A Call-Out to Active Rain Realtors for HELP - 07:56 PM
Can we talk here? I honestly need some assistance. It seems I am having difficulty finding a Realtor for my client. I have tried two Active Rain members who indicate on their profiles that they sell Real Estate in Puerto Vallarta, Mexico. The first agent took some time before responding and ended up too sick to follow thru. The second agent sent an email saying that someone else would contact me...NEVER did. So, I am putting this out to our membership and asking, do you want a lead? Do you want a cash buyer who is willing and able to buy a (69 comments)
Ending the Year on A Positive Note - 09:55 AM
As 2008 comes to an end and we anticipate the New Year, we all need a time to reflect back on this past year. Our blessings, our hopes, our dreams, our goals, our failures, our successes. The team of ReStyled to Sell has had a fabulous year with Stagings and Redesigns We have watched our business grow as we helped many people with the sale of their homes. We have been named Preferred Staging Experts for KHovanian and helped them implement their new program "From Your Home to Ours". Over the past several months we have attended two very special events (7 comments)
Improve Conversion Rates with Google's Website Optimizer - 04:24 PM
Page views without conversions are just, well ... page views. The ultimate goal for any online presence is to get site visitors to respond to a call to action - filling out a form, registering to receive listing updates, subscribing to a blog. There has always been considerable debate among real estate agents about the best ways to convert site traffic. Some require registration up front, while others believe that providing info up front will lead to a higher quality of registrants. Some bloggers include a 'Subscribe' button in every post; others prefer a link in the sidebar. Wouldn't it be great if (9 comments)
Google Asks 'Do You Feel Lucky?' - 10:09 PM
One of the things that I like about pastor Jud Wilhite's sermons at Central Christian in Henderson NV is that he always ties them in to the present day. A few weeks ago Jud spoke about how we are always searching for answers - from the most mundane issues to the meaning of life. Today 'search' and 'Google' are used interchangeably. More than 50 million people per month look to Google for answers. But with billions of pages indexed, the product of a Google search can be a little overwhelming. Search for "real estate" and there are about 514 million results. Want to know about "mortgage (3 comments)
Lender list now up to 311 Lenders........ - 02:22 PM
12/12/08 Here's the updated list from Mortgage Implode (www.ml-implode). Sad to think of all of the people that these lenders closings effects...... and what a ripple effect it has (title, appraisers, the paper guy, coffee guy, the restaurant next door, etc). "Imploded" lenders: The "imploded" status is somewhat subjective and does not necessarily mean operations are ceased permanently: it can mean bankruptcy filing, temporary but open-ended halting of major operations, or a "firesale" acquisition. The Companies include all types (prime, subprime, or a mix of both; retail or wholesale; subsidiaries and entire companies). Note: Companies listed here may still be operating in (0 comments)
Documentation waivers still exist...... - 02:34 PM
Just an FYI (especially for Minnesota), we still have the ability to issue (and are issuing) loan approvals based on income, asset and, on some refinances, even appraisal documentation waivers..... I don't know of anyone else doing this....as a matter of fact, I was just referred a loan recently from a friend of mine at US Bank because they couldn't do a documentation waiver program-yes, I have the preliminary approval and the loan is locked! The big difference is we don't have any chart like in the past that says "if this and this then it qualifies for that". It is a waiver program that (0 comments)
Technology Overload - 12:31 PM
Maybe it's just me but recently I've been feeling a bit overwhelmed by all of the "techie" tools available to us as agents. I have always tried to stay ahead of the curve by having the latest and greatest tools to assist my clients but where do you draw the line? I think I'm addicted to technology. I think it might actually be a sickness that consumes your whole day and takes you away from the important things like prospecting and client follow-up. Don't get me wrong I love that we have so many tools available but just wish I could (4 comments)
Where are all the California Realtors? - 02:57 PM
This seems like a good group. I like the name. It is simple and concise. But there doesn't seem to be too much happening here. Any thoughts? (0 comments)

Have They Convinced You That You Cannot Succeed? - 08:59 AM
Let me ask you a question. Have they convinced you that you cannot succeed? Have they convinced you that this market is impossible? Have they convinced you that the market turning around is the only thing that can help you? Well, I got good news and bad news. The bad news is shame on you for letting an outside force or entity to control your outcomes but the good news is… IT IS VERY EASY TO STOP LISTENING TO THEM! First of all, who are THEY? They can be the media, your friends, your family members, your parents…it may even be (6 comments)

Wee GREEN tree house (see photo I took not long ago) or grand sustainable estate, there's no doubt about it, even moving to beautiful ASHEVILLE, NC can be a challenging experience. RELOCATING to new surroundings can disrupt the flow of your daily life, be time-consuming and costly. Working with us to scout out and secure that "perfect" eco-friendly property, while it is an exciting adventure, can also bring up concerns. That transition needs thoughtful coordination. Not to worry...we can help! Actually, we enjoy providing eco-friendly information and details of interest (7 comments)

Here's A Market First - Springfield Mo Homes For Sale - 07:42 AM
Never did I ever think I could find a Springfield Mo home for sale that has over 1858 sq. ft. of living space, just a few years old, with a 3 car garage for only $135,000. For buyers looking to find that "steal of a deal" and wanting a home in a great location in Springfield, and I might mention it's all brick too!
No, this is not a bank foreclosure. Below market value. Home to be sold in 'AS-IS' condition. Like new 4 bedroom, 2 1/2 bath home in Augusta Hills subdivision. Jetted tub, smooth top stove, (0 comments)
Are You Losing Your Home To Foreclosure? Saving Springfield Mo Homes For Sale - 04:26 PM
Are you in a financial situation that may cause you to lose your home to foreclosure? Foreclosure is not always the answer. Working with a "short sale" realtor could allow you to sell your home and move on. What is a "short sale" realtor you ask? A "short sale" realtor is a real estate agent that has successfully worked with the bank to accept an offer to sell your home for less than what you owe, and forgive the remaining balance. Many homeowners in today's market can not drop the price of their home, due to the balance of the loan (2 comments)
Update Your Home Before Listing - Making Money On Your Springfield Home - 07:04 PM
New Paint! Declutter! Clean! Fix and Repair! Today's market requires you update your home before listing. Many Southwest Missouri home owners don't realize that a little paint and cleanup goes a long way to add value to your home. They assume their home is the best, biggest, best lot and built better, etc. They see homes in the neighborhood, totally updated with a better floor plan, selling for more and believe they should receive the same amount. However, home buyers shop more than ever before. They look at the possible defects and problems that may occur after purchase and anything that might (2 comments)
