The Colosseum Wasn't Built In A Day - 07:17 AM
And this one won't be, either.
A few days ago, I needed a break.  I had been in the office all day working on some things, and my craving for a Diet Pepsi Max (yea, I'm one of the 31 people across the nation that actually like the stuff) kicked in.  One of the many reasons I like my office is that its an easy walk to a local gas station, so I hoofed it down to pick up that invigorating cola and then headed back.

I  posted Ahead of the Whole World. Can Be Lonely 10 minutes before midnight November 3, 2008. Jon Hardison left the comment just 6 min past 1 AM. In some places in New Hampshire the voting already started, but neither Jon Hardison, nor me knew the results. So, keep this in mind when you read it.

I am in my 20th year of real estate in Oklahoma. It is an industry that in the 21st century has grown beyond anyone's imagination. NAR, the National Association of Realtors grew from one million Realtors in 2000 to 1.4 million in 2007. Most prognosticators were predicting a shrinkage. Along with that the mortgage industry, inspectors, builders, and other related fields grew as well. Now the industry is retrenching to a smaller group. Dow Jones Industrial Average - The Ten Worst Years - 04:56 PM
Today was quite a bizarre day with the stock market.  At one point at mid-day  - the Dow was at 7,900.  Then in the last few hours - it rose to close at 8.835 - almost a 900 point swing!    Talk about a manic depressive market!   I honestly can't see it sustaining 8,800..... Though the consumer is cutting back spending - I don't think we have seen anything yet...They can't use their home as a ATM machine -- credit card companies are cutting back the credit lines - and the consumer is tapped out anyway - with more debt than savings … (0 comments)

The "Hope For Homeowners" program isn't generating the applications that were expected.. - 04:57 PM
Hope for Homeowners was launched Oct. 1 as part of the Housing and Economic Recovery Act signed into law on July 30,2008. Proponents used a Congressional Budget Office estimate of 400,000 homeowners that could be helped over three years. The latest projection was that 19,000 applications would be received in the first year.
The concept?  A borrower in trouble contacts the lender, and the lender agrees to write down the principal to 90 percent of the current value of the property. They then get a new FHA insured loan. In return, when the borrower eventually sells the house, the government gets … (2 comments)

1. You always want to buy low/sell high in any investment, whether it is stocks or real estate. Warren Buffett -- "I will tell you how to become rich. Close the doors. Be fearful when others are greedy. Be greedy when others are fearful."
2. Rates are dropping (finally). As rates continue to drop, if you qualify (tighter lending standards are a good thing... it means there’s a very good chance you will be able to afford the house you are approved for) you will find it even less expensive to buy the house of your dreams.

More signs of the times: Discount pest letters - 09:56 PM
I have gotten emails from 2 different pest companies with a message that they are offering a special on termite/pest letters during November.  The fee is dirt cheap, as i see it.  With gas prices being a yo-yo, should it go back up, they will barely pay for gas and the technician's time.  I would love to send them 10 orders on homes I have offers on!  I wish! We are all just trying to hang in there, I suppose, and be competitive.

Spent the day at a seminar at the Crossroads theatre in New Brunswick, representing the board of the 12 Miles West Theatre - great program - Dean James Hughes the economist from Rutgers gave a grim forcast of the economy on NJ and the related effect on the arts funding ( he is also a frequent commentator on the Housing market in NJ) and that also is grim - til 2009 at least.
