General Wayne Inn in Southold on the North Fork - 09:05 PM
Authored by: Laurie Mindnich October 19th, 2008
When we first moved to Southold, New York in 2002, there was a structure in our neighborhood called the General Wayne Inn.
Situated oddly, Sean’s father explained that he had in fact dined at this opulent eatery located in the residential area of Bayview- it was a destination spot often navigated on foot, as those in the area were able to combine a nice walk with a fine meal.
The building was abandoned when we viewed it, but still intact- clearly devastated by a fire of some sort, it was destined to deteriorate without … (20 comments)

Are you seeing Seller's remorse ? - 09:04 AM
I was the Buyer's Agent for a transaction last month and the seller accepted the offer that was  thousands below listed price because we had a qualified buyer who was going to settle quickly.( 3 weeks)
The settlement was to be on a Friday. A week before settlement,  the mortgage company said it might have to be postponed to Monday. I called the listing agent to have the seller sign an addendum extending the date. The agent said the seller was having second thoughts and would be more than happy to give back the deposit . He said the seller was having … (15 comments)

It’s Time for Savvy Buyers to Snap Up Real Estate in Ridgewood New Jersey - 08:32 PM
There are some incredible deals on Ridgewood Homes in today’s market.
Everyone knows you are supposed to buy low and sell high.  It seems to be a simple enough premise but why then are there so few people that are willing or able to pull the trigger today?   The main reason is that when the market is “low” folks are understandably afraid to make big decisions of any kind.  They prefer to buy when everyone else is buying (aka herd mentality) which is usually at, or near, a market top.  This is precisely the wrong time to buy Ridgewood … (14 comments)

Underfunded Condo Budgets-Can They End Your Buying Dreams? - 09:59 AM
In a post written back in July "Condo Special Assessments-A New Twist in Today's Market"  my warning to buyers who were considering buying a condo in Northern Virginia was to pay careful attention to the association budget.   In our current market and with the changing lending environment it seemed like good advice.  Sure enough one of my buyers just found out what lenders think of underfunded association budgets.
In a condo developments completed in the last three years in Northern Virginia it isn't unusual to find a high investor to owner ratio.  Contracts written in 2003 with high hopes of a flip in 2005 … (12 comments)

An Alternative to Craigs List - 12:55 PM
Part of preparing to stage a house begins with decluttering.  The homeowner must begin the process of moving, at this point, by packing up unnecessary items or unloading things they no longer need/want.  Home stagers can guide homeowners through this process but ultimately it is the homeowner that must make the final decision.
When the process of sorting through your belongings begins, you have to decide what should stay and what should go begins, the decisions need to be made 'what to do' with the things that in the 'Go' pile.  As part of my home staging consultation report, I suggest things … (12 comments)

LOCALISM HAS OUTRANKED MY WEBSITE ON MOST MAJOR SEARCH ENGINES.... - 09:41 AM
Even though I am SEO challenged, I do check every so often to see how my website ranks on several major serach engines.  After going through several, I decided that anything about me and homes in my area had been deleted from the 1st page of any major website.
After being really down in the dumps about all the time I invest in Localism, I took a second look to try to figure out who or what had done me in (or more aptly out). Then I realized that in the 1st page of all of the major search engines for … (74 comments)
