Information About Salt Lake Foreclosed Homes & REOs - 03:52 PM
There is a lot of information, and frankly mis-information about REOs & Foreclosed Homes around Salt Lake.
Some of the information doesn't make a lot of sense to me. Some of it doesn't even seem true.
As a Realtor, I am often accused of whitewashing anything that detracts from  our Industry and more than once have been labeled a pollyanna by someone looking to buy a home.
I could be guilty, but it makes sense that if the market is not good for a home buyer it should be pretty good for someone that wants to sell their home. I can think of circumstances … (0 comments)

I'll Just Keep Showing It. - 07:03 AM
I have this small "neat as a pin" waterfront cabin on Lake Raymond Gary listed.  I know it's priced right...that's not the problem.
I know it's show ready...that's not the problem.
My seller does not have to sell.
My buyers do not have to buy.
The lenders do not have to lend money....
Buyers with cash have watched their nest egg go down...
The right buyer will come along...it's a very desirable property.
0.94 acres on the water with cabin at $69,500.
I'll just keep showing it.

Always read the fine print..... - 01:45 PM
Recently an agent on my office faced a circumstance I felt was worth blogging about. As we all know, usually builders use their own contracts, or shall I say, are given the opportunity to. The agent in my office took his client to the new home development. The buyer loved the model, and decided he wanted to make this new community his home.
The contract was written and reviewed by the builders rep. Let me just add this builder is a well know builder. Sealed with a handshake, the buyers and their agent went on their way. Delivery was promised by … (3 comments)

Where We Are in the Current Real Estate Cycle- and What It Means - 09:22 AM
Real estate has been in the news just about every day as housing prices have "fallen". There are all kinds of opinions about what's going on and where this is all heading. But these opinions are just guesses and do not take every piece of the puzzle into consideration. History has shown us that the economy goes up and down all the time, and real estate has long coincided with these fluctuations. Economic cycles of all kinds (stock, macroeconomic trends, housing, etc.) are known for a tendency towards extremes and that market corrections have a way of over-reacting which is exactly … (0 comments)

Real McCoys Bring Character To All Corners Of Life - 09:42 AM
I always thought it was fascinating as the Internet developed that the spammers came out of the woodwork and developers had to devise anti-Spam checkers of who a user was for blogs and also form entry.
It seems in life we all want people's character to be what it appears to be. How many times in life do we find people that break their promises? You know, professionals you work with or even clients say one thing and do something else. They are often inconsistent or terribly unpredictable. It can be very eye opening to you at times. Maybe they should … (12 comments)

Stolen pictures - 08:21 AM
Recently I blogged on Localism and used some pictures that I had personally taken.  Yesterday, I noticed that someone that I know blogged (not on Activerain) on the same topic and used 2 of my pictures on his blog.  This person is in PR by trade and should know better.  I can't tell you how much this distresses me.  I would have been happy for him to use the pictures if he had just asked.  It is a bit of a sticky situation as his parents are friends as is his mother-in-law.  Should I confront him or just let it go?  … (0 comments)

The Death of a Short Sale.... - 11:09 AM
I thought I would share some thoughts and an unfortunate experiance regarding a short sale I must leave behind.
After 80 days on the market, marketing expenses and time (open houses, not to mention other Realtors time which I must take into consideration)...im about to throw in the towel on an APPROVED short sale.
Yes... APPROVED). You see, greed has played into the picture and unfortunately everyone will lose. An attorneys greedy advice and a homeowner that feels cheated by the system. (they cheated themselves actually).
The bank approved the short sale and so, did the second lien holder, however my seller (with … (7 comments)

Washington County, Oregon home sales week in review by neighborhood (10/24/2008) - 08:54 PM
Today is Friday, October 24, 2008 and it is time for another breakdown of homes sales in the Washington County, Oregon market. This week the stats came out for September 2008 versus September 2007 and the numbers are pretty amazing. With the average drop in home sales in Washington County of 29.35% and now we are starting to feel the pinch of short sales and foreclosures hitting the market. It has caused the average home sold price to drop 3.8% since September of last year. This is an interesting situation, because for the first time we are seeing prices start to … (1 comments)

POSITIVE SELF TALK IS GOOD - BUT IT'S NOT ENOUGH - 08:08 PM
We can't control the housing market but we can control how we think about the housing market, and how we talk about the housing market, and what we do about it for ourselves.  We don't have a housing crisis, we have a temporary market correction.
Real estate sales go up, real estate sales go down.  The pendulum is constantly moving and it sure seems like its beginning to move in the right direction again.
We all know REALTORS® who are forever dwelling on how bad the market is...based on their current performance I can see why they think that way.  The … (12 comments)

MARKETING (ON-LINE) DOESN'T HAVE TO COST YOU AN ARM & A LEG--My way is CHEAP & EASY!! - 08:52 AM
The past few years I've been using MY PERSONAL ADVANTAGE  for my monthly "snail-mail" marketing-materials that I use for farming and my sphere: POSTCARDS & NEWSLETTERS, etc. That is, until recently.
...when My Personal Advantage began offering the same materials on-line. The cost is a low  $9.95 a month and it allows me to send (e-mail) up to 500 clients/consumers/family/friends numerous amounts of monthly e-marketing items. The best part is, I can totally personalize EACH person's marketing plan. For instance: Mrs. Jones may love getting Recipe postcards.  Mr. Smith enjoys newsletters about MONEY and REAL ESTATE.  Ms. Hope likes receiving the Lifestyle newsletter.  Let's face it, we ALL have different … (13 comments)

Vote Early, (Vote Often?) - Is this a Surge of Patriotism in America - 07:51 PM

For the first time ever, my husband and I voted early, voting today, Oct 24,2008 instead of November 4.
I was reluctant at first, thinking that I always felt really good coming out of the polling place on election day with my little sticker on, knowing I had done my part, however small it was, to be a part of the democratic process in America.
But we were out today and decided to go to Cary Town Centre in Cary, NC, one of the many places in Wake County that was holding early voting.
All the advertising for early voting was continually saying - … (13 comments)

Oh no! I Forgot To Vote...And Now Look What Happened... - 09:19 AM
OK, the election is only days away. Surely we've all had enough of the talking points by the candidates.
Surely we've had enough of the pundits points of view and their constant analysis of everything and anything the candidates say.
But let's pretend for a moment that it's November 5th and I decided to have one of my "no shave, Real Estate free days. (Yes, I'm entitled to do that every now and then!)
The election is over. The winner is declared. And the outcome has been determined because I forgot to vote.
Could you imagine what that might be like? … (45 comments)
