How do you count the bathrooms? - 07:48 AM
If you list a home that has 1 full bath 1 three-quarter bath 2 half baths Then you're filling in "drop down" forms for online ads where the choices are all whole numbers. Do you put 4 baths - total number of "bath" rooms 2 baths - since the fractions add up to 2 1/4 - ?? This question never quite goes away - so how does everyone else deal with it?

The top 3 things I want to hear my clients say. - 08:51 PM
1. I couldn't have done it without you. "Most of my clients have not been through the steps that it takes to purchase or sell property in the current client that we have in the real estate market. Many of them have never dealt with Oklahoma processes of abstracting etc. I am with them every step of the way, making the steps for them and moving the transaction along to closing after a contract to sell is in place. I take great pride in doing my job and it pleases me greatly when I hear the words, "I couldn't have

What's going on with Mortgage Rates this month?? - 10:58 AM
The activity in MBS (Mortgage Backed Securities) markets - and other financial markets - has been very unusual this month. The Fannie Mae Required Net Yield has already made two round trips from about 5.70% to 6.60% over the past few weeks, displaying a level of volatility rarely seen. Under normal market conditions, the vast majority of the significant rate movements are the result of fresh economic news. This month, however, it has been common to see large rate movements unconnected to any news announcements, for reasons I'll discuss below. One reason is that the credit crisis has forced many investment funds and

Just a political thought..... - 11:21 PM
Since I see so many other folks filling their blogs with political thoughts, I just thought I'd add one comment of my own. Tonight on TV, there was an unprecedented 30 minute 'ad' for a canadate that reportedly cost upwards of $4 million- just to buy the ad time on the networks.......not including what it cost to produce...and add a live feed at the end from a speech. My question is...if any canadate says they want to help the "middle class" (and I am SO SICK of hearing those words!).....whay aren't they ponying up and donating that $4mil to a just

Let No One Spoil Your Happy Day - 06:09 PM
The more I see some frowny faces in my travels each day based on depressing economic news, the more I am convinced that people need to take on the attitude that they will LET NO ONE SPOIL YOUR HAPPY DAY. So much of happiness is about perception. About perspective even. How about choice? You really do choose to be happy you know. Sure things happen to you. People hurt you. You get disappointed. Imagine yourself metaphorically at least as a young child. What about that tree you were going to climb today? Why were you going to climb it? Because

Wasilla Real Estate Market Trends...Fairview and Knik-Goose Bay - 11:47 AM
With the increase in gas prices this last year I thought I would take a look at the sales numbers for the homes in the Knik-Goose Bay area for the year so far. This includes the Knik-Goose Bay Road area out to and including Settlers Bay. For Realtors and others familiar with the Mat-Su Boroughs tax maps, these include OC3, OC4, and HO16. You can see the borough maps yourself here. This area was one of the fastest growing in the Matanuska-Susitna Boroughs which is itself the fastest growing area in Alaska. You can see that the sales volume, (total sales),

When to Call Your Agent - 11:53 AM
In my blog Is your Agent going to Answer your Call? I exposed a few of the habits that some agents use to avoid your phone calls. Now let's talk about your calls. Is there a reason that Realtors would want to avoid your call? Here are a few ground rules about calling your Realtor. First don't assume that your agent is sitting by the phone 24 hours a day waiting for your call. Unless it is an emergency - and I have a hard time thinking of a real estate emergency - try to make your calls during normal business

Fall doesn’t have to be all bad - 01:55 AM
As the weather turns cooler and the trees start to drop their leaves, it can be a time of frustration as our heating bills go up. But, some people just don't care about that, they only see the true beauty of the season and by doing that, they can bring joy to others. You see, all the kids in the neighborhood pulled out their rakes and started to rake up a rather large pile of leaves to jump in and have a lot of fun. We had some tree trimmers working the area and they saw what the kids were doing.

Need some Activerain advice - I’m new to Activerain - 11:44 AM
I know I'm not new, but I been teaching classes on Activerain and would like to ask everyone what they wish they had learned on day one in the rain, instead of having to figure it out months down the road.I've got four classes coming up in the next 3 weeks. Today I'm teaching a single person the presentation I'm going to be teaching an entire class, just for practice. I've done others like this, but none will have been as organized as the ones coming up. I am going to be starting with a group that has never blogged, or

WHY I RECOMMEND A HOME INSPECTOR - OR NOT - 03:58 PM
Just like all REALTORS® are not created equal, in my experience, neither are home inspectors, lenders, title comanies, and the list goes on and on. I'm certainly going to show my bias here, but I prefer to recommend home inspectors from their own, or small companies. Why, because when I make a recommendation to my buyers, I want to know who is going to show up. With large companies I don't always get that luxury, and its cost me some serious buyer dissatisfaction in the past. Here is what do I look for in a home inspector: Local knowledge and

SINGLE SPACING TRICK - 10:54 PM
Take a look at the two signature lines below and see which one you prefer. Personally, I like the second one because it looks more natural without the double spacing. The double spacing occurs in the WYSIWYG editor automatically when you hit the enter key to go to another line. Eliminating the double spacing when you hit the enter key is very easy to do in your blog post. Hold the shift key down and hitting the enter key will go to the next line as a single space, not a double space. Thats it. Richard Iarossi Long and Foster® Real

Keller Williams annual convention "Family Reunion" featured in Real Trends magazine! - 03:58 PM
Here is a very nice review of our annual meetings which we call Family Reunion. Written by a contributing author to Real Trends magazine, Jeremy J. Conaway, this article captures the energy, spirit and positivity of Keller Williams Realty. http://familyreunion.kw.com/documents/realtrendsFR.pdf This in my opinion rates right up there with the Stanford University case study of Keller Williams culture... another great read on exactly who Keller Williams is.

Cleveland housing market: the good news and the bad news... - 04:08 PM
Today, two articles were featured on the cover of the Cleveland Plain Dealer... both very well written, both thoroughly research, these articles illuminate the difficulties of Cleveland's real estate market. Impacted by the national credit crunch affecting all industries, as well as impacted by years of job losses and movement away from Cleveland's urban core, Cleveland faces challenges, and opportunities. Here are links to those two articles: Shaheen Samavati wrote this article: Homes in Greater Cleveland beginning to inch up in value modest increases in sales activity seem to be starting to stabilize home prices, experts say http://www.cleveland.com/business/plaindealer/index.ssf?/base/business-8/1225269219317840.xml&coll=2 Michelle Jarboe
