Deferred Sales Trust - 03:18 PM
Has anyone else recently been hit up to "co-market" the Deferred Sales Trust?  It sounds like a great alternative option to the 1031 for investors, but after a little digging, I'm concerned it may go the way of the PAT (private annuity trust).  I've also looked at the Structured Sale (Ensured Installment Sale) as a 1031 alternative.  Just curious if anyone has worked on one of these and what your experience has been with them.  Thanks for your comments! … (6 comments)

I’m trying to help my kids understand me! - 12:34 AM
OK, I have a weird sense of humor and it comes out from time to time in my posts, but my kids have to live with this and a lot of times they just don't get dad's jokes to mom. I have a fixed rate loan – How come I got a notice saying my payments are going up? - 10:09 PM
I received this call the other day and I thought I would help others with the same question. Most first time home buyers are surprised here in Oregon when in January they get a letter from their mortgage company that their mortgage payments are going up and every January I get the call asking why?
It is true, you did get a fixed rate on the loan for your home, but included in that payment is your insurance and taxes and the mortgage company estimates those for the next year and has raise your payments by the amount of the increase from the local tax … (2 comments)

ADJUSTABLE RATE MORTGAGES FOR SMALL BUSINESS OWNERS - 12:14 PM
I recently spoke to a small business owner who needed to refinance from his adjustable rate mortgage to a fixed rate loan.  The problem was, the adjusted net income he was showing on his taxes was about $15,000.  Even though his gross commissions for that year were over $60,000,  the FHA loan underwriter turned down his loan application stating that they could only use the adjusted net income figure.  This sounds like a "catch 22" for self employeed persons.  Has anyone one else encountered this, or did this underwritter know how to read a small business owner's tax return?

I noticed something funny the other day when I looked at the daily MLS hotsheet in Atlanta. Just when I thought I'd seen everything...I come across something new that was so outrageous I was dumbfounded!  I was in the section called "Price Reductions" and saw a home being reduced over 1 million dollars.  That is not totally usual, but the price was so high I looked a little closer.  Since I do not want to quote the exact listing I will created an example!

In real estate there has been a lot of euphoria over recent interest rate cuts from the Federal Reserve.  Veterans of the real estate business are acknowledging that unlike past rate cuts that made our phones ring off the hook, these are not not bringing out the buyers.  They are bringing out different types of buyers.  Bottom feeders, and investors that may or may not get a really good deal.  The big investors in our market are still on the sidelines, the smaller wanna be investors or on a scavenger safari.

When a client wants to see furniture photos of rental furniture with a proposal - 09:30 PM
 Any suggestions on how to avoid giving client photos of rental furniture you plan to use in staging? I don't want to do it because the stock photos don't do justice to the final staging product and while I can imagine a sofa from a collection used in another setting with different accents,etc the client doesn't have the vision and may be turned off by my selection. It's a creative process selecting the furniture components and adding the right accessories to get the finished look I know the house needs.
