This post is not about which or whom is better...part-time vs. full-time. That topic has been beaten to death with not substantive conclusion. No, this post is about me and will hopefully help others like me in whatever capacity your operate. Let me start by saying I'M TIRED. I tried yesterday to think about how many transactions, rental that is, constitute full-time activity. There was really no way to figure it out or maybe I was just too darn tired. TODAY I got three calls because of my participation in A/R, count them THREE! How great is that? Two calls were for appointments for doing proposals on properties and one was a major brokerage looking for a Staging Company to partner with...So exactly why did it take me so long to get going on A/R? 1. I thought it would take a lot of time - it takes as much time as I want to give it. 2. I didn't think I would have anything to say - Oh my goodness I can't stop talking 3. I'm curious what other Realtors think about a virtual office scenario. So many of us work from home or meet clients on the road. Does the average consumer ever make it to your office anymore? In our market, the Internet is king. The client is more concerned about what you'll do for marketing their home, negotiating them a great price and overall risk assessment and education during the sale. Most consumers here in Raleigh/Durham, NC do not need the fancy office building to prove your professionalism. In my seven years of real estate, this has changed dramatically! The other day, several of us were having a training session with our broker and she was talking about what items we should keep in our trunk. The subject of toilet paper came up and she said "no, you don't want toilet paper, you want tissues." I just ran some numbers that are very interesting... I live and work in Solano County, CA, which is located about halfway between San Francisco and Sacramento. Fairfield is a working class community, with a population of around 100,000 it is the second largest city in Solano County. I ran the MLS statistics and found that Fairfield has: 267 bank owned (REO) homes currently on the market229 short sale listings currently on the market846 total homes on the marketWhat this means...over HALF of the homes for sale at this time are on the market because someone is losing their home! According to RISMedia, another batch of dismal housing data hit the economy Tuesday, including worsening foreclosure rates, piling more pressure on the government to take action that could help pull real estate out of its tailspin. RISMedia recently reported that the two key factors driving more than half (55%) of renters to move in 2008 are relocating for a job and reducing the cost of rent, according to a national survey from Apartments.com to current renters. So I have a theory. It's quite simple really and I have been proved right over and over and over again. Actually I have been proved right to the point where it's a little scary. The theory is this. If when you (that's you daddies out there) were a teenager and even into your early 20s, were a bit of a bad boy with the ladies, well then fate has a big surprise in store for you. You know I am pleased that my citizenship of this great nationwill be through soon, because it is becoming increasingly difficult to admit I come from Great Britain. The current Socialist Government, lead by Gordon Brown, is so hung up on being politically correct that they have now decided to re-name Islamic Terrorism. I was driving around today on an extremely busy day and I had the radio on. I did something I rarely do - tuned into Rush Limbaugh. Fire officials in Parrish are encouraging all residents in the area to check your house numbers to make sure they are clearly visible from the road during the day as well as at night. Emergency responders say that many homes are missing numbers all together, partial addresses only exist, the address is blocked by tress or brush, the numbers have faded or the addresses on curbs are blocked by cars. In an emergency situation, every second counts. You surely don't want them driving past your home because they can't find it, do you? You never know when you're going to need them. A few weeks ago I was doing some support maintenance on a few blogsites and I happened to notice how clean this blogsite (phoenixmarkettrends.com) is in terms of quality. This includes content, links, and the general theme of the information - it was quite inviting and informative. But quality can also be measured in terms of technical requirements such as broken links, missing images, and missing keywords or alt image attributes. I also took a closer at this client's Blogsite Quality Assurance Report and I was surprised to find they had just a handful of technical defects in spite of the fact that they had more than 200 posts (15 comments)

Whenever you submit an offer on behalf of a customer or buyer client, have you thought of writing a cover letter to go along with your offer to give the sellers some idea of what your buyer is about, why they want to buy the seller's house, and any other information that might cause the sellers to see the buyers as real people instead of just a couple of names on a piece of paper? This also works if you're representing a seller and present a counter offer back to a buyer. I've been doing that in some situations for many years now (11 comments)
