Cogs in the progaganda machine... - 12:13 AM
Time to get serious... In yet another timely post by Poinciana's finest, Broker Bryant clues us in to what some of his readers are saying regarding NAR's "It's a great time to buy" campaign. If you haven't read his blog click on over and have a gander. TLW has issued a challenge of sorts to counter NAR"s sunshine-pushing position with a dose of reality. Well, here it is. While I realize the importance of a positive attitude I believe it's critical to not let hype override reality. Take NAR's campaign, for example. It may very well be a good time for … (47 comments)

Linking Strategies- Who Else Likes Being On The First Page Of Google? - 01:10 PM
Linking strategies is one area where I see that many people do not fully utilize. I know I didn't. I get so excited about getting my thoughts down on a post and then I forget to add internal links. This post is about internal linking strategies.
SEO is very complex and much of it is very time consuming to control by yourself but there is one area besides using your keywords correctly where you easily work on yourself and that is internal linking strategies.
To begin with please read the following posts to get to this point:

Part-Timers and Others Burning the Candle at Both Ends - 02:18 AM
This post is not about which or whom is better...part-time vs. full-time. That topic has been beaten to death with not substantive conclusion. No, this post is about me and will hopefully help others like me in whatever capacity your operate.
Let me start by saying I'M TIRED. I tried yesterday to think about how many transactions, rental that is, constitute full-time activity. There was really no way to figure it out or maybe I was just too darn tired. I work a full-time day job (worked 12+ hours today), I currently have 12 clients looking for houses to rent, I am planning … (63 comments)

I can not believe it took me this long...what was I waiting for? - 08:24 PM
TODAY I got three calls because of my participation in A/R, count them THREE! How great is that?  Two calls were for appointments for doing proposals on properties and one was a major brokerage looking for a Staging Company to partner with...So exactly why did it take me so long to get going on A/R?
 1.  I thought it would take a lot of time - it takes as much time as I want to give it.
2. I didn't think I would have anything to say - Oh my goodness I can't stop talking
3. Just another technology that I have to learn … (40 comments)

What's all that stuff at the bottom of the post? - An Active Rain Tutorial - 02:34 PM
Since I noticed today that there are two new categories for flagging a post on AR (well, one is new and one was revived), I thought it would be worth informing everyone about this topic again.  Also, I have recently told people in comments that I flagged them for a featured post, and they are surprised, as they didn't know that this was possible.
At the bottom of each and every post on Active Rain, just under the signature line and the indicator for the number of comments, you will see this:

If you click on the envelope, it will take … (118 comments)

Virtual Real Estate office? Do you have a thought... - 02:44 PM
I'm curious what other Realtors think about a virtual office scenario.  So many of us work from home or meet clients on the road.  Does the average consumer ever make it to your office anymore?
In our market, the Internet is king.  The client is more concerned about what you'll do for marketing their home, negotiating them a great price and overall risk assessment and education during the sale.  Most consumers here in Raleigh/Durham, NC do not need the fancy office building to prove your professionalism.  In my seven years of real estate, this has changed dramatically!  I've worked for large firms, a … (58 comments)

The capital of the State of Washington is the City of Olympia. The State's nickname is the Evergreen State and their flag is the State's seal, which is centered on a dark green field. Yes, You Do Want to Have T.P. in Your Trunk - 05:54 PM

The other day, several of us were having a training session with our broker and she was talking about what items we should keep in our trunk.  The subject of toilet paper came up and she said "no, you don't want toilet paper, you want tissues."  Now, I can see handing out tissues would look nice and polite but sometimes it doesn't quite work.
I held an open house over the weekend and the powder room did not have any toilet paper.  I looked all over the house and could not find any.  So, I went out to my trunk and and … (11 comments)

Sad stats...or opportunity calling? - 12:20 PM
I just ran some numbers that are very interesting...
I live and work in Solano County, CA, which is located about halfway between San Francisco and Sacramento.  Fairfield is a working class community, with a population of around 100,000 it is the second largest city in Solano County.  I ran the MLS statistics and found that Fairfield has:
267 bank owned (REO) homes currently on the market229 short sale listings currently on the market846 total homes on the marketWhat this means...over HALF of the homes for sale at this time are on the market because someone is losing their home!  I think everyone would agree that … (2 comments)

Recent Housing Data Shows the Real Estate Numbers Ride - 05:10 PM

According to RISMedia, another batch of dismal housing data hit the economy Tuesday, including worsening foreclosure rates, piling more pressure on the government to take action that could help pull real estate out of its tailspin.
"We're still in the middle of all this," said Bob Walters, chief economist for Quicken Home Loans in Livonia, Mich., "I would expect the data to get worse before it gets better."
The numbers, in three reports released Tuesday, showed that:
- More than 1% of all U.S. households were in some stage of foreclosure last year, a significant increase, according to RealtyTrac, a housing data firm;- Home … (0 comments)

Renter Relocation: In Search of a Better Cost of Living - 05:20 PM

RISMedia recently reported that the two key factors driving more than half (55%) of renters to move in 2008 are relocating for a job and reducing the cost of rent, according to a national survey from Apartments.com to current renters. Almost half of renters (48%) surveyed said they are moving to another city or state.
These 2008 moving trends also collaborate with recent workplace findings that fourteen percent of employers are willing to pay to relocate new employees, from another area to their company location, this year compared with last year, according to a joint survey by CareerBuilder.com and Apartments.com.
For renters planning … (0 comments)

Are you a daddy with a daughter or two? This is for you! - 06:53 AM
So I have a theory. It's quite simple really and I have been proved right over and over and over again. Actually I have been proved right to the point where it's a little scary.
The theory is this.
If when you (that's you daddies out there) were a teenager and even into your early 20s, were a bit of a bad boy with the ladies, well then fate has a big surprise in store for you. You going to have daughters. The worse you were, the more daughters you are going to have. And that's SOOOOO cute when they … (23 comments)

The British Government goes stark staring PC mad!!! - 07:36 PM
You know I am pleased that my citizenship of this great nationwill be through soon, because it is becoming increasingly difficult to admit I come from Great Britain.
The current Socialist Government, lead by Gordon Brown, is so hung up on being politically correct that they have now decided to re-name Islamic Terrorism.
That would be bad enough, but the new name takes some swallowing my friends. Islamic terrorism is no longer allowed to be called that. Oh no siree bob!
In future, the evil fanatics will now be referred to as pursuing "anti-Islamic activity".
I REALLY want to say a bad word here. … (7 comments)

So who is God's quarterback? - 11:20 PM
I was driving around today on an extremely busy day and I had the radio on. I did something I rarely do - tuned into Rush Limbaugh. Now it's not that I don't like Rush, its  just that after about three days in a row, I need a break from him.
Anyway, I tuned in today and low and behold he is talking about the Superbowl. For those of you who don't know, he is extremely knowledgable about football.
So he has this guest on - sorry I don't know who, but it is a former NFL player who thinks that not only … (17 comments)

IS IT A CONDO OR A TOWNHOME??...hmmm - 08:37 AM
I have been in Real Estate for some time now and there are so many Buyers and Sellers, Real Estate Sales agents and even Brokers who do not know how to discern the difference between a Condominium and a townhouse. Actually it can be understood from different perspectives. Most of us think of a condominium as a single floor unit in a high rise building and a townhouse as 2, 3 or even 4 level attached house. It is true, generally speaking, that they are exactly that. More often than not you hear condo and townhouse being used interchangeably. All this is … (0 comments)

The "Public Remarks" And Photos In The MLS. What Were They Thinking? - 01:40 PM
So I was searching through the MLS this morning looking for comps for a listing presentation I am going on tomorrow and came across a listing with the following PUBLIC remarks:

Is Your House Number Clearly Visible During The Day And Night From The Road? - 03:32 PM
Fire officials in Parrish are encouraging all residents in the area to check your house numbers to make sure they are clearly visible from the road during the day as well as at night.
Emergency responders say that many homes are missing numbers all together, partial addresses only exist, the address is blocked by tress or brush, the numbers have faded or the addresses on curbs are blocked by cars.
In an emergency situation, every second counts.  You surely don't want them driving past your home because they can't find it, do you?  You never know when you're going to need them.  Please take … (4 comments)

Cutting Corners on Technical Content Quality - Does it Affect Search Referrals? - 09:03 PM
A few weeks ago I was doing some support maintenance on a few blogsites and I happened to notice how clean this blogsite (phoenixmarkettrends.com) is in terms of quality. This includes content, links, and the general theme of the information - it was quite inviting and informative. But quality can also be measured in terms of technical requirements such as broken links, missing images, and missing keywords or alt image attributes. I also took a closer at this client's Blogsite Quality Assurance Report and I was surprised to find they had just a handful of technical defects in spite of the fact that they had more than 200 posts … (15 comments)

"Magic letter" makes some Knoxville sales fly. - 02:36 PM
Whenever you submit an offer on behalf of a customer or buyer client, have you thought of writing a cover letter to go along with your offer to give the sellers some idea of what your buyer is about, why they want to buy the seller's house, and any other information that might cause the sellers to see the buyers as real people instead of just a couple of names on a piece of paper?
This also works if you're representing a seller and present a counter offer back to a buyer.
I've been doing that in some situations for many years now … (11 comments)

IRS Warning: Beware e-Mail and Telephone Scams Using IRS Name - 12:19 AM
WASHINGTON - The Internal Revenue Service (IRS) warned taxpayers to beware of several current e-mail and telephone scams that use the IRS name as a lure. The IRS expects such scams to continue through the end of tax return filing season and beyond. The IRS cautioned taxpayers to be on the lookout for scams involving proposed advance payment checks. Although the government has not yet enacted an economic stimulus package in which the IRS would provide advance payments, known informally as rebates to many Americans, a scam which uses the proposed rebates as bait has already cropped up. The goal of the scams is … (1 comments)

Market to FSBOs with Single Property Sites - 11:11 PM
Now is the time to address the significant opportunity presented by FSBOs - just read some of the statistics from NAR - by being the agent in the picture you stand a great chance of ultimately representing the seller.Remember that FSBOs made up their mind - they do not want to use a Realtor - so going in with a full frontal attack will not work, it will get them dig in harder. You have to build a relationship - the only way to do this is face to face, and to make them trust and like you. Some of the best … (1 comments)
