In the last month or so we have experience a seller's market with houses priced between 90-160K selling quickly and for top dollar.
Here is a list of homes that we have sold, for how much and how long it took to get an accepted offer.Now may be better than waiting until spring to sell your house in this price range. To top that, inventories about the 200K range are very high and a buyer in this range can really pick up a good deal as winter nears.

Ok here's a recent dilemma. I received an email from a prospective buyer who has been searching for houses on my website. He's found quite a few that he likes and is going to be making a trip down to Cape Coral to see these great houses.
He wants to meet with me while he down. He s me a 3 day window. I pick the first which happens to be a Monday.
He responds back with: Can it be Tuesday instead? I am meeting with so & so agent on Monday already?

Tonight was the official opening of The Andrews Gallery in Leucadia. I wrote about this just recently but wanted to share the festivities of the opening and reception.
There was a eclectic, lively crowd enjoying the band(our favorite owners of Sanctum, next door, were there), the gallery looked stellar, and the food was wonderful (of course, being catered by our fave restaurant, Le Papagayo). Now that prices in Lake Forest have declined almost 30% in the last year, the "fundamentals" that so many "bubble bloggers" talk about are getting much closer to justifying a purchase!
My word-of-mouth, shoot-from-the-hip, gut feeling, and informal survey of average rents in Lake Forest give me the following starting basis for comparison:

We have been in a doom and gloom housing market for the last 6 months to a year. Largely due to the part of the media and uneducated loan officers and realtors. Let me tell you something, there is still plenty of mortgage money to lend.
The problem is that you have some lenders that don't know anything other than conventional mortgages. Or they aren't FHA approved to do FHA Loans. Let me begin with this statement, I love Professional Realtors that believe in Home Staging and even if they don't, I still respect them and of course keep working to convert them. But today I drew a line in the sand and here's the story...

Buying a home requires teamwork. You need a professional team to work with you: your real estate agent, your mortgage broker, your attorney and your inspectors.
Buying a home without the professional team will not work: you need a loan...you need an agent...you need the attorney...and you really need the inspectors, even if you don't think you do.
Of course, working with a team requires communication and trust. And, that communication and trust must go both ways...
