The the Silver State's becoming a player in the political arena... - 07:02 PM
Lately Nevada becomes a powerful state with increasing authority in the political arena. When Las Vegas - the national symbol of growth and opportunity - suffers the highest foreclosure rate in the country the " politicians start  to pay attention"... The Silver State's becoming a player in the political arena...
"The President's visit is one more indication Nevada is a state that'll be listened to in the years ahead," said Rogich.
(campaign strategist for the first Bush administration)

Personal Note: Why am I always nervous when I write about a political topic?... even if in fact I only … (7 comments)

Web hosting. - 11:51 PM
I have just started to make some websites.  After doing some looking around I have found this site to gave me the most bang for my buck.    I thought you might be interested.   I am in the middle of building a couple sites with a very easy to use program too.  Trellian.  I was amazed how easy it is.     … (0 comments)

Call it what you want... Just don't call it staging! - 07:20 PM
My Sunday paper had an interesting article in the Real Estate section this past weekend.   An art sale dubbed the "Lost Art Sale."  About 60 artists are displaying their work in two newly constructed homes for sale.  Artists get to keep 60% of any sales they make, the coordinator putting it together gets 40%.  If it's a consignment piece, the owner gets 50%, the coordinator 50%.  What a great opportunity for artists and others to try to sell their art.
My only problem with it is what the real estate agent holding the open house had to say... She's quoted in  the paper saying "It's … (11 comments)

Recommended Reading, The Travelers Gift, Decision #7, “I WILL PERSIST WITHOUT EXCEPTION!” - 08:51 PM

The Seventh Decision For Success
Article by Andy Andrews, from the book "The Traveler's Gift"
"I WILL PERSIST WITHOUT EXCEPTION!"

Knowing that I have already made changes in my life that will last forever, today I insert the final piece of the puzzle I possess the greatest power ever bestowed upon mankind, the power of choice Today, I choose to persist without exception No longer will I live in a dimension of distraction, my focus blown hither and yawn like a leaf on a blustery day I know the outcome I desire; I hold fast to my dreams, I stay the course, I do … (4 comments)

CORIAN talking to HOME STAGERS? - 08:08 PM
I have an addiction I would like to confess knowing I am in good company. I am addicted to tearing pages out of magazines no matter where I am...the doctors office, the dentist, any waiting room will do. I just have to have "it" and feel so lucky I stumbled upon the best plaster wall color, or the clever trick of the trade I rely on so much, or the to die for recipe that I will use for my next dinner party.
You all know what I am talking about...and these piles and piles of tear sheets are a source of … (27 comments)

Mike's Pep Talk: "Funiculi, Funicula" vs. "Where are we going, and why am I in this handbasket?" - 08:30 AM
"Some think the world was made for fun and frolic, and so do I..."
You can sing 'Funiculi, Funicula' for FREE!
Some Words, and some fine Music.
The English and the Italian are not the same, but, heck, ride the melody!
I always find "Funiculi, Funicula," uplifting and energizing.  It's a GREAT melody that appeals to young and old around the world.
And there are many versions and renditions available on YouTube:
Mario Lanza:
More Pavarotti, and a few young friends:
The 4 Squeezin's threw in the Flintstones theme and made me laugh out loud:
Some Argentines whom I have never met; with whom I feel immediate kinship:

Cary NC Real Estate, Carolina Blue Sky Photography - 09:32 PM
I just love a perfect blue sky day in Cary.  With a few pine trees, and a pretty house, a fellow can run down a camera battery in no time.
It is even more fun with my new camera.  I bought a Kodak P880, for the 8 megapixels, the zoom lens, but particularly the 24mm wide-angle ability of lens.  The wide-angle is great for interiors, but also for shooting large homes from the curb.  I can stay close and get the entire home in the frame.
My 1 gigabyte SD card will hold up to 320 photos.  Enough that I need to pick up … (8 comments)

Austin Makes Best Of &mdash Again - 09:10 PM
If you read my blog regularly, you will remember a recent entry about Austin making several impressive lists. Well, we just made several more.
Austin was recently listed as the "Top City to Live and Make Movies In" by Moviemaker Magazine, a list Austin made for its seventh straight year. This will be even more true once the Villa Muse development gets underway.
Austin also made the list for "Best Cities For Jobs" and "Best Places to Buy a House."
So there you have it. All of you out-of-towners can start looking for a house in Austin, retire with all that … (0 comments)

Personal Property in the MLS - how does your Board/MLS handle these items? - 10:44 PM

One of the HOT topics floating around our board: PERSONAL        PROPERTY listed in the MLS.
In our area, propane tanks are especially troublesome:
Are they owned by the Seller?
Are they leased by the Seller? With ownership belonging to the propane company?
A recent incident in our area: Seller left the refrigerator with the home, along with the other appliances. The Buyer soon had a knock on the door: a local "rent to own" company came calling to repossess the refrigerator! This could in theory happen with other items as well.
Do you list personal property in the MLS as being included in the sale?
Do you have an … (17 comments)

PartIII...The Sad Ending - 07:38 AM
This is the conclusion of a post I started on A Nightmare to Remember. If you haven’t read Part I or Part II, you might want read those first.

Part II ended with me finding out the sellers had re-listed the house to my utter surprise with their Attorney, who was also a Realtor.
My comment to my former client, when I called her up and heard the news was:
“Why, I don’t understand?”
“Missy, you didn’t sell our house and we wanted to let someone else try”.
Ms. Seller, “I brought you 4 offers on your house, … (69 comments)

How to Write Sizzling Advertising Words to Sell Your Home - 06:23 PM
There is an art to writing attention grabbing headlines and stimulating ad copy, but I suspect some agents are so busy taking listings these days that few stop to give more than a few moment's thought to their advertising copy. In older neighborhoods, for example, often the type of home is misidentified. Sometimes I see high-water bungalows identified as Victorians or a Four-Square called a bungalow. That shows the agent is clueless. On top of that, I see lots of ad copy that is vanilla and boring.
That's not to say a seller or the agent should overstate or make the … (8 comments)

Housing wrestles with affordability issue - 09:46 PM
In multiple areas nationwide the residential real estate market remains soft and offers home buyers splendid opportunities. Prices are coming down and many sellers are at last realizing that the marketplace determines the listing price and not them. They are now more willing to negotiate rather than just turn down unappealing offers. And mortgage interest rates in recent weeks have reached new lows, hovering right around 5.5%. These developments should be boosting transaction activity, but are they making as big a difference as expected?
The word affordability plays a large role in that. The Center for Housing Policy conducted a study on the … (10 comments)

Lusting Within Our Hearths...*A Peculiar American Love Affair! - 01:52 AM

We talk about them, ogle them, reminisce about memories we have of them and worry about their welfare. In many ways, the American love affair with our homes is typical of the patterns in a troubled romantic obsession.  Our rapt attention as we watch the object of our affection on numerous TV shows is indicative of how deeply we are in love with the "idyllic vision" of our homes.
Recently Newsweek Magazine profiled a new book by Daniel McGuinn called "House Lust:  America's Obsession With Our Homes."  According to McGinn " The existence of the real-estate gossip columnist is just one more bizarre indicator of our fascination with homes, which … (57 comments)

Repo Parades & Other Signs of the Times... - 10:27 PM

As the Spring market prepares to heat up, the real estate community will begin a familiar ritual of preparing the latest new offerings for sale to make their debut to the market. The Parade of Homes is one of the most well attended Open House Events for new homes in the Grand Rapids, Michigan area.  It's a coming out, not unlike a debutante's ball. Prospective buyers, lookers and the simply curious buy tickets and tour maps to see the insides of Grand Rapids latest new home offerings.
Builders work diligently to make sure that deadlines are met.  Stagers dress the interior with stylish sophistication … (17 comments)
