doesn't sit well with … (26 comments)

Twin Cities Real Estate-homes, buyers, sellers - 07:47 AM
This is quite an opportunity for purchasing a home...we likely won't see times like these for a long time if ever. Homes in Shoreview, Minnesota and surrounding communities (including Arden Hills, Vadnais Heights, Lino Lakes, Centerville, Hugo and North Oaks) are maintaining a pretty even inventory.
When selling your home, the 3 important factors are:
1)Preparing the home
2)Pricing the home at an attractive market price
3)Aggressive marketing

Checking Out the Tools Right Under My Nose - 10:01 PM
Today I did something that has been on my to do list for months it seems - I finally checked out the RE/MAX Design Center through RE/MAX Mainstreet.  In fact, I dialed in to the Webinar that was offered this morning.
After a few technical difficulties of the broadcast, I found the webinar useful.  The beginning was a bit basic - consisting of filling out your profile, etc - but I felt the trainer was very good and if there were folks on there just getting started with automation tools, she probably was able to really guide them.
I have to say … (7 comments)

Connecticut brokers swamped from rate drop - 08:43 AM
Last week's rate volatility proved to be a major opportunity for many of Connecticut's brokers. While the window of opportunity was short lived brokers using real time marketing strategies took advantage of the sharp drop in rates to fuel demand for refinancing. For a few hours it looked a lot like 2004. What a great feeling for those brokers in the right place at the right time.
One broker in particular complained of being buried with inquiries after sending out a series of bulk e-mails announcing the unprecedented move by the fed. Reluctant homeowners quickly became bargain hunters in search of refinance … (0 comments)

In a Buyers Market---Why aren't you buying? - 04:02 AM
Donald Trump was on Larry King back a few months ago and said it best. "I begged my friends in the last few years to quit buying real estate in a sellers market, no one would listen. Now when they should be buying---there not. This is the time I buy my properties and make the most money. C'mon guys 'Buy low and sell high' that is the name of the game." I sat there listening to Mr. Trump telling everyone this and shaking my head in agreement saying "Thankyou Mr. Trump thats what I've been saying". Interest rates are low, inventory is … (1 comments)

H.R. 3648 Mortgage Foregivness Debt Relief Act 2007 - 12:13 PM
December 21st, 2007 - H.R. 3648 Mortgage Foregivness Debt Relief Act 2007
Today, President Bush signed the Mortgage Forgiveness Debt Relief Act of 2007, which will help Americans avoid foreclosure by protecting families from higher taxes when they refinance their home mortgages. This Act will create a three-year window for homeowners to refinance their mortgage and pay no taxes on any debt forgiveness that they receive. Under current law, if the value of your house declines, and your bank or lender forgives a portion of your mortgage, the tax code treats the amount forgiven as income that can be taxed. This Act … (0 comments)

How Big a Mortgage Can I Afford? - 12:17 PM
Not only does owning a home give you a haven for yourself and your family, it makes great financial sense, too. This calculation assumes a 28 percent income tax bracket. If your bracket is higher, your savings will be too. Rent: _________________________Multiplier: X 1.32Mortgage payment:__________________Because of tax deductions, you can make a mortgage payment-including taxes and insurance-that is approximately one-third larger than your current rent payment and end up with the same amount of income. For more help, use the Fannie Mae's online mortgage calculators. … (0 comments)
