The Colosseum Wasn't Built In A Day - 07:17 AM
And this one won't be, either. A few days ago, I needed a break. I had been in the office all day working on some things, and my craving for a Diet Pepsi Max (yea, I'm one of the 31 people across the nation that actually like the stuff) kicked in. One of the many reasons I like my office is that its an easy walk to a local gas station, so I hoofed it down to pick up that invigorating cola and then headed back. On my way back I passed the site for The Colosseum, so I snapped some (2 comments)
Great Devastating Idea - 09:06 PM
I posted Ahead of the Whole World. Can Be Lonely 10 minutes before midnight November 3, 2008. Jon Hardison left the comment just 6 min past 1 AM. In some places in New Hampshire the voting already started, but neither Jon Hardison, nor me knew the results. So, keep this in mind when you read it. Jon expressed the ideas of so many Americans, that it should have become true just by mere volume, but it doesn't. I do not want a cheap argument about who loves America more. I know that Jon loves it as much or more than I do, and (35 comments)
Realtors Must Change - 12:24 PM
I am in my 20th year of real estate in Oklahoma. It is an industry that in the 21st century has grown beyond anyone's imagination. NAR, the National Association of Realtors grew from one million Realtors in 2000 to 1.4 million in 2007. Most prognosticators were predicting a shrinkage. Along with that the mortgage industry, inspectors, builders, and other related fields grew as well. Now the industry is retrenching to a smaller group. The old saying only the strong survive is absolutely true for 2009. For this reason I want to make a few recommendations for the industry. Hopefully Realtors will read (0 comments)
Dow Jones Industrial Average - The Ten Worst Years - 04:56 PM
Today was quite a bizarre day with the stock market. At one point at mid-day - the Dow was at 7,900. Then in the last few hours - it rose to close at 8.835 - almost a 900 point swing! Talk about a manic depressive market! I honestly can't see it sustaining 8,800..... Though the consumer is cutting back spending - I don't think we have seen anything yet...They can't use their home as a ATM machine -- credit card companies are cutting back the credit lines - and the consumer is tapped out anyway - with more debt than savings (0 comments)
The "Hope For Homeowners" program isn't generating the applications that were expected.. - 04:57 PM
Hope for Homeowners was launched Oct. 1 as part of the Housing and Economic Recovery Act signed into law on July 30,2008. Proponents used a Congressional Budget Office estimate of 400,000 homeowners that could be helped over three years. The latest projection was that 19,000 applications would be received in the first year. The concept? A borrower in trouble contacts the lender, and the lender agrees to write down the principal to 90 percent of the current value of the property. They then get a new FHA insured loan. In return, when the borrower eventually sells the house, the government gets (2 comments)
How to Get a Loan In Today's Market.... - 09:01 PM
Those struggling the most are those with either lower than 700 FICO scores, or those who are self employed that were using stated income loans. Here are 6 tips to getting a mortgage more easily in today’s market.Be prepared with documents! Scan your pay stubs, keep copies of your current employment records, and if you are self employed, keep a letter from your accountant and business license copy in a PDF format. This saves tremendous time when you go to file. The more you have to put down - the better. There are still 10% down loans out there - but (3 comments)
I Often Get Asked the Question - Is Now a Good Time to Buy? - 09:23 PM
1. You always want to buy low/sell high in any investment, whether it is stocks or real estate. Warren Buffett -- "I will tell you how to become rich. Close the doors. Be fearful when others are greedy. Be greedy when others are fearful." 2. Rates are dropping (finally). As rates continue to drop, if you qualify (tighter lending standards are a good thing... it means there’s a very good chance you will be able to afford the house you are approved for) you will find it even less expensive to buy the house of your dreams. 3. Foreclosures, while bad (7 comments)
More signs of the times: Discount pest letters - 09:56 PM
I have gotten emails from 2 different pest companies with a message that they are offering a special on termite/pest letters during November. The fee is dirt cheap, as i see it. With gas prices being a yo-yo, should it go back up, they will barely pay for gas and the technician's time. I would love to send them 10 orders on homes I have offers on! I wish! We are all just trying to hang in there, I suppose, and be competitive. (2 comments)
Theatre arts - 09:31 PM
Spent the day at a seminar at the Crossroads theatre in New Brunswick, representing the board of the 12 Miles West Theatre - great program - Dean James Hughes the economist from Rutgers gave a grim forcast of the economy on NJ and the related effect on the arts funding ( he is also a frequent commentator on the Housing market in NJ) and that also is grim - til 2009 at least. Many good funding ideas and suggestions for arts groups to collaborate - museums, theatres, galleries etc. The economic impact of successful art programs was underscored and the positive (2 comments)
Roundtable Participants Find Opportunity in Difficult Times - 07:26 PM
Nov 12, 2008 By: Suzann D. Silverman, Editor-in-Chief There is a silver lining for corporate real estate departments in the current economic crisis, according to participants in the second CoreNet Global-CPN Corporate Real Estate Roundtable, which took place yesterday during the CoreNet Global Fall Summit. “I think real estate’s coming into its own,” observed Ed Noha, managing director for Jones Lang LaSalle Inc. He noted that corporate C-suites are looking to their real estate departments for change. Some of those changes are new, while others are not. Workplace alternatives remain an important way to attract talent, especially among the younger generations (0 comments)

Recession blues: Commodity moves in sync with equities - 08:21 PM
AHMEDABAD: Though usually equity and commodity are inversely related, they have been moving in the same direction for the past five months. The best evidence of this is the correlation NSE’s benchmark index Nifty and the crude futures at online comes MCX. On Wednesday, when crude price in the global market tanked under $60 a barrel, the value of Nifty and the crude futures on MCX were almost the same. At the end of the trading on Wednesday, Nifty (cash) closed at 2,848 whereas the crude future for the November series on MCX too was quoted at Rs 2,848, an all (0 comments)

Independent vs Franchise - 10:48 AM
During this troubled time in our economy, I am trying to resovle my troubled mind and I would like some expert opinions from Broker/Owners that have made the transition from Independent Brokerage to a Franchise Model! To give you a little history, I am a Broker/Owner of an Independent Brokerage in Lafayette, La. I have been open since 2006, and I currently have 7 agents. I am considering a Franchise, and I wanted to ask for opinions, suggestions, or comments! Any response will be appreciated! Thanks, Don Perron
Now is the time to buy a bank owned, bank short sale and foreclosure property !
Joe Kendall, Realtor with Sandals Realty a waterfront and Foreclosure Specialaist writes, Southwest Florida Foreclosures and Bank Short Sales reflect more then 70% of the current recorded sales in southwest Florida. Lehigh Acres and Cape Coral are the leading areas, home buyers are finding homes priced near a 10 year low ! Many investors are returning to the market as well as people moving money out of the current declining Wall Street Stock Market and are paying cash for bottom priced real (0 comments)
