We have been in a doom and gloom housing market for the last 6 months to a year. Largely due to the part of the media and uneducated loan officers and realtors. Let me tell you something, there is still plenty of mortgage money to lend.
The problem is that you have some lenders that don't know anything other than conventional mortgages. Or they aren't FHA approved to do FHA Loans. Effective Blogging Techniques For Smart Bloggers ONLY! - 08:01 PM
Now that real estate blogging is becoming more mainstream compared to a year ago when just a tiny fraction of us were venturing into the real estate blogging game, I've noticed there's been a big disconnect with both quality content and direction that leads to NOWHERE. 
This may be due to the influx of new bloggers venturing in or people trying to SEO shortcut success. I've noticed quite a few blog posts that don't offer the content promised in a headline and in some cases the links provided in the content do not lead to the information advertised in the post.

Recently I have been updating all of my social networking tools..which includes one of my favorites Mybloglog...in doing so...I found a few more social networks that I did not belong to.
Do I want more??????  NO, not really...but I know..we need them..for SEO..for on line presence.  I haven't been crazy seeing some of the political posts that have come up..as a matter of fact..with the network so large...it seems...there is always...always...some great debate... about anything and everything.

There is an increasing number of accidental landlords in Scottsdale and Phoenix right now.  What many prospective tenants do not realize when shopping for a place to hang their hats for the next year or two is that the new landlord might be on unstable footing.  Unable to keep up with mortgage payments and unable to sell, leasing the home is becoming the trendy way to staunch, or at least slow the bleeding for many struggling homeowners.

A friend of mine, Marc Rasmussen, lost his domain name recently. The members of the Sarasota MLS board took it upon themselves to make sure he no longer has rights to his domain of several years, TheSarasotaMLS.com because the domain has "MLS" within the name. Oh, and let's not forget that Marc's site was and is beating all of the board member's sites, plus the association's site for the search phrase "sarasota mls." But that surely wasn't at issue, right? Marc won his case with the NAR, but lost his domain with ICANN. You can read the details here.

Blogging is tough, yes? Blogging isn't always the easiest activity in the world. In fact sometimes the simple process of putting a word, one word on the page is agony.

Got an IRS Audit? I did! - 01:47 PM
I was notifed about 8 weeks ago of my impending audit and I set my date to  go in. I will share what happend and some tips to help others avoid some of the collecting of data issues I had to face. 
Keep your receipts!!! this is where I lacked. SO I had to get my bank statements in order to prove my expences. TIP: Collect your receipts as you go. Keep a file for personal and business. I am sure that you are well aware that there are home buyers out there, that are in their home because they work hard, make their payments on time, and could afford the loan they took out on their home.

Is It The Package Or The Size That Counts? - 08:03 PM
Hard! This is really hard! How does a quality home compete with larger homes which are inferior? When it comes to marketing, I think it is much easier to promote size over quality. I've had a few challenging listings this year. I don't know if it's my locale but I've lived in other parts of the country where quality is everything. The Northeast is a little pricey, okay it's a lot pricey. This is different.

Today I went to a BNI meeting in Roanoke Virginia and the speaker was Dr. Ivan Misner.  For those of you who don't know Dr. Misner is the founder of BNI.  It was the first time I had the opportunity to meet him.  It was well worth the trip.

What do you think about people who always have to toot their own horn?  I'm always cruising around ActiveRain and other sites.  I read information from a lot of the same people on many different sites.  Over and over again, in almost every answer they post for someone, they have to say how much experience they have and how great they are.

No Short Sale For You!!!! - 05:13 PM
I HATE strongly dislike having transactions fall apart at the last minute. Last Friday, I was supposed to close on one of my Poinciana Florida short sale properties. It was a pretty difficult deal that required almost 3 months of negotiating with Wells Fargo. 
After many days of going back forth on the negotiating of a promissory note we finally arrived at an agreement between Wells Fargo and the Seller and received the written "Short Sale Approval". All was right with the world!!!

Short Sale w/ CitiMortgage - need an escalation - 12:16 PM
I have a phone to my ear.  I've literally been on hold with Citi's short sale dept for over 40 minutes this morning.  I need to find a way to escalate beyond the negotiator on the file.  Here's the situation.  They approved the short sale.  BUT, buyer's appraiser could not appraise it at the purchase price.  So Citi sent out another BPO agent.  Who still came in with a higher value (10%) than appraisal.   Well the problem there is that the appraiser took a declining market adjustment.  He made a more than 3% per month adjustment on each comp used.  I … (10 comments)

Existing home sales fell 15.6% from the same period in 2007.  New home sales were down 15.1%.  Total existing sales dropped from 831 to 701 units.  Median # of days on the market increased slightly from 27 to 39 days.  Average price remained stable at $105,000.  New and existing home inventories remained stable in the Wichita market compared to the large increases nationally in real estate inventory.
  
Mortgage rates have risen ½ to ¾% over the last month but are still in the 6 to 6.5% range.

When you stop to think about it, our whole economy is based on faith: faith as small as knowing that the check you receive from your employer is going to be accepted by your bank and that the check you write to buy your groceries will be accepted by the supermarket.  Faith as large as knowing that if you borrow hundreds of thousands of dollars to buy a home, you'll pay the money back as agreed.

Layoffs at Zillow - 03:47 PM
Inman news and several other sources are reporting that Zillow.com has laid off 25% of it's work force or about 40 people.
Rich Barton, Zillow CEO said in their company blog: "This week we are reducing our workforce by 25%. This was an incredibly painful decision for me and the leadership team, but, in the end, we concluded that we had no choice but to securely batten down the hatches as we sail into a major economic storm."
Zillow has been widely critized in the real estate industry for publishing online estimates of house values called "Zestimates" that were wildly inaccurate.
