Good luck figuring this out - 05:40 PM
I have been pouring over posts for the last hour and there is one kind of post that just confuses the heck out of me. It's the infamous market report post. I have seen some fantastic market reports posted on ActiveRain in the last few years. There are a handful of people that I will actually stop and read a market report if they post it and I come across it. However, most of them fall into the 'very mundane' (common; ordinary; banal; unimaginative) category. If I was the average Joe Plumber looking for information about housing in my home town, (92 comments)
Active Rain Success Story - November in the Rain - 05:38 PM
Just a quick post to all the blog-o-holics here in Active Rain! I was VERY fortunate to get TWO (count them....TWO) wonderful referrals from Active Rain members in the last TWO weeks !! Brian Block in Virginia had clients that have family here in Gainesville, FL - and sent me email about them. I called them and talked about what they want, and made plans for their visit here. They arrived here last week and we spent 3 days looking and searching for a place they can retire. Last Sunday.....SUCCESS! They are under contract to close before the end of the year! San Marcos Restaurants - The Market Street Cafe in Old California Restaurant Row in San Marcos (LOCALISM FEATURED) - 05:49 PM
As a confirmed foodie, dining out and find new places to enjoy is a favorite pastime. Despite living in Carlsbad, with a terrific list of eateries to experience, I often venture beyond the Carlsbad boundaries, either by invitation or because of things I have heard. I am learning more and more about some wonderful dining places in San Marcos, and after a 3rd visit to one, decided to share the secret. You may already be a devotee. First off, San Marcos has an area called Restaurant Row on the north side of San Marcos Boulevard midway between Rancho Santa Fe Road (14 comments)
How To Conduct A Real Estate Closing...Or Cat Skinning 101...! - 12:57 PM
You've heard the expression I'm sure, 'There are many ways to skin a cat'... I've never been a fan of 'cat skinning', even though I don't consider myself a 'cat lover'...BUT... It came to me recently while contemplating the best way to conduct a real estate closing...!!! The answer may not excite you, but it comes from years of personally handling tens of thousands of closings... The first closing is the 'worst'...you have nothing to compare to... The second closing, is a little better...provided the first closing went well...if not, back to square one... Each (43 comments)
HOW TO GET THROUGH THE REAL ESTATE MARKET FOR THE NEXT YEAR. IT'S COMPLETELY UP TO YOU! - 12:48 PM
SO THE MARKET IS SLOW AND SALES ARE HARDER TO COME BUY. SO WHAT? ARE WE VICTIMS of THE MARKET? OR, ARE WE MARKET MAKERS? What are you doing to improve your production? I'm planning to send a memo to the agents and brokers in my network today to suggest few things that we can all do to improve our production and sell more real estate. IMO, it's all in the numbers. We're not new to the business. We're have experience managing real estate transactions. What we MUST do is improve our individual production. The secret of the growth in (172 comments)
I MUST ADMIT, I AM HAVING TROUBLE KEEPING UP WITH MY GROWTHLEADER LEADS... - 01:03 PM
I must admit, I am having trouble keeping up with the Growthleader leads. Not too much trouble. It has actually been quite good. Once, twice, maybe even three times a day, I get the text message alerting me of a new prospect. Another individual has registered to my website www.ServingNaperville.com, and they are automatically entered into my Vision database. The whole system is pretty cool, actually. The stats are broken down. They expect one closing per 100 internet prospects. Sounds about right. Ken A Realtor you can trust.
What? Client Non-Disclosure Agreements? - 12:53 PM
Today at a brokers' open house, I ran into an agent with whom I had a rather strange transaction several years ago. As we reminisced, she mentioned her seller totally ticked her off because she listed his place for a very, very low fee. Then he went out and blabbed to her entire center of influence (like me, her clients all know one another), and all of them wanted the same deal either for themselves or for their friends they sent her as referrals. Hmmm. Do my guys compare notes? Possibly. But it's OK. I treat all of the members of (37 comments)
OMG!!! Went to See Former President William Jefferson (Bill) Clinton Speak in Moncton! WOW!!! - 12:58 PM
Today, my daughter and I took a 2-1/2 hour drive east from Saint John to Moncton, New Brunswick. We were both VERY EXCITED!!! We both took the time to go see our former U.S. President William Jefferson Clinton speak in Moncton. The former New Brunswick Premier Frank McKenna (now a hot shot for TD Financial Bank) introduced my former president to 6,000 people by the time the Moncton Coliseum was full. He stated a few comments that I think are note worthy. He said, "The financial crisis proves we are living in an interdependent world." That the current U.S. administration should have taken steps on the (68 comments)
Does Our Brokerage Business Model Need a Change with the Eventual Market Recovery? - 12:48 PM
As many of us blog about our local markets, it occurs to me that many of us have also stepped away from the tether of the brokerage office and are more out in the field providing fresh new information and perspective about our local markets. As our markets recover would we also will be better served by also changing the business models of the brokerage. For many of us, we have broken that tether that in the past has offered little more than comfort and replaced that with the exciting new challenges of actually getting to know our markets from the inside, (58 comments)
Charlie Harden has a post I wanted to leave a comment on. “How I connected with customers on the Internet last night!” My comment grew and grew and then ActiveRain wouldn’t allow my comment to post (is AR still wonky?). We’ll let’s just make it a post then! Charlie wrote: Stuff on my AR drawing board (in no particular order) Somehow link up e-mail signatures and all 'social sites' Learn to send ActiveRain blogs to these sites automatically (Bill Gassett has some writings on this) Learn to create audio/video presentations for listings and Localism material Spend more time on Localism (29 comments)
Are You Transparent - 05:47 PM
How important is it for anyone to contact you? Is your phone number readily available for the reader? Do you list your email address? Is your State visible for all to see? These are questions that I put out to the professionals here on Active Rain for several reasons. While visiting not only your Active Rain blog but also you outside blogs and websites it becomes apparently clear that some don't wish to be notified. Sometimes, I don't even know what State you are actively licensed within and the only resource I have is to click on a button that says (65 comments)
Overcoming a (potentially) huge problem with buyers - 12:46 PM
This story is fresh from this week - no need to search my mental Rolodex for lessons in this case. So, we found the perfect home for my buyers. We did it quickly, and with no headaches. The buyers were motivated, highly qualified, and fun to work with. We saw the same home three different times over a two-day period. We met and chatted with the next-door neighbors for a solid hour. We even went by the title company today and got the deed restrictions so that they would feel comfortable about things. I took them to two of the best and not-overly-expensive restaurants (63 comments)
Sports Fans Do You Have A Favorite Game Day T-Shirt, Jersey or Ritual? - 07:13 AM
As a young girl I loved baseball..as a matter of fact..I wore a Phillies baseball cap and watched the game with my biological father..When Ritchie Allen was up to bat.. I would jump up and cross my fingers, stand by the t.v. and repeat over and over again..."Ritchie Allen hit a home run!" Sometimes it worked...and as a kid..it was magic..when he hit the ball over the fence..I did it...I wished it and I really believed that. While I never wore a game jersey or t-shirt..one thing I have to admit..we really tried to watch every game because if we didn't (6 comments)
Deja Vu - 11:16 PM
Several years ago I was working and i got a phone call from a guy who worked for a company who wanted to give me leads in exchange for a referral fee. I asked him what the catch was and he said there was no catch just call the leads set them up on a MLS search and sell them a house when they are ready. Ok....so whats the catch?? He promised there was no catch. He sounded trusting (wink aaron wink wink) so I took a risk. The platform I managed these leads on was a small site called active (4 comments)
NRBA - 11:54 PM
If you know me or read my blog/comments then you know I admire the NRBA. I have been knocking on their door for 2 years. If you look them up you will see they have some big REO hitters who are memebers. They also a CREO designation (certified REO specialist) which I would love to attain. I have been in the biz for over 8 years and I have never WANTED anything this badly!! As of this week I got my email. They email that stated: Your NRBA Membership Process is nearly done, your application has been APPROVED! We're excited to (8 comments)
Thanksgiving Greetings - 04:35 PM
Thanksgiving thoughts are traditionally very personal spiritually or family oriented. I certainly love and cherish my family and friends (and dog of course) although this year my thoughts seem to be much broader and maybe in some ways selfish. The airwaves (ok, and wires) contain quite enough bad news about the world and its new global economy, thank you very much. And yet, there seems to be more hope in the air than I have experienced in a long time. As the incoming administration forms, their popularity is on an increase, a trend we have not seen for quite some time. I am as proud (0 comments)
What Is Your Plan? - 09:33 AM
What's your plan or do you have even one? We had a post over at HouseValues about the changes we'd like see in Market Leader, but those changes are really out of our control. What changes can you make that are in your control? Have you made your plan for 2009, yet? What would you do differently in 2009 that you didn't do 2008? My niche market in 2008 has been the internet. I wanted to beef up my websites and prepare for the buyers that come with a declining market. We still have a few more quarters of uncertainty to (4 comments)
Still time to share your Thanksgiving with the Military! - 08:42 AM
There is still time to share your Thanksgiving with members of our military who are far from home. You see at this time of year there are thousands of men and women who serve in our armed services who are hundreds of miles from home and only have what the military are able to dish up. I did think about this last year too and I called a Vet I know and asked how I could help. And the answer is really simple. So if you are interested, call the First Sergeant of your nearest military base and let them know that you (5 comments)
JACK IS BACK! Two Season Seven previews of 24 for your delight! - 10:04 AM
There are a bunch of them out there - most of them are the first one lifted here from YouTube, but the second one I hadn't seen before. If the trailers are anything to go by then this season looks to be much better than last and certainly way better than the two hour special we all just saw. Enjoy people!
Float:Left; Float:Right, Two divs sitting side by side - 03:11 PM
I am so jazzed about getting this little snippet of code to work, that I am posting it here, so I can find it easily the next time I need it. I had installed the Image Flicker plugin on one of my blogs, and I wanted the rotating images to appear in the right corner of the blog's header while a static logo image appeared in the left corner of the header: <div style="width:65%; float:left; padding-left:30px; padding-top:10px; padding-bottom:10px;"><img src="http://www.mysite.com/image.jpg"> </div> <div id="image_flicker" style="width:22%; float:right; padding-top:20px; padding-right:20px;"></div>
The original Image Flicker code is simply <div id="image_flicker"></div> The key was adding the percentage width (4 comments)

Password Security and Management - 04:00 PM
Password Security Thoughts for the Day: Is is one that some could easily guess? How many sites do you use the same login id and password combination? How many sites are you using different logins, but yet the same password? When was the last time you changed your password? Is Your Password sitting under your keyboard or mousepad? Does your work, Social Networking sites, Website, blog, Email, Banking and other accounts all using the same password? The most important question I have for you -- How safe is your password? Guilty of the above? Are you in need to do some (6 comments)

Adopt my Pal Arfie at Dogpile..No feeding or Walks Required ! - 07:17 AM
I am a big believer in the "shortest distance between 2 points"...even if the points are out there in the blogosphere where it appears that there is no hope of connecting them ! I know some of you are addicted to Yahoo,...and oh how you love to Google...but give old Arfie a try...go to: www.Dogpile.com and see what you have been missing the next time you want to search for something on the web...I am so not the techie and can't remember how Arfie and I first became acquainted....but once he is has licked your keyboard, you will become friends (3 comments)
There is something to be said for "Making Room for the Good". We know that whatever that means...cleaning the office, deleting old e-mails, organizing office supplies....emptying the trunk of old signs....there really is something to "making room for the good." If you are looking for new listings...searching out new buyers....wanting to add a new associate...growing your brokerage with more productive agents....get organized..! The physical act of cleaning out...organizing...and the mental act of expecting the good...knowing that more prosperous buyers and sellers....agents and contracts fill the space is happening as you see it in your mind's eye...imagine how (1 comments)

Are You Ready for Some SHOPPING ??!!? - 07:39 PM
Think, "Are You Ready for Some FOOTBALL?!", and then sing "Are You Ready for Some SHOPPING?!?!?" I bet all the hard-core shoppers probably already have their plans and lists ready for all those stores that open at 4am, 5am, 6am, etc! I even saw signs here in the Kittery Maine area that there are whole shopping areas that are planning to open at midnight on Thanksgiving night! I couldn't believe what I was seeing when I read that - who on earth needs to shop at midnight on a holiday night? And what about the poor employees that have to be there to work? (29 comments)
Thanksgiving gift - 04:25 PM
Yesterday 200+ luxury real estate agents received an appreciation gift from the Institute for Luxury Home Marketing. The Institute gave ALL of their founding members (those who joined in 2003 and have stayed with them for the five years since) a free one year extension of their membership. They gave up over $50,000 in revenue to help these agents in generally tough times and to really say, THANK YOU, and we do appreciate you. I've blogged before about all the benefits and values the Institute for Luxury Home Marketing keeps adding for their members. This was truly a wonderful Thank (1 comments)
Be your own resource - 04:46 PM
Our team is lucky to have Amy, our Information Guru. We'll often call her from the field with some of the wall question a client has asked, or some tidbit that we need (as well as often asking her in the office). It's great when she calls back quickly with the information. She'll sometimes ask - Do you know where I found it? No. On one of your blogposts! So, you see, we can be our own resource. (3 comments)
