Something Different on Today’s Schedule - 08:57 AM
September 30th 2008-Today was the day I had to go to court as a witness in my role as a Realtor. Now this could be interesting, something we Realtors do not do daily.
Back in May 2007 I was asked for my opinion as to the rental rates for a property in my home town. The requestor found me as a result of my web site which is targeted specifically at my market area. At the time I was not really sure why they made the request but as the beneficiary of the estate there was no reason not to give … (0 comments)

Gas Prices Anomaly - 08:45 PM
Yesterday I went to court, to Waukegan Illinois, across the county from where I live in Lake Barrington, a distance of about 27 miles. As I left I knew I was going to need to fill my gas tank sometime during the day. I had previously encountered lower prices north of my home so decided to hold off until I had seen what was out there.
On my return journey I started looking at prices to see what I could achieve. Now I drive a Chevy Tahoe, yes by choice, I love it. My gas tank is big about 23 gallons … (0 comments)

Monday Bailout Comments and A Solution - 12:01 PM
No matter what side of the fence you stand on, you may want to read the following.  Matt Heaton has proved to be one of the more astute financial minds out there and seems to have a real pulse on what is going on in our economy.  In this post, he not only defines the problem but provides some ideas for a solution.  Check it out and let me know what you think.

Via Matt Heaton:
I got off my flight down to Los Angeles a few hours ago and was pleased to see that Congress had rejected the bailout bill, … (8 comments)

That Friendship Ball Going Around... - 09:47 PM
Typically, if I'm writing about bouncing balls on a Members Only post around here... I'm walking on thin ice.  On a day to day basis, I make more sexual references than ‘Nasty' Nick Manning in one of his ‘heavy breathing' roles.
I was reminded today by Mr. Fred (prick) Chamberlin that he tagged me (not in the sexual way, though I believe he likes my rare smile) for yet another version of an Internet Chain Letter.  This one is about bouncing the friendship ball.  Now, I should mention that I'm writing this post in Microsoft Word on one of those rare … (16 comments)

Schaumburg Homes - Who works for who in a real estate transaction? Understanding Agency - Lyn Sims (847)230-7324 RE/MAX Suburban - 02:05 PM
Understanding Agency or 'Who works for who' in a real estate transaction.

It’s important to understand what legal responsibilities your real estate salesperson has to you and to other parties in the transaction.   Ask your salesperson to explain what type of agency relationship you have with him or her and with the brokerage company.

Seller's representative (also known as a listing agent or seller's agent).  A seller's agent is hired by and represents the seller. All fiduciary duties are owed to the seller. The agency relationship usually is created by a listing contract.

Open House - Harvest Ridge Subdivision in Memphis, IN 47143 - 10/5/08 from 2-5pm - 01:53 PM
Good afternoon everyone.  Wanted to let you know I'll be in a gorgeous subdivision called Harvest Ridge in Memphis, IN this coming Sunday from 2-5pm.  This is a great neighborhood that is literally just minutes from I-65.  The lot sizes in the subdivision average about one acre so you will have plenty of yard space.
Specifically, I'll be holding open two homes located on Woodland Trail.  The first is located at 1103 Woodland Trail.  It is a 3BR 2BA home that is on a full unfinished basement.  No one has ever lived in this home so it is in prestine condition.

A Shifting Market - Advice for Home Sellers - 05:20 PM
A very good post with excellent information from this Florida Realtor:
Via Wendy Lockhart:
Today's market is a constantly changing environment.  I find it especially important to educate sellers as home prices continue to drop in our area.
Advice for Sellers in today's market
Price is KEY!  When deciding where to price your home, remember the market prices are still dropping and the price should be lower than the last comparable home sold in your area. Pricing to leave room for negotiation is not a good strategy in today's market.  Buyers are looking for value and a higher price may preclude most buyers from even … (0 comments)

BAILOUT FOR HOMEOWNERS - WITHOUT WALL STREET - 05:38 PM

Via Richard Zaretsky, Esq.:
BAIL OUT FOR HOMEOWNERS - WITHOUT WALL STREET
149 years ago today, Abraham Lincoln stated an important fact for today's financial crisis.  But first a word of hope.  It is human to think that when times are good, they will stay good. And when times are bad we all hope for good times.  King Solomon went on a quest to find one item that would remind him to realize that good times or bad times, neither is permanent and to be prepared for the other.  He found a ring imprinted with the saying, "this too shall pass".

How about Saint Price-It-Right - 07:03 PM
I had to stop by NABOR(Naples Area Board of Realtors) today. This is our local board. They have a great Realtor® store and I could browse like I was in Best of Everything (another Naples/Bonita gem).
I was shocked and had to laugh when I found this little guy! Our problems are solved.

Do you believe they actually sell Saint Joseph statues to bury in the back yard?! Or is it the front yard? I always mix them up.
I couldn't help thinking .."huh, how about trying "Saint Price-It-Right" maybe *that* will work!
It just goes to show where people … (11 comments)

I'm Not a Taxpayer - 02:29 PM
"I am not a 'taxpayer,' I am a U.S. citizen who pays taxes. If you cannot differentiate these concepts and their meanings - resign."
Diane Fox of Linden, Virginia summed it up pretty nicely yesterday in her letter to the editor of The Washington Times regarding the proposed financial bailout and the political squabbles on Capitol Hill.
When thinking about my identity and how I wish to be treated:
I am an American I am a Virginian I am a REALTOR I am an Attorney I am a Husband I am a Son I am a Brother I am a Friend … (15 comments)

One Reason Home Prices are Coming Down: Chart Speaks More Than a Thousand Words - 08:04 PM
Why are average home prices coming down?
Take a look at this chart showing nationwide home price appreciation over 5 year increments:

Looking at historical data, it's obvious that the sky-high appreciation seen from 2000 through 2006 was an anomaly and was not sustainable.
Planning to sell your home in the current market or trying to negotiate the purchase of your next home?
You absolutely need someone who can show you the data and statistics and provide you a truthful and thorough analysis to price your home to get it sold and to help you get a fair deal on … (15 comments)
