My Localism Posts in Active Rain - Three Listings! - 11:08 PM
I just wanted to stop and share a quick note. A post I wrote some months back about Queen Creek was found by a Washington Realtor! He referred me a listing which I just took tonight and will be sharing here.
Another localism post written by me about Mesa was found by someone who wants to list her home after the first of the year.
Yet another seller found me per my Active Rain Mesa Localism posts - that home has since sold.
Another listing referral I took was given me by someone here on the Rain. It didn't sell, but … (101 comments)

Is technology in your world making you go a little nutso? - 08:25 PM
Is technology in your world making you go a little nutso?
I'm as connected as the next REALTOR or techy out there with SmartPhones, Laptops and such. But the reliance on technology when it fails drives people's emotions out of control. Patience evaporates if technology gets in their way.
On this Active Rain network with some recent outages you would have thought some bloggers lost water, electric, heat and satellite TV to their homes. What a bunch of cry babies. I know a true addiction when I see one.
Checking emails on my iPhone next to a locker at a fitness … (62 comments)

Aggressive, Pushy or a Flat Out Pain in the ...... ?? - 07:46 PM
That first meeting! We usually have some insight regarding the attitude of a person at that very first meeting. It's that first impression that really stands out in ones mind.
Let's say we 'meet' a peer online and for that first impressionwe get is an opinionated mindset and a bunch of !!!! (yelling) with a judgmental view. Let's say we meet the lady in line at the cashier checkout in a grocery store and all they're doing is nagging and ranting about who knows what.
Well, sometimes we HAVE to be judgemental on our end in picking and choosing what kind of friends … (74 comments)

How To Follow the Elite on Twitter & Are you One? - 09:50 PM
Finally embracing Twitter (part 1) there is a Following to be built.  With a lot of ways to find people and businesses, first you have to decide on WHY you want to Twitter.  For me it started as being about business.  Always looking for ways to promote my business, it was about promoting listings, local communities and to encourage people to choose me to assist them with their Real Estate needs.  I have found it is that and so much more.
Following people from ActiveRain was the first step.  I listened to RainRadio(already knew about @bradandersohn) and heard about @kimwood, @pchaney and @myrtlebeachblog.  Once … (49 comments)

Transition necessary - job loss is not the end of the world - 10:02 AM
Things were looking pretty grim when I last posted.  In Michigan, nobody is going to deny that things are sad.  Ask Congress.
My husband lost his job in the auto industry on October 28, 2008 after nearly 20 years as a dedicated and continually valued professional.  At first it felt devastating but then with the severance package we felt empowered.  A huge bonus to leave?  Well, I guess that is better than, soooooorrrryyyy.  Or a note on the door when a person arrives for work one day.
We paid down debt and allowed ourselves many months of expenses, not even allowing … (47 comments)

From our ActiveRain family to theirs - Let's help a family in need - 10:50 PM
ActiveRain adopted a family for Christmas this year. We want to see if you will help us give them the best Christmas ever.
We actually adopted a little girl and her family through the Seattle Children's Hospital. Zorra is the little girl and she lives with her five siblings and their mom. The family is facing significant financial stressors, like many families across our country, that will prevent them from obtaining needed items during the holidays. Beyond the items they need, we also want to raise the spirits of five children in our community who will not have a Christmas if … (107 comments)

Finding Local Contacts for Twitter - 10:08 AM
As many of you know establishing new relationships via Twitter can bring you the potential for future business.
This is one of the benefits of social networks and becoming connected online. We all get requests daily via our accounts to be contacts, friends, to follow, and so forth.
It's great that all of us in the Real Estate industry can use Twitter as a tool to keep in touch but have you ever wondered how you can make connections with those that are local to you? I am going to show you how. There is a site called Twellowhood that allows … (136 comments)

Is it Okay to Blame the Market for Your Lower Production? - 11:04 AM
In my last blog, I mentioned that I refuse to work with agents (on a consulting basis) if their only explanation for their struggles is to blame the Other Guy. If someone isn't willing to first look in the mirror to find the solutions to their dilemma, I know I'll be of no use to them!
But let's talk about blame for a moment... rational blame versus irrational blame.
I think it's pointless to "blame" our clients for our troubles. Oh, we real estate agents are experts in doing this - after all - the phrase "Buyers are Liars" is deeply ingrained in … (76 comments)

How to Market Yourself with Holiday Gifts for Cheap or FREE - 09:19 PM
Waking up this Monday morning to dark skys, rain, and a cold house this is what I thought of....oh good we will have a White Christmas.  That is something to be thankful for when you live in an area that is typically sunny and warm on Christmas.  I love that feeling "I'm dreaming of a white Christmas"..and today it is 10 days before Christmas. That can be a good thing or one that brings a lot of stress, but it doesn't have to. Here are some ways to Market Yourself for cheap or free......

60 Minutes - Second Wave Is Coming...This Thing's Not Over Yet. - 09:31 PM
My husband, Michael cringes when I post things like this - but I never promised to bring you just the Pollyanna good news in the market. The '60 Minutes' piece speculates that we are about halfway through this housing crisis. According to the show, the first wave of this crisis was made up of sub-prime loans. The second wave is predicted to be Alt-A loans and Option ARMs that have adjustments coming.

Watch CBS Videos Online Sean Egan, considered to be on of 6 Wall Street experts that 'predicted the fall of the financial giants' says that the housing market is … (56 comments)

Check out the most commented photo on my Sarasota real estate website - 09:23 PM

This is me and my son Dylan when he was 6 months old. Dylan just turned 4 years old but I keep this photo on my website because I have received numerous emails over the years from people who love it. I have received emails from young families that wanted to work with me as a Realtor because they were a young family as well and felt some sort of connection.
Dylan used to always make that look with his face and mouth. He was sitting in my lap when I noticed that my wife, Kay, was coming over with … (45 comments)

Generating Leads Using IDX Tools - 10:38 PM
Here's a cool way to setup your IDX and AR Blog as a Lead Generator.  Jenniffer Lee from RE/MAX has done a nice job, in my opinion, of adding a feature like this to her Blog. Having this option available on a post like this is potential lead generation at its best. Yes, this is a shameless plug for Jenniffer.
I've read thousands of posts on AR, seen hundreds of buttons and "Search MLS" icons, and have seen some really creative images and ways to entice readers and traffic to visit your listings and MLS systems, but this really caught my attention.  … (109 comments)

Books and Brownies - 01:34 AM

They arrived!  Cartons of beautiful books – my book! Fresh from the printer, everything I hoped for and more. Can't help it – I'm very proud of the end result of all those months of planning and writing and revising.
Of course, we had to celebrate with a signing/packing/shipping session. And what's a celebration without chocolate? I was prepared with Baltimore's famous Berger cookies, but my publisher, Peg Silloway, did that one better with homemade fudgey brownies. Yum!
Books and brownies – there's no better way to celebrate.

How do you handle a client who went through two other agents and now wants to come back to you at a reduced commission? - 08:45 PM
One of my clients likes to buy vacant lots and build really fabulous homes with wonderful amenities. The first time I met him, he had overbuilt a home in an area of older homes with less value, and had previously listed it with an agent who didn't do a very good marketing job.
After he hired me, I developed and executed an aggressive marketing plan, and got the house sold. He liked my performance enough that he hired me for subsequent projects through the years.
Hired another agent
Then last year, he and his partners bought land in an older development, … (56 comments)

The DREADED "X" (Under a POST), IS NOT WHAT I THOUGHT IT WAS. Do you know? - 08:39 PM
Have you ever seen one of these little things ?   They appear (if they're going to appear)like this:  Posted by Kat DeLong, REALTOR LAKE ARROWHEAD, CA, (This is just an example-I haven't received one, yet) right under something you've just posted.
I've been muddling my way through the ActiveRain World for quite some time and, now and again, I've seen those ugly little 's. I always assumed, Uh-Oh, someone did something really naughty. Well, NEVER assume.
I finally decided to research this matter and, as it turns out, they're really not so bad. When you SCROLL over one, you see the message Points for this post … (48 comments)

RE-LEVERAGING YOUR BUSINESS IN 2009 - Which Costs to Cut? - 11:03 AM
For many, 2008 has been a painful year in the Real Estate Business.  The same pain appears to have been equally applied, to both Real Estate Practitioners, and to their clients.
In Gary Keller's breakthrough book this year, "The Shift," about not only surviving, but FLOURISHING in a changing real estate market, one of the points he emphasizes involves RE-LEVERAGING YOUR BUSINESS when times get tough.
Indeed, CUTTING COSTS is usually the QUICKEST WAY TO IMPROVE PROFITABILITY.  Not sure of that - take a look at all those Fortune 500 companies laying off folks left and right, in an effort to … (49 comments)

AGENTS - PROTECT YOUR TOOLS OF THE TRADE - 07:45 PM
Agents come and agents go. The same can be said of Brokers too. Lately though, as a sad sign of the times, it's mostly on the departure side for both.
Except for the scale of the changes in this market, this isn't a particularly new phenomena. Right now, real estate is in a downward cycle and will probably continue that way for some time. More changes are inevitable. Are you prepared if your office, or your broker closes?
Recently, a large broker in our area with 180 agents closed their doors. One day the place is open, the next day shut.

What is up or DOWN with Gas Prices? - 09:21 AM

Wow!  What in the world is up with gas prices?  They have come down way lower than I ever imagined.  I thought for sure that we would never see $1.50 again.  I was at the store this morning and it was $1.38!!  Yes, $1.38!
I can no longer tell my buyers that they need to drive neighborhoods on their own to get a good feel of the areas because I'm not a chauffeur at $3+ a gallon... that's not going to fly anymore.
What to do with all the gas money saved??

WordPress 2.7 - 06:25 AM
Anyone else udate to the newest version of WordPress, 2.7, yet?
I just updated one of my "test" sites.  My goodness, the Dashboard sure looks different.  The screen shots in every step-by-step post I ever wrote are sure obsolete now, that's for sure.  :-)

The WordPress codex people say "this may be the last time you ever have to manually upgrade WordPress again."  ( http://wordpress.org/development/2008/12/coltrane/ )  And that sure sounds sweet to me.
If anyone wants to see this new interface live, let me know, I'll give you an author login and password to the test site (Cluttered Shelf)  and you … (4 comments)

Dog Toy - Pimple Ball - Beware - 09:06 PM
If you don't have a dog, send it to your friends who do....because even tho the product is off the pet store shelves, you may have an old one at home.

On Sunday, June 22, 2008 a 1 0-year old lab mix, Chai, sustained a severe injury from a product that the company Four Paws Inc, produces. The toy I'm referencing is the pimple ball with bell. (Item #20227-001, UPC Code 0 4566320227 9) .
While chewing on the toy, a vacuum was created and it effectively sucked his tongue into the hole in the ball. From speaking with my vet, this likely occurred … (7 comments)

HOAs and Assessments - 10:08 AM
In today's economy almost everyone is feeling the money pinch and this includes most Homeowner Associations.  Now more than ever it is important to have a written collections procedure in place.   It's a good idea to have these procedures in place whether you are self-managed or have a management company.
Here's some of the items your Board may want to establish as a written procedure:
1.  Due Date (s) - Be consistent with your Delcaration and/or By-Laws
2.  Provide a "grace period" and explain the late fees or interest that will be charged after the grace period.
3.  Specify the order of applying monies … (4 comments)

Aspen Real Estate Market Update - 05:55 PM
From an article written by the Aspen Daily News on December 3, 2008, 'Aspen-Style' Real Estate Deals Appear
An idyllic estate for sale east of Aspen on Independence Pass has seen its listing price drop from $25 million to $14.5 million.
Motivated seller in distress? The first wave of price meltdowns that are sure to hit Aspen’s market? A complete fluke not indicative of anything?
Could be any or all of the above. The 11,500-square-foot home on 5 acres is owned by Alan Potamkin, who along with his brother Robert heads a billion-dollar chain of more than 50 car dealerships, including … (0 comments)

As Your Sphere Turns...The Best First Ingredient for Your Business Plan ! - 08:11 PM

This is the time of year we all think about our business plan…you hear whispers…and sometimes calls for help throughout the Rain…for how to do one, what to do…where to start, what to include….and the truth is that there is no one size fits all” business plan.  It’s like a diet…if you can’t or don’t “stay on it”, the whole plan….or diet….is for naught and you might as well not have wasted the time in the first place.    In a former lifetime…marketing was my full time position and I feared that I would miss it … (5 comments)

Make Sure Your Photos Are Legal - 04:02 PM
Something interesting happened the other day which I thought would be interesting enough to share, I was contacted by a past real estate client today that the images I used on his website were being used illegally! I, of course, did not use any photos for his website or any other clients website illegally. As a real estate virtual assistant I know better than that and I responded to him that any photo that I personally used on his website were purchased through www.istockphotos.com and I have receipts to verify this and was happy to produce them at a given moment … (1 comments)

2008 Review for Downtown San Diego and 2009 Predictions - 12:51 AM
As I write this in mid December 2008, sales prices for condos in downtown San Diego continue to decline with a strong pull downward from the low priced units and a little push upward from the high end units. On average sold price per square foot has dropped 13% this year in downtown. That compares to a drop of 8% in 2007 and a drop of 2% in 2006 compared to the prior years. These low prices are attracting lots of buyers as sales volume this year is running 10% more than 2007.
Breaking down the 2008 data into condos … (0 comments)
