Is There Magic Brewing In Your Blog? - 09:02 PM
Have you ever been in a conversation with someone at a networking event and been struck by the fact that they seemed taut and alert to everything...but you!  Fidgeting half-smiles and darting eyes belie the fact that they're they're eager to make a connection with....the NEXT person, more important than you are.  And as soon as they think they've spotted them...OFF they go.
People like this are actually involved with three conversations.  The FIRST with themselves...omnipresent and all important in their own minds.  The SECOND being the current half engagement within the conversation at hand, and the THIRD conversation, well it's the one they intend … (97 comments)

How I Find Balance in My Busy Realtor's Life - 09:03 PM
Perhaps more prevalent than any other profession is the trap of living a manic lifestyle, running from one fire to another with a bucket of water, trying not to let our business burn down...or drown ourselves in the process of saving it.
I see it everyday...and sometimes I'm really tempted to follow suit.
You see...I've developed a schedule...or just a few habits...that actually skyrockets my business productivity by focusing on myself first.
Are you ready for my big secret?
It's 3 simple things:
1.  I sit and do nothing for an hour every morning
2.  I take extra care of the … (59 comments)

Don't Be Left Behind! Pay Attention To Technology Trends! - 12:11 PM
Do You Really Appreciate The Fact That Technology Exists? I rang up groceries instead of scanning them..I hated those scanners..until I learned how to use them.  Think about the television..it was a great step towards mankind when the remote control came out!
Now we have big screen televisions...surround sound..heck..the computer scientist has his computer hooked up to the tube..I don't have to watch what's on T.V..  I can watch anything on the net from my television....
Who would have thought that eventually our cars, our appliances even our alarm clocks would rely on technology...its really amazing...to me...

The Top Ten Things I Learned During My First Year As A Stager... - 03:47 PM
As my first year as a real estate stager comes to a close I thought it might be helpful to other new stagers if I shared the top 10 things I have learned this year:
1.  I no longer love to shop.2.  My new best friends are the employees and drivers of the rental company where I rent my furniture.
3.  I now take ibuprofen like I do vitamins.
4.  I have worked harder and done more physical labor this year than in the last 10 years combined... and for less money.
5.  No matter how much inventory I have out in vacant homes, it will all … (50 comments)

Best Places to Sunset Watch in Carlsbad California and Nearby (LOCALISM FEATURED) - 03:45 PM
Watching the California sun set over the ocean is a breathtaking experience...at least when the sky has not covered up the sun. While a completely clear sky and a setting sun is beautiful, seeing the sun sink below the horizon on a day with some clouds can result in incredible colors.
I have yet to actually see the green flash that can occur on a clear day but have it from reputable folks that it DOES occur and it IS amazing to see.
So where do you go to watch the sun set in Carlsbad, or nearby?
Here are my favorites. … (35 comments)

Search engines DO see our comments (and save them)- interesting discovery - 12:08 PM
**I've always had a hard time wrapping my non-techie brain around the word cache.  Instead, I've remembered what it means by substituting the word save.**
The other day I replied to an AR members question (concern) about how our words are being portayed by the search engines via what is saved when written and published here on ActiveRain. (Since I am not sure about the etiquette about pointing to a members only post even when this is members only, I will err on the side of caution and not link the post here.)
I did my own bit of digging and … (104 comments)

If you want to run with the big dogs, you'd better get off the porch! What is your WOW? - 03:40 PM
Well, it's WOW time my friends.  It is time for us to show up better than the rest.  With our economy spiraling downward, those of us that want to survive had better put our best foot forward.  Many of us, myself included, have been through a long, easy, "stick your sign in the yard and it will sell market".  If you haven't figured it out yet, those days are gone my friend, for now anyway!  Until recently, it was very easy to get a buyer excited about a property.  Again, those days are gone.
Here is a recent quote that just appeared … (84 comments)

The Bank-Feeding My Uncle A Line Of Bull - 12:10 PM
I will be listing my uncle's home for sale next week. I most likely already have a buyer for his home. Maybe it'll go through or maybe it won't.....but I'll work my hardest to get it through.
So he was on the phone with the bank asking for a payoff statement the other day. During the course of the conversation the person who was supposed to be helping him to obtain a payoff says, "Well I don't know how you'll be able to sell your home because nobody is able to get a loan right now."
Are you freaking kidding me? … (64 comments)

My 1st Lead through Localism - 04:10 AM

I have an announcement -

     Works!

This afternoon, I received a call from a gentleman, Mr. R., in Sacramento looking to buy properties in Cayucos.
Mr. R. had frequented the Central Coast since 40 years ago, and believed now's the time to find something to leave behind for his children and grandchildren.
We chatted and exchanged information.  It's almost unreal, however Mr. R. was most forthcoming about his needs.
When I asked him how he found me, he said he was on the internet researching on Cayucos, and Localism surfaced.  He saw and read my profile and contacted me.
It was that simple … (73 comments)

Hedge Fund Manager Who Bet Against Sub-prime Says Goodbye - 04:09 PM
In the past year hedge fund manager Andrew Lahde has become quite famous for correctly predicting and betting on the problems in the sub prime mortgage market and more recently in the commercial real estate market (these problems are just starting).  His hedge fund produced a return of over 1,000% in only a year on these bets, at the vast majorities of hedge funds have literally melted down.
He sights several reasons for leaving the business, but one of the main ones is the risk going forward of a full scale financial system collapse.  "Our entire banking system is a complete … (6 comments)

Buying a used vehicle on Oahu - 11:22 PM
My Scion Xb is holding up nicely and customers love it.  It also takes time to clean it up each time we go house hunting - generally at least once a week.  I've been looking for a truck or station wagon for those tasks that get the car dirty - like surfing and taking the dogs for a ride.
One of the better places to look for vehicles is craigslist.com.  Here are a few things I've learned while reading craigslist ads and from previous purchases of used vehicles.  This info applies to both buyers and sellers.

Well, this week will be interesting - 01:18 PM
And the reason it will be so interesting is that the DSL went down at my home on Thursday .... it's still down.... and instead of dealing with the insanely annoying offshore tech support of my current provider, I decided to ditch it and  try one of those cable/phone/internet bundled together deals from Time Warner.  And I know TW doesn't have the greatest reputation either......
First available date for installation next Saturday 10/25.
So a whole week without an internet connection at home will be very interesting.
So will a new adventure with TW.

Hurricane Ike reminds us of the importance of taking inventory - 02:48 PM
Do you know how much the stuff in your home is worth? Not the building, but your personal property. I'm talking about furniture, appliances, electronics, clothes-everything. Although personal property is only one piece of coverage offered by most homeowner's policies in Texas, it's an area where many consumers undervalue the amount of coverage they need. Or, even if they have adequate coverage, people often have trouble proving a loss.
Take an inventory of your personal property. An inventory will help you select a coverage amount that's right for you. It can also speed up the claims process in the event you … (0 comments)

Mortgage Interest Rates Make Dramatic Rise After Bailout Passes - 02:08 AM
This week 30 year mortgage rates rose over half a point. This is the largest one week increase this year. It's interesting that the rate increases happened after the bailout was passed by the government. Although this is not a sign the bailout will fail its not a positive sign of its future effectiveness. The primary purpose of the bailout was to influence banks to lend. And "hopefully" taking away billions of bad loans would cause banks to ease restrictions and lower rates. Instead we are seeing a dramatic rise in rates. In essence the banks are saying thanks for the … (0 comments)

The Historic Moonlight Towers in Austin - 02:21 AM
Most visitors to Austin notice the unusual streetlights strategically located throughout the city known as the moonlight towers, but most are not aware of the history of the towers. Probably the most well known of the moonlight towers is the one in Zilker Park which is used every year to represent a huge Christmas tree, when it is encircled with multi-colored lights and can be seen from miles away.
There are actually 17 moonlight towers in and around Austin, including the Zilker tower, and these lights have been in use since the late 1800s, when Austin purchased the lights from … (0 comments)

The Rosedale Neighborhood - 02:34 AM
During the 1800s, the neighborhood now known as Rosedale was farm and dairy land, and even later, in the early 1900s, the area was used primarily for plant nurseries and florist shops, and remnants of those days remain. This lovely area, which retains the look of abundant growth, is still heavily covered with foliage, trees, shrubs, and flowers, and is also quiet and peaceful.
Most of the homes in the Rosedale neighborhood were built in the 1930s and 1940s, and are unique and historic, with numerous cottages, wooden bungalows and brick homes. The Rosedale neighborhood is located in the northern … (0 comments)

National Bank: How to Fix the Housing Crisis for Less than 700 Billion - 02:48 AM
Recently the news has been dominated by developments with the 700 billion dollar bailout package, and rightfully so. 700 billion is an astronomical sum of money. The first problem is that the 700 billion dollar bailout adds a huge amount of money to the national debt. Not only that, some have hinted that the bailout is so large it could actually lower the US Credit Rating. The second problem is just as serious. There is no guarantee that the bailout will work.
The idea behind the bailout is that by taking on billions of dollars of toxic loans the government … (0 comments)

After the Interview or Presentation: The Next Step in Hiring and Not Hiring Agents - 08:39 PM
Client presentations and interviews, whether with buyers or sellers, are a chance for consumers and agents to learn if working together is a good idea. It's a mutal interview. These appointments sometimes end with the buyer or seller letting the agent know that they have more real estate professionals to interview and need a little time to make a decision.
As agents, we'd love to get a prospective client's enthusiastic "yes" (if we also want to work with them) at the end of these meetings. That does happen some of the time. But we  Realtors are used to waiting through other interviews to get the decision.
What happens … (2 comments)

Historic Topographical Maps in Silicon Valley Give Interesting Glimpse Into The Past - 10:45 PM
Recently I've been spending some time viewing old historic topographical maps of Santa Clara County (Silicon Valley) that were created by the USGS more than 100 years ago. I've been viewing the areas near Los Gatos, Cambrian Park and Almaden in one map especially, as well as the Palo Alto, Cuertino and Saratoga Map, and It is really interesting to see these for a number of reasons.

First, with these old maps, apparently each "dot" represents a house. Amazing to think how uncongested an area this was 100 years ago!  Silicon Valley real estate has changed tremendously since then. Second, … (0 comments)

More Neat Photo Effects You Can Do With Picnik - 11:18 PM
I only started working with Picnik a couple of weeks ago, so I have the enthusiasm of a new convert. I hope you will find a few of these tricks new and helpful. The first point I want to make is that it's easier to morph one photo than to take a dozen. So I love it when I can use a picture I've taken and make it feel rehabbed or "like new". Let's use a pumpkin photo for example.Last year I took a shot of a pile of pumpkins. Here's a cropped version of it (to left). It's just a simple bunch of … (9 comments)

Los Gatos Haunted Harvest Festival at Oak Meadow Park - 11:37 PM
Halloween and Oak Meadow Park go together like Halloween and candy! Years ago, it was "The Haunted Forest" of Los Gatos, but that took a respite and re-emerged as the Haunted Forest. From now through the end of the month, there will be (on most nights) a "Haunted Harvest Festival" at Oak Meadow Park in Los Gatos. As in years past, it's a great fundraiser. To learn more about attending or volunteering, please visit my Live in Los Gatos blog: Haunted Harvest Festival at Oak Meadow Park in Los Gatos
Hope to see you there!

Japanese Gardens in Saratoga & Los Gatos Areas - 11:48 PM
San Jose has one of the very few remaining "Japan Towns" in the United States. There are just a few local Japanese gardens, too. Have you ever visited one? They are serene, tranquil, artistic places. Perhaps the best known in our area is the San Jose Japanese Friendship Garden in Kelly Park.
But out on the west side of Silicon Valley or Santa Clara County, there are three more Japanese Gardens, and they are historic to boot. Located in the Saratoga- Monte Sereno - Los Gatos corridor, you may have been to one of them and not recognized it. Curious? To … (3 comments)

Financial Market Meltdown: Is Now a Good Time to Buy a Home in Denver? - 09:49 AM

Yesterday a first-time home buyer asked if it was a good or bad time to buy a home. He and his wife had lived in an apartment for some years, and now their personal situation will finally allow them to buy a home of their own.  But they were worried about buying now when the economy is in such a mess.
I couldn't help them decide on long-term prospects for the American economy, but I do know that Warren Buffett's advice in an op-ed piece in the New York Times is sound.  He says, "Be fearful when others are greedy, and be … (0 comments)

Short Sale Tales....Believe it Or Not..... - 05:18 PM

We had a short sale referred to us in an area that was some distance from our usual marketing area, but we agreed to list it and promote it in the market where it was located with the assistance of one of the branch offices of the brokerage.  One of the attractive features of the listing was that it had almost 6 acres....a barn and a pole building besides a house that had started to be remodeled and updated and the project would have to be completed by the new owner(s).
As sometimes happens with Short Sales, the … (1 comments)
