A Feng Shui Haunting on Long Island--part two - 10:48 PM
For part one:  A Feng Shui Haunting in Long Island
I had chills just being NEAR that room.  Although he had tried his best to clean it, you could see bits of tin foil, towels, boards and apparently anything else she could find to try to avoid the cameras she was sure were "spying" on her.  She was truly very ill.....her clothes and personal items remained and were scattered about.  My client explained that she now lived in an apartment and could not fit her things.  She also did not take the medicine prescribed for her.
Clearly, this man was … (30 comments)

Hampstead New Hampshire Fright Night - 04:53 PM
Last night after dinner I took Monika out to go look at a house on Emerson Avenue that was all decked out for Halloween. These people decorate their house for Christmas too and it is magical.
I don't know how much money they spend every year but I do know the electric company sure does love them. I spoke with the owners father and he said Christmas was the most costly because they entertain the neighborhood for two weeks during the Christmas season. HAlloween isn't all that bad. LOL
Here is what we saw tonight.

2 Active Rain Years later....and what a difference AR has made in my life - 08:38 PM
I can't believe that two years have passed since I wrote my first post on Active Rain... It was about an Ethics class that I had taught and I creatively (lol) titled it  Oct 29  2006-New Member Ethics Class.
One night a few weeks later, I had a bit too much wine to drink, wrote a post and it ended up being my very first post that got over 10 comments...I didn't know what to make of it and where all those people who commented came from! Boy was it funny...Active Rain Blogging 101 Preschool version at least my titles were … (33 comments)

Mortgage Market Update 10/31/2008 - 10:46 AM
This week was packed full of economic news which has sent our mortgage markets off to a whole new set of volatility. To start the week off we saw consumer confidence slide to it's 40 yr low - well duh! You and I have known this to be true for months and I have been saying all along the prior numbers were no way accurate but I guess they finally got it right for a change.
The best news we have seen in a long time is that new home sales saw an increase of about 464,000 new homes sold. This … (0 comments)

Market conditions and changes have created a real issue for many sellers.
Are you finding yourself competing with the discounted prices of foreclosures or short sales?  If you are you are not alone.  This is one of the many issues sellers face in this market.
The Hard Facts of pricing right and wrong.

The reality of a changing market. - 05:03 PM
In the Michigan market we have some very specific challenges that other states may not have.  Not that other states have not been touched by the foreclosure or short sale side of the market that would be wishful thinking.
Michigan has lost over 9000 automotive related jobs and the impact of the automotive industry is never far from the kitchen table.  Putting groceries on the table has become a real issue for many home owners.  This has put pressure on the short sale and foreclosure market in Michigan which still ranks in the top 5 nationally.  Making the house payment when … (6 comments)

The new reality of being a landlord - 05:28 PM
In today's market the reality of many sellers becoming landlords instead of sellers is happening more and more.  Why would you sellers turn to this alternative?
Pretty simple they have not been able to sell and they have two mortgage payments.  Even the most wealthy among us will reach a threshold of spending before they make the decision to rent.
Sometimes the rent does not cover all the costs of the mortgage but at the same time it costs more than if they kept on the same path of pulling the second mortgage from savings.
We just had an article published … (8 comments)

Twinkle twinkle little star....how I wonder where you are. - 05:53 PM
I just listened to a report on one of the major news stations that was not politics.
It reported that 9 out of 10 adults are losing sleep over the economy and money.  I have to say I was a bit surprised by that figure.  90% of us are concerned and losing sleep over financial issues.
I lose sleep over other issues but I guess the uncontrollable issues in life are left to a higher power for me.
That doesn't mean I don't lose sleep.  I sleep great for a few weeks and they I may stay up all night and … (3 comments)

The attrition of the market, the effect on agents - 06:18 PM
The market is reducing Realtor ranks at a much faster level than anticipated.  The number of Realtor that join in the good times is amazing but equally amazing is the numbers that leave beyond the fair weather friends that join our ranks for a fast buck.
In our area we have reduced at a much higher pace than anticipated.  The Grand Rapids Association of Realtors, the Michigan Association and the National Association of Realtors have all seen significant levels of decline.
Many have never learned the profession and should have not been in the business.  The only person they looked out … (8 comments)

Single Property Web Sites - 07:12 PM
I have noticed many Realtors subscribing to the single property web site to market a property. While the ad copy could impress the seller, I wonder how well this marketing performs.
In most instances, the URL consists of the property address. How many buyers are aware of the properties address, to use it in search out the property on the internet?
I have read that because of the absence of links, traffic is very limited. Limited traffic and links precludes the site from being picked up by Google and so there is no high ranking.
What then is the attraction? How are … (11 comments)
