Has anyone else recently been hit up to "co-market" the Deferred Sales Trust? It sounds like a great alternative option to the 1031 for investors, but after a little digging, I'm concerned it may go the way of the PAT (private annuity trust). I've also looked at the Structured Sale (Ensured Installment Sale) as a 1031 alternative. Just curious if anyone has worked on one of these and what your experience has been with them. I received this call the other day and I thought I would help others with the same question. Most first time home buyers are surprised here in Oregon when in January they get a letter from their mortgage company that their mortgage payments are going up and every January I get the call asking why?

I recently spoke to a small business owner who needed to refinance from his adjustable rate mortgage to a fixed rate loan. The problem was, the adjusted net income he was showing on his taxes was about $15,000. Even though his gross commissions for that year were over $60,000, the FHA loan underwriter turned down his loan application stating that they could only use the adjusted net income figure. This sounds like a "catch 22" for self employeed persons. Has anyone one else encountered this, or did this underwritter know how to read a small business owner's tax return?

Just when I thought I'd seen everything...I come across something new that was so outrageous I was dumbfounded! Veterans of the real estate business are acknowledging that unlike past rate cuts that made our phones ring off the hook, these are not not bringing out the buyers. Any suggestions on how to avoid giving client photos of rental furniture you plan to use in staging? I don't want to do it because the stock photos don't do justice to the final staging product and while I can imagine a sofa from a collection used in another setting with different accents,etc the client doesn't have the vision and may be turned off by my selection. It's a creative process selecting the furniture components and adding the right accessories to get the finished look I know the house needs. It may be a control issue with the client, any suggestions
