Seller’s Biggest Obstacle to Selling is the Seller Themselves - 04:58 PM
"Why hasn't my home sold?" a question many agents are asked by their seller clients. Often followed up with "Let's make an extra effort to get it sold." or "What else do you think we should be doing." Or my favorite "Maybe we need an open house."
Sellers, the reason your home hasn't sold is staring back at you from the mirror. YOU are the reason it isn't selling. You decide how long your home will be on the market based on the price you select. Price it right and it will sell. Priced slightly too high, it will take longer. … (1 comments)

Vancouver Home Staging- revealing the "Rumpus Room" - 12:40 AM
rumpus room

When I was a kid, my cousins and I used to spend a lot of time in the big room of our grandparent's basement. It was called the rumpus room and it was our youthful domain. I am not sure if that is a common term or if it was unique to our family but I spent many hours of fun in that room well into my teenage years. For the most part we roamed unsupervised but since it was only an earshot away from the adults busy visiting upstairs, a "grown up" would be sure to … (21 comments)

SITUATIONAL COPYRIGHT IMPLEMENTATION - 10:29 PM
Active Rain is supposedly implementing a strong policy against copyright infringement by members and has assigned someone full time to seek out potential problems in posts, including notifying offending members.
There have been numerous posts in the last couple of days and most have been in full support of rooting out copyright violators.  I'm in full agreement here.
Some of the posts have had a bit of a challenge with the policy as it applies to jokes and recipes, but, an inclusive policy is an inclusive policy.
With that in mind, how surprised was I tonight when I signed on to … (8 comments)

I love my BlackBerry.  Friends have Palm phones, and friends have iPhones... but I find the BlackBerry to be the powerhouse.  Any moment now, the technology may change.  What we can choose from today, I'd choose BlackBerry.

DO YOU TELL YOUR SELLERS THE TRUTH, That's It's a Lousy Time to Sell???? - 10:38 AM
Would you dare say to your sellers, "Take you home off the market?"
It seems the market is either leaning toward the BUYER'S or the SELLER'S. There really never is a happy medium. Right now, I think we would all agree that the market is swinging, wildly, in the buyer's direction! We have an enormous amount of inventory, homes prices are low, interest rates are GREAT, and yet buyers are still dragging their feet. They're in control!
So, in my opinion, IF a homeowner does NOT need to sell, they really should consider "taking their property off the market" UNTIL the market turns around. In my area, I am seeing an improvement in business, but … (28 comments)

Dr. Seuss McCain! - 09:10 AM
Folks, it's just a few days away from election day. The candidates have spoken. And now it's time for the people to speak. So far early voting has drawn record crowds and that's a good thing. It's our right as Americans to make the choice as to who will lead us for the next four years.
Both candidates, John McCain and Barack Obama have some good policies and some not so good policies. Both have good intentions. And one of them will be our next president in a few days.
OK, enough preaching and analyzing the obvious!
In my endless quest … (18 comments)

The Escrow Professional - 09:35 AM
By Jeff Russell
Let's face it there are probably more glamorous professions than being an escrow officer.  Doing our job and doing it well doesn't create a long line of paparazzi vying to take our picture, and I'm probably not going to be featured on Time or People Magazine as the man of the year.  But there are some professions, while unglamorous, still have the ability to greatly enhance the lives of a wide range of people.

In my business I hear a lot of escrow nightmares, people will come to our business for their second and third homes after … (0 comments)

Has Your Market Slowed to a Crawl? - 02:12 PM
It seems like in the past few weeks..between the gyrations of the stock market, rising mortgage rates, the peak last month in oil prices, the impending elections and negative press...that buyers have taken a major vacation.  The phones, and Internet inquiries for the last weeks have been dead.  In spite of all the money thrown at the economy, the Fannie Mae & Freddie Mac bailout, bailouts on Wall Street, the increased FDIC coverage on insured accounts home buyers are almost no where to be found unless the property is a foreclosure or at a give-a-way price!  Are you seeing this in your market?  … (40 comments)

Showing Support for your Favorite Blogs-I learned Something New! - 11:30 AM
Thanks to my friend Charles McDonald, http://activerain.com/charlottesvillerealestate, I learned something new today on ActiveRain.  I have been using this site for almost a year (in January), but one thing I have never understood is how some blogs become Featured Blogs.  I knew that those members with the highest numbers were often featured, but beyond that, I had no idea.
This is NOT a blog to instruct you how to get your blog featured!  What I wanted to tell you was how to support some of your colleagues to have their blogs featured.
If you read something that you strongly agree with … (16 comments)

Naturally Amazing - 05:36 PM
Pillar rock formations, which are slender freestanding solid rock columns, are another one of nature's natural wonders. The notion of how they get formed is always an astonishment, was it wind, volcanic uplift, or was it by water erosion? Locally we have two really fascinating pillar rocks.  There is very little that has ever been written about them.  What I have been able to learn is that both are thought to have been mystic places to the earliest Native Americans who inhabited the area long before the Black Hawk wars. Monument Rock located approximately 4 miles south of Viroqua along highway … (6 comments)

The Hatfield or the real McCoy - 06:36 PM
Grandmas Kitchen... was it ahead of the times; or is it just a cycle? Farmhouse sinks are really hot right now. From country kitchens to sophisticated contemporary custom homes; they are turning up in both. Before now I actually had never heard of them, so I am paying attention. Here is a sink in a country home that I have listed; I just fell in love with it. It is in perfect condition, no chips no cracks. It is most definitely at least 80+ years old.
These sinks are so named because they were found in rural homes; were extra deep … (12 comments)

The Broker/Agent Relationship - 07:45 PM
I received a request through ActiveRain from Raphael who wanted more information about the Broker/ Agent Relationship. This was a great question that people that are not in the real estate industry might not understand.
In New York the Department of State, Department of Licensing Services and the New York State Board of Real Estate regulate the real estate industry. New York State Real Property Law 12-A is the main source of the of the real estate laws.
The three real estate licenses that are available through New York State are the broker. The associate broker and the salesperson license.

Halloween Hangover: Time To Get Back To Work - 07:11 AM

I don't know if anyone else is experiencing this, but things in real estate, at least in my area, have gotten a little slower in the last couple of weeks..you can feel it in the air.....With the election approaching, it seems as though people are collectively holding their breath waiting to see what is going to happen before they make a move....
After surveying my children's stash of candy from their Halloween outing, and relieving them of my favorites.....I am still feeling the left over sugar high from last night.....it's Saturday, but I think the next few days leading into the election..things will be … (1 comments)

Linen –n- Things Going Out of Business Sale - 10:33 AM
I was near my local LNT store and I saw the guys holding up the signs that said going of out of business sale.  I thought it was just the local store, but I went to the website and the sale is listed on the corporate website as well.  Everything is 20 – 30% off. They have some fabulous bed linens on sale. It says all sales are final. But at these prices I doubt if anyone will want to return something. Not sure how long it will go but by the time they get down to 50% or more off … (2 comments)

An Art Gallery that Rents Art – How Cool! - 10:46 AM

I ran across this article but about an art gallery in Canada that rents are to movie companies and home stagers.  I think that is a bright idea. It helps the Home Stager get great one of a kind pieces to use in their staging that they maybe could not afford to invest in.  Plus I think it gives the art gallery more avenues for exposure and hopefully increases sales.  I think that’s a wonderful idea. Maybe more art galleries will catch on to this. I also think that I should go and suggest this idea to a couple of … (10 comments)
