Whoa! Snow in Baton Rouge & Interest Rates Below 5%! - 04:09 PM
I posted a picture of tree in my front yard.  It never blooms quite as pretty as it was yesterday covered in snow.  We've never had a snow like yesterday, so if you or someone you know is planning a move to the south for the warmth, it's still safe.  In fact, we'll have highs in the 70's by this weekend.
Yesterday was a real treat to us southerners.  We had 3 inches of snow.  And, interest rates are a double Christmas treat.  I have contact with lenders that are offering 30 year conventional fixed rate loans at a rate of … (11 comments)

LOW INTEREST RATES 5% AND BELOW - GOING DOWN! - 04:19 PM
Here's a few other Loan calculations...
Via Linda Fredericks (RE/MAX First):
With interest rates in the 4% and 5% range families can afford to buy the home of their dreams.  At 5% the payment is $5.37/1,000.  This means that on $100,000 loan the principal and interest is $537; on $200,000 it is $1,073.64 and on $300,000 it is $1610.46.  AWESOME!

Everyone stop by and say hello, or stay and chat.

New Orleans, Goofing of with photos! Its that time of year! - 08:06 PM
Had some time today to just goof off making a Christmas New letter than I send out with my calenders this time of year.  Wanted to give the letter a local flavor so I came up with these. I used picnik.com which is a great tool for such things. I am adding a part about subscribing to my blog as I am finding out that the public knows little about the things we take for granted on Active Rain.
Maybe we could have a holiday contest for this sort of thing. The Holidays in your town or something like … (13 comments)

We've Earned This Beautiful South Florida Weather - 11:06 PM
I hear it's snowing somewhere in the U.S. with blizzards and huge hail the size of bowling balls. I heard it from someone at a local clam stand::Tarks in Dania where my husband and I enjoyed some steamers and chicken wings before our movie.  It's about 59 degrees outside, with a slight breeze, just "cold" enough to make us Floridians don our Patagonia fleece outerwear for the evening. In the morning it will be crisp and cool, warming up to the mid-70's in the afternoon. THIS is what we Floridians call "Winter". This is Winter as I've always known it, much different … (2 comments)

Keep The Horse Before The Cart - 01:20 PM
While many buyers are aware that a mortgage pre-approval letter increases their buying confidence and power, most may not understand exactly why pre-approval is so important.  Why should you jump through the application hoops before even beginning your home search?
First, you'll know exactly how much loan you can afford, making your initial home search much easier.  Why waste your time looking at homes either out of your reach or well below your financial grasp
Second, pre-approved buyers stand on solid negotiating ground with sellers.  Sellers working with well-qualified buyers are more likely to accept the offer and less likely to … (0 comments)

Growth Leader: One Week in and the Leads are Growing - 03:00 PM
I'm just one week in to the trial run of the new Growth Leader product by Market Leader.  During the initial set-up stage, the Market Leader folks were very helpful and attentive in getting my new site: www.searchinalexandria.com up and running.
On Monday, I attended the Vision 101 webinar and learned more about the system, how it works, how to use it, and getting started.  It's fairly straightforward and seems to have some good features.
And then BAM!  In came my first lead.  So far, 5 this week.  Not bad for a start.  Nothing miraculous yet, but I haven't had to … (10 comments)

Twittertise: Ad Campaigns for Twitter - 09:14 PM
It was only a matter of time before the marketing and advertising world figured out a way to leverage the social networking reach of Twitter. With new start-up Twittertise, you can schedule tweets and track click rates for links.
The clickthrough analytics are quite basic. What I really like is the automated efficiency of the scheduling feature. Real estate agents can use Twittertise to promote an open house, publicize a listing, or generate buyer leads.
Of course the key to using any automated content successfully (including tweets of your latest ActiveRain post) is to balance it with live content in an approximate 12:1 ratio. … (7 comments)

Using Social Media for Lead Generation - 11:45 PM
We blog for many different reasons - to share information, to network with others, to exercise a love of writing, to show our personal side - but the number one reason for most real estate bloggers is to generate leads.
To extend our online presence and amplify our blogs, we participate in social networks. Facebook, LinkedIn and Twitter are the most popular, and it seems there's a new site every week. The big challenge is how to balance our online efforts with the constantly changing day-to-day activities of real estate.
Marketing Sherpa recently published an insightful case study about how technology startup BreakingPoint … (9 comments)
