Keeping Your Cool When Others Are Freaking Out - 03:15 PM
One thing that stands out about a real estate professional is their ability to keep their cool under pressure. The process of buying or selling real estate can be a very stressful process. Buyers are sellers in many cases are dealing with the most expensive thing in their life. Rarely does a real estate transaction happen with a curve ball or two. When this happens we separate the professionals from the amateurs. The professionals are those who see these are challenges or just part of the process. The amateurs are stressed out, acting badly or just shutting down. As

Don’t Be A People Pleaser…Be a People HELPER! - 10:08 AM
One of the common misconceptions that most real estate agents in today's market have is that they are there to please people and appear to be committed to that very detail. But, the truth of the matter is, by "pleasing people" instead of "helping people", they are actually setting themselves up for failure, whether that be consciously or unconsciously. Bottom line -- You are not in this business to "please" people. You are here to "help" people. It's easy too! You work with your client to build a rapport...spend hours working on their listing or providing property after property to them...helping

This "not so random" Act of Kindness & Generosity BLEW ME AWAY!!! - 11:50 PM
Today I received a call "out of the blue" from a fellow ActiveRain real estate agent, who works with a different brokerage. We share a target territory in common and knew each other professionally prior to joining AR, not to mention we speak from time-to-time about real estate things in general. Whenever possible, we try to show one another's listings. He's a family man and a successful agent, who also has another profession that he works hard at everyday. Most importantly, he's always positive and pleasant whenever we encounter one another. The purpose of his call today was 2-fold... #1 He congratulated me on a

Visit a New Town Virtually Thanks to Localism - 03:43 PM
Localism is Active Rain's sister website. To know more about it, you can check the following post: What is Localism? Localism has lots of images of cities in the US and Canada that can be accessed from anywhere and any time to get a feel for the town. It's like taking a virtual tour of a city. This can be very helpful with those of you who have clients who are looking to relocate to a new town. In this, my first post (I joined Active Rain on November 21, 2008), I would like to explain how to access and view

TENANTS NEED TO BEWARE - 03:16 PM
I received a call yesterday regarding one of my available rental listings in town. As I screened the caller and asked the typical questions, I determined that they are currently in a rental property. Then they advised me that they are being evicted. Immediately my guard went up. I asked, "what's going on"? They went on to explain that they have been there since July, have paid their rent every month, on a timely basis. In fact, they also just paid their December rent and that their landlord has their month and a half security deposit... OK...then why are you being

Become Skillful at Selling! I Sell Money. You Sell Houses. Active Rain Sells International Exposure. - 03:53 PM
While his competitors at other intersections sit on a milk crate holding a stack of papers and hoping someone will roll down the window and buy one, this guy is actually selling newspapers! I go out of my way to buy my newspaper from him. Selling has gotten a bum rap, IMHO. I attended a seminar where the speaker went to great lengths to help the audience find ways to distance themselves from the dreaded moniker "salesperson." "People don't want to be sold," he said." Really? IMHO, people don't want to be manipulated! "Oh, I don't sell." (As if that's a

Getting the Bug a Boo Out of Your Referral Process - 04:43 PM
I've had a bug up my boo about referrals, but with a few small tweaks I've managed to work it out. Why don't some professionals take referrals seriously. Over the seventeen years of working in the industry I have had the opportunity to speak with real estate buyers and sellers and place referrals- some business, some family, some friends with real estate agents. One thing is certain, a good referral partner at first glance can be hard to come by. I have contacted real estate professionals all over the country and I can tell you it doesn't matter what company, franchise,

Social Media Broadcasting Series -- The Next One Is Just Around the Corner!!! - 02:44 PM
Wow. Another chance for folks who want to learn more about the many benefits of social media networking is just around the corner. Beginning this Friday December 5th in fact. This is a DON'T MISS, IMO. I am about halfway through the series and I can tell you the learning is top notch. Kevin Boer and Pat Kitano are recognized experts on social media (and darn nice guys to boot), and their webinar series is chock full of good stuff, not techy/geeky gobbledegook that some of us don't easily grasp. And you can participate from the comfort of your own

"I Just Don't Get Twitter" Part 2 - 12:19 PM
Twitter Part 2 of 3: Tapping into conversations with the locals. Here is Part 1 if you missed it. This is probably the easiest way to jump in and start engaging in conversation with people who live in your area, or who are talking about your area. I've included various local searches for the sake of demonstration. (Now in this case, I used Denver as an example, but you can easily change the searches to fit your local area. Once you change the search, you can bookmark that url for future reference. You'll get the idea.) What's going on

Another quiet hurricane season ends in Florida - Insurance rates to go UP! - 09:17 AM
Back in 2004, Florida was hit by three hurricanes in six weeks. It was a freak of nature! Central Florida had not had a direct hit for 40 years before that. In 2005 there was one major storm - again, nothing in Central Florida. In 2006 and 2007 there was nothing at all. Each time, rates went up. Now the 2008 season has come to an end and Florida was hit by Tropical Storm Fay which certainly caused some flooding, but overall another quiet season - the third one in a row. And so the insurance companies are once again telling

Mother Nature making fun of Al Gore as Environmentalists meet in Poland! - 08:05 PM
The United States was top of the agenda for Environmentalists currently meeting in Poland at the UN Climate Change conference. And it was harsh criticism of the US that was coming from their mouths saying that no meaningful commitments were forthcoming. This meeting- attended by 190 countries who no doubt used a lot of private jets to get there - is a pre cursor to one that will take place in Copenhagen next year when the world will agree on new targets. And the thing is, the new US Administration WILL agree to these budget crippling ideas with no concern as

Northeast Los Angeles Holiday Parade December 7 - 06:41 AM
The 64th Northeast Los Angeles Holiday Parade will officially bring in the holiday season on Sunday, December 7, 2008 at 1 p.m. The city's second oldest annual holiday parade has become a great attraction for entertainers and audience alike! The list of parade participants has multiplied in the past two years, offering more marching bands, drill teams, dancers, musicians, floats, equestrian units, celebrities and community representatives, including the many elected officials who serve the Northeast L.A. communities. As in year's past, Saint Nickolas has already confirmed his visit to Northeast L.A. and will be accepting letters from children as

Holiday Shopping - 09:29 AM
Since my recent efforts to help my friend, Lilian, get her handcrafted jewelry items online, I have learned a little bit about shops on Etsy and Shophandmade And the thought occurs to me that if you need to buy a few gift items this season, buying a handcrafted gift from a seller on one of these sites would not only result in a unique gift for your recipient, but it would also put a little spending cash in the pocket of an individual craftsperson, who could then go spend that cash on something else, and we would all have made our

Investments: Ann Arbor Real Estate or Stocks? Hmm... - 04:31 PM
I began a conversation with a few of my Twitter friends regarding a recent post on how to recover losses in your 401k/IRA accounts. Using Twitter, you're limited to only 140 characters, and my answer to where investments should be made, and why, is a lot longer than 140 characters! The Question From @tvanderwell: "devil's advocate time - when prices are down, how do you persuade people that RE is the place to invest" My answer: "have you LOOKED at your stock holdings recently? When should you buy those same stocks, when you did or now?" So the question has

Central Florida Short Sales FAQ #2 - 04:40 PM
What is a hardship and why do I need one? A Short Sale is one of several pre-foreclosure remedies. In order to request a Short Sale, from your Lender, you must have a hardship AND you have to be able to prove it. It has to be a legitimate hardship. Hardship: Noun1. conditions of life that are difficult to endure 2. something that causes suffering A hardship is anything that makes it where you can not afford the payments on your house. A hardship is something drastic that has happened to your financial situation since you borrowed the

Anchorage's Hillside Area Plans For The Future - 03:20 PM
The Hillside area of Anchorage is growing rapidly; faster than any other Anchorage community and plans are underway to plan its future. Currently there are approximately 8,500 homes in the Hillside area. The projected growth (10,000 - 15,000) calls for another 5,000 homes to be added to the area. The Hillside area has much of the undeveloped space in the Anchorage Bowl. Much of this space is steep and hard to develop. Construction higher up the hillside can cause major problems for the homeowners located down the hill. A district plan is entering its final stages after being developed by Hillside residents, city planners and

New and Improved TeamJodi.com - 04:54 PM
I am pleased to announce the launch of my new and improved website, TeamJodi.com. Not only has the look changed significantly, but the functionality and features are much improved. The site has been redesigned to Web 2.0 standards to make it more search engine friendly which is critical for sellers to know that their listings will be found on the site. These are just a few of the many features and functions that the new site now offers. But let's not forget the aesthetics of the new site. Besides the functionality, the look has also changed. TeamJodi.com now is much

Pre-Listing Home Inspections - Good Idea?????? - 07:35 AM
There was an interesting article that appeared in my "inbox" this morning entitled "Selling Homes Quickly". Now, working in an environment today where that is a particular challenge, it seemed like a good idea to check it out. So I did. The argument presented in the article was that, when selling your home, you should prepare for the process by having a professional Home Inspection done BEFORE you list your property for sale. The rationale for this, according to the article, is that you can address any issues immediately (particularly significant ones) thereby avoiding having them come up at a buyer's inspection, alarming

Property Investors: Are You Taking Advantage of the 1031 Exchange? - 09:53 PM
If you are a property investor who wishes to sell one property and buy a new one, you can avoid paying the capital gains tax on the property you are selling through the 1031 exchange. This can be a huge savings: between federal and state, capital gains taxes can eat up 20-30% of your sale price. But the government wants to encourage investors to continue investing and providing rentals to communities, so they supply this loophole that keeps investors from losing money. Basically, anything sold is subject to taxes. That's why the 1031 exchange is referred to as an exchange and

Tips on Easing Our Anxiety In December! - 04:31 PM
There are many end-of-year wrap-up duties which collide mightly with what should be pleasurable and personal activities. Soon it feels as if everything will never get done. Anyone ever feel like that? I've put together a rather simple group of tips to help each of us navigate our "personal" obligations: 1. Aim for "good enough." STOP striving for perfection. ;-) You'll only drive yourself - and anyone else in your orbit -- nuts!! You cannot make everything ideal. No tree is perfect; cookies don't have to be made from scratch (NOW isn't THAT a concept). Just DO your best, and then

Marco Island the Paradise Coast - 03:13 PM
Moved to Marco Island in 1997, after the typical drive over the Judge Jolley Bridge reaction to seeing such a beautiful island! Little did we know that we were surrounded by over 110,000 acres of pristine tropical uplands, mangroves, swamps and mudflats, secured in perpituity by the Conservancy of Southwest Florida, or that there are only 12,000 residents all year round, or that with three supermarkets, two pharmacies (at the time, now four),3 beach access points, (now four , working on five) two boat launches, yacht club, private country club, 2 marinas, all within walking distance! We were just in awe of
