Oak Cabinets with a New Face - Glazed Cabinets are Beautiful - 01:50 PM
I reblogged a post yesterday about painting cabinets.  I thought this was a perfect post because I made a really drab kitchen, really beautiful last year.  I truly wish I could find the old photos for before and after but I think that was before I had a digital and only God knows where the photos are now.  But I did take a picture of the cabinets in the bathroom that are still there---they looked exactly like them.
In this kitchen, we put in the two windows that are to the left of the sink.  Before that there were no windows … (75 comments)

Rent vs. sale: the lesser of two evils - 02:02 PM
The most successful of my advertising copies for 2008 was the one which said, "The houses in Pepper Pike, Solon, Mayfield, Twinsburg needed for rent with option to buy".
I used to say that I did not do rentals, neither many of my colleagues who specialize in residential Real Estate sales in Greater Cleveland did. I do rentals now.
I do rentals because there are many potential buyers who can not go through new tough underwriting requirements.
I do rentals because it's a big demand in a rent-to-own scenario and it will be even bigger for few more years.
I do rentals because my selling … (40 comments)

Active Rain Compared to Real Life - 05:25 PM
I found myself doing my morning ritual of reading other blogger's posts, and was focusing mostly on Active Rain posts (mostly because I didn't find any external blogs on my feed reader that interested me a whole lot).  As I was doing so, and collecting 25 points per comment, I realized just how brilliant Active Rain's point system is, and how that point system equates to real life.
Granted, we all know that:
No matter how fantastic the content on our blog is, we're not going to get a lot of readers without getting out there in the community and participating … (89 comments)

I'm not participating in this recession - 05:12 PM
Yep.... you heard it right.  I am refusing to buy into Detroit Michigan's recession.  I am not going to doomed and gloomed by the media.  I can't afford to be scared.  Me and my family are making a stand!!!  WE HAVE DECIDED NOT TO PARTICIPATE IN THIS YEARS RECESSION
I'm not participating in this recession.  My family, friends, and co-workers are going to work hard.  We are going to stay afloat.  We are going to different things to make money.  We are going to work harder and smarter.  We are going to take the extra steps or steps to keep our jobs … (85 comments)

The Case of the Missing MLS Photos - 01:44 PM

One of our team agents called us the other day, sounding rather stressed. We had received a referral from an agent in another state (through Twitter, BTW!) and had assigned it to our team agent for follow up. She had emailed several listings to the client, and it so happened that many of them had no pictures of the house at all, and the client wondered how, as a long-distance buyer, he was supposed to get a feel for a house if he couldn't see what the house looked like inside and out? And we certainly can't argue with … (39 comments)

I had Lunch at Google - 05:25 PM
Yesterday, I ate lunch at Google in Ann Arbor. Here is how it happened: At NAR in Orlando, Cyndee Haydon and I were walking around the Expo and Google had a large booth there.
So I go strolling up and met a guy named Payton Dobbs...I asked him to share with me the latest and greatest about Google.

Payton asked me if I was using Google Docs and I said yes we use it for each transaction. My assistant opens a new Google Doc for each file that is under contract. Then the buyer agent and Colleen can … (134 comments)

Before and Afters of Home Staging an Equestrian Estate in Delray Beach - 01:38 PM
Never under estimate your potential clients. My company received a call about 2 months ago for a Quote on a Vacant equestrian home. We followed up 3 days after the bid, they said they were not ready but that they were strongly considering the staging later on. I called back 3 weeks after to check on them and still sound interested in the staging but have so much work, because he wanted to install new cabinets in the kitchen. I suggested he did not need to I suggested buying a new stainless steel refrigerator and changing the hardware from the cabinets … (34 comments)

WHY BLOG? - 01:29 PM
Recently at lunch, a friend asked why I bother to write a blog. After a short volley of debate that began with the advantages of Google rankings and then ended with, "So, has it made you  money?" I started to question it myself. As my friend pointed out, many of the "bloggers" on Active Rain and other sites simply copy and paste other people's material, post up canned market reports or even slap on MLS listings in an attempt to show their sellers how much "reach" they have.
"What's your point?" I finally asked, in an exasperated attempt to get back … (23 comments)

Some agents just don't get it - try updating your MLS listing remarks - 01:36 PM

Please update your listing remarks!
I had some buyers interested in seeing a small fixer upper in Wailuku Maui.  It's listed by a rather obscure company.  The agent remarks said it was vacant and easy to show... it even gave the lock box number.  I arranged to show it to them at 3 in the afternoon.  I called the agent's cell number to confirm the appointment and all I got was a message stating his voice mailbox was full.  Tried to call his office number, but wait it's the same number!  Must be a one man office.  So I emailed … (61 comments)

Do you march to the beat of a different drummer? If you do, there is an ActiveRain cadence for you! - 01:34 PM
Many members and I have been having many discussions recently about the social networking aspect of ActiveRain. I wrote a post about being part of the inner circle at AR and many comments later to my surprise I discovered that I was deeply intertwined into the fabric of AR society!
As those that comments so astutely pointed out; it turns out that we seek our own circle of like minded individuals, and that the circle expands and contracts with necessity, and that if we are active, we become a core element of that circle!
And it was also noted that the … (61 comments)

You wanna put your what, where? - 01:35 PM
Alright, this isn't a Big Sexy Hair post, but I'll do what I can. A few people have asked me how I get my photo's onto my sidebar.  It does involve a little HTML code, but it's a snap, I promise!Your images will need to be hosted somewhere; either your own server or one of several photo hosting sites such as Flickr, Webshots, Photobucket or ImageShack.  Just make sure that your host assigns an individual URL to each photo. * As Mike Saunders pointed out, most ISP's give you storage space as well that can be used to host your photos.

Looking In The Mirror - - 01:38 PM

Attitude – You get What You Put Into Things I try and have a good attitude most of the time.  I will be the first to admit I do not always manage to keep a good attitude I do try and find it sometimes it takes practice.  I have had the saying each day over this year that if I get up every morning and do what I know to do, do it the best I can I can make a difference in my business.
This week I had a real realization to just how negative I am and have … (41 comments)

How to Create an Upward Shift - Question of the Week - 02:00 PM
While reviewing your 2008 business and making your 2009 "written" business plan, we analize everything.  But, let's start with your closings.
So this post will only talk about our REVENUE/INCOME stream.   We all have listings that closed and buyer transactions that close in 2008.  Let's call them our "CLOSED SIDES".   At the minimum, any Realtor can find out how many closed sides that they had for the year.  You'll see the sales volume total amount too. Here's the scenario:    Let's be hypothetical here....Let's say you had 30 "sides"  in 2008 and the volume totals equal $ 6,500,000  then the … (35 comments)

How Do You Pick Blog Topics? - 08:08 AM
Last night someone called me and asked me how do I pick my blog topics...I had to tell the truth often times..there is no rhyme or reason.....sometimes I sit in a trance like state..and my husband asks..
"What's wrong?" The truth is...its my blog topic...and its my thinking look when I am getting ready to write a blog post.
Sometimes something occurs in the day..which triggers a blog post.. Other times...it starts brewing in my head for days on end..and finally it gets put into a blog post. I tend to look up top searches and sometimes..top searches..equals awesome blog material. … (20 comments)

Relocating- First Hand Experience Part 9 - 08:52 AM

Man, I'm beginning to understand what sellers go through to get their houses on the market.  4 years ago, I sold my previous house.  It was easy to get ready as there was only me living there.  I could just pack up what I wanted and get it stored.
This time around, we're going to be moved by corporate relocation, so I can't pack everything I want to put up as they have to pack it for insurance reasons.  I'm  having problems finding places tucked away for everything.  I packed basic stuff like books and folders since those can't break, … (12 comments)

The Future of Niagara Falls New York - 07:35 AM
The Future of Niagara Falls New York

Turn it into a World-class tourist destination!
I originally published this in April, and it might just be time to think about this yet again. With all the excitement of Niagara Homecoming showing how just how a few people can make a difference. Driving around Niagara Falls yesterday I saw signs of improvement, construction happening and some excitement in the community with all the possibilities.   I see it more because of the planning of Niagara Homecoming.
I think this is I am just old enough to remember Niagara Falls NY being … (3 comments)

Buying Bank Owned Properties in Central Florida. Or NOT!! - 04:58 PM

Typical REO in my area.
Hi folks, I have to say that my job right now sure is a lot harder than it needs to be. With over 85% of the closings in my area being either banked owned properties (REOs) or short sales it has never been more difficult to get a simple real estate deal to closing. Someone, please tell the Banks that selling real estate is NOT brain surgery!!!
It works like this:
You have a property you want sold. You list it "for sale". A Buyer comes along wanting to buy. A deal is negotiated. Then all … (31 comments)

Are your investors buying right now????? - 11:06 AM
Are your investors buying right now? I see this market being such a great opportunity for investors and I wish I currently had the means to buy a few properties myself. Being in Birmingham Alabama, our market has fared the storm pretty well with very few areas of Birmingham homes losing value. There are a lot of foreclosures on our market but less than the nationwide average.
Cash buyers have a great opportunity for buying some of these foreclosures. Heck even if you have 3% down and want to buy a foreclosure for your personal residence, you can get great rates and … (1 comments)

Mobile and Baldwin County AL Real Estate Statistics and Trends - November 2008 - 08:07 AM
We have tabulated the statistics from sales transactions from the month of November 2008 as reported by the Mobile Area Association of Realtors (Gulf Coast MLS) and the Baldwin County Association of Realtors.  The number of sales of existing homes dropped drastically in both counties.  This is a trend nationwide with the uncertainty of the economy.  As a result of the low number of sales you will see the month supply of homes known as absorption rate rose drastically.  The inventory levels have been dropping slowly but low number of sales affects the absorption rate.  Below is a review of each of … (0 comments)

New Orleans Handi-Man, Where are the good ones when you need One? I call Sal!
When you deal with real estate you need to know how to get things done with people you can trust to do the job.  I use Handy-man on a regular basis when putting units up for sale that need painting, plumbing and general clean up duties done.  You must have your condo or piece of real estate in top shape as there is always a lot of competition.  You want your unit to shine in comparison to others.  I use Sal Cannizaro and have been pleased … (2 comments)

How safe is your data? Web based vs. Desktop CRM's - 09:09 AM
Following is a little known fact. If one were to think about it, it makes perfect sense, but I had simply never thought about it. Everyone who likes Web CRMs always says, “I like Web based databases because I don’t have to worry about backing up.” Let us think about this in some detail. Let us say your computer is stolen. With a Web based product, all you have to do is get another computer, log in, and everything is there like you left it. Very nice! And that’s the type of scenario people always think about when they think about … (4 comments)

Martin County Florida Foreclosures Down for November - 03:53 PM
Martin County, Treasure Coast of Florida
Foreclosures in Martin County were down in November compared to October while the rest of the Treasure Coast saw increases in foreclosure rates.  Martin County had only 252 for November compared to 312 in October of 2008.  Year to year, we saw an increase from 122 in November of 2007.
Martin County's past slow growth philosophy has allowed this area to escape some of the dramatic foreclosure issues of neighboring counties.  Palm Beach to the south and Saint Lucie to the North.
