I have been pouring over posts for the last hour and there is one kind of post that just confuses the heck out of me. It's the infamous market report post. I have seen some fantastic market reports posted on ActiveRain in the last few years. There are a handful of people that I will actually stop and read a market report if they post it and I come across it. However, most of them fall into the 'very mundane' (common; ordinary; banal; unimaginative) category.

Just a quick post to all the blog-o-holics here in Active Rain!
I was VERY fortunate to get TWO (count them....TWO) wonderful referrals from Active Rain members in the last TWO weeks !! 
Brian Block in Virginia had clients that have family here in Gainesville, FL - and sent me email about them. I called them and talked about what they want, and made plans for their visit here.  They arrived here last week and we spent 3 days looking and searching for a place they can retire.  Last Sunday.....SUCCESS!  They are under contract to close before the end of the year!

You've heard the expression I'm sure, 'There are many ways to skin a cat'...  
I've never been a fan of 'cat skinning', even though I don't consider myself a 'cat lover'...BUT...  
It came to me recently while contemplating the best way to conduct a real estate closing...!!!  
The answer may not excite you, but it comes from years of personally handling tens of thousands of closings...  
The first closing is the 'worst'...you have nothing to compare to...  
The second closing, is a little better...provided the first closing went well...if not, back to square one...

I must admit, I am having trouble keeping up with the Growthleader leads.
Not too much trouble.
It has actually been quite good.
Once, twice, maybe even three times a day, I get the text message alerting me of a new prospect.  Another individual has registered to my website www.ServingNaperville.com, and they are automatically entered into my Vision database.
The whole system is pretty cool, actually.
The stats are broken down.  They expect one closing per 100 internet prospects.
Sounds about right.

What? Client Non-Disclosure Agreements? - 12:53 PM
Today at a brokers' open house, I ran into an agent with whom I had a rather strange transaction several years ago.  As we reminisced, she mentioned her seller totally ticked her off because she listed his place for a very, very low fee.  Then he went out and blabbed to her entire center of influence (like me, her clients all know one another), and all of them wanted the same deal either for themselves or for their friends they sent her as referrals.

Today, my daughter and I took a 2-1/2 hour drive east from Saint John to Moncton, New Brunswick. We were both VERY EXCITED!!! We both took the time to go see our former U.S. President William Jefferson Clinton speak in Moncton.  The former New Brunswick Premier Frank McKenna (now a hot shot for TD Financial Bank) introduced my former president to 6,000 people by the time the Moncton Coliseum was full.

How important is it for anyone to contact you?
Is your phone number readily available for the reader?
Do you list your email address?
Is your State visible for all to see?
These are questions that I put out to the professionals here on Active Rain for several reasons.
While visiting not only your Active Rain blog but also you outside blogs and websites it becomes apparently clear that some don't wish to be notified. Overcoming a (potentially) huge problem with buyers - 12:46 PM
This story is fresh from this week - no need to search my mental Rolodex for lessons in this case. 
So, we found the perfect home for my buyers.  We did it quickly, and with no headaches.  The buyers were motivated, highly qualified, and fun to work with.  We saw the same home three different times over a two-day period.  We met and chatted with the next-door neighbors for a solid hour. 
We even went by the title company today and got the deed restrictions so that they would feel comfortable about things.

Several years ago I was working and i got a phone call from a guy who worked for a company who wanted to give me leads in exchange for a referral fee. I asked him what the catch was and he said there was no catch just call the leads set them up on a MLS search and sell them a house when they are ready. Ok....so whats the catch?? If you know me or read my blog/comments then you know I admire the NRBA. I have been knocking on their door for 2 years. If you look them up you will see they have some big REO hitters who are memebers. They also a CREO designation (certified REO specialist) which I would love to attain. I have been in the biz for over 8 years and I have never WANTED anything this badly!!

I am so jazzed about getting this little snippet of code to work, that I am posting it here, so I can find it easily the next time I need it.
I had installed the Image Flicker plugin on one of my blogs, and I wanted the rotating images to appear in the right corner of the blog's header while a static logo image appeared in the left corner of the header:

Think, "Are You Ready for Some FOOTBALL?!", and then sing "Are You Ready for Some SHOPPING?!?!?"
I bet all the hard-core shoppers probably already have their plans and lists ready for all those stores that open at 4am, 5am, 6am, etc! 
I even saw signs here in the Kittery Maine area that there are whole shopping areas that are planning to open at midnight on Thanksgiving night!  I couldn't believe what I was seeing when I read that - who on earth needs to shop at midnight on a holiday night?  And what about the poor employees that have to be there to work?  … (29 comments)

Yesterday 200+ luxury real estate agents received an appreciation gift from the Institute for Luxury Home Marketing. The Institute gave ALL of their founding members (those who joined in 2003 and have stayed with them for the five years since) a free one year extension of their membership.
