A Call-Out to Active Rain Realtors for HELP - 07:56 PM
Can we talk here? I honestly need some assistance.
It seems I am having difficulty finding a Realtor for my client.
I have tried two Active Rain members who indicate on their profiles that they sell Real Estate in Puerto Vallarta, Mexico.
The first agent took some time before responding and ended up too sick to follow thru.
The second agent sent an email saying that someone else would contact me...NEVER did.
So, I am putting this out to our membership and asking, do you want a lead?

Page views without conversions are just, well ... page views. The ultimate goal for any online presence is to get site visitors to respond to a call to action - filling out a form, registering to receive listing updates, subscribing to a blog.
There has always been considerable debate among real estate agents about the best ways to convert site traffic. Some require registration up front, while others believe that providing info up front will lead to a higher quality of registrants. Some bloggers include a 'Subscribe' button in every post; others prefer a link in the sidebar.

One of the things that I like about pastor Jud Wilhite's sermons at Central Christian in Henderson NV is that he always ties them in to the present day. A few weeks ago Jud spoke about how we are always searching for answers - from the most mundane issues to the meaning of life.
Today 'search' and 'Google' are used interchangeably. More than 50 million people per month look to Google for answers. But with billions of pages indexed, the product of a Google search can be a little overwhelming.

Lender list now up to 311 Lenders........ - 02:22 PM
12/12/08 Here's the updated list from Mortgage Implode (www.ml-implode).
Sad to think of all of the people that these lenders closings effects...... and what a ripple effect it has (title, appraisers, the paper guy, coffee guy, the restaurant next door, etc).
"Imploded" lenders: The "imploded" status is somewhat subjective and does not necessarily mean operations are ceased permanently: it can mean bankruptcy filing, temporary but open-ended halting of major operations, or a "firesale" acquisition. Documentation waivers still exist...... - 02:34 PM
Just an FYI (especially for Minnesota), we still have the ability to issue (and are issuing) loan approvals based on income, asset and, on some refinances, even appraisal documentation waivers.....
I don't know of anyone else doing this....as a matter of fact, I was just referred a loan recently from a friend of mine at US Bank because they couldn't do a documentation waiver program-yes, I have the preliminary approval and the loan is locked!

Technology Overload - 12:31 PM
Maybe it's just me but recently I've been feeling a bit overwhelmed by all of the "techie" tools available to us as agents.  I have always tried to stay ahead of the curve by having the latest and greatest tools to assist my clients but where do you draw the line?  I think I'm addicted to technology.  I think it might actually be a sickness that consumes your whole day and takes you away from the important things like prospecting and client follow-up.  Don't get me wrong I love that we have so many tools available but just wish I could … (4 comments)
