321 Candy Cane Lane: This Home Will Make You Sick! - 09:14 AM
As with every year in our home a day is set aside to make Gingerbread Houses... this year was no different.

We assembled all the little candies in bowls in preparation for decorating our little gingerbread houses.
This year my daughter was definitely the prize winner!
My home definitely had some issues:

Hole in Roof
Crack in the back of the house
Foundation Settling
And it made me sick!  By the time we were finished decorating I had such a belly ache from eating the trimmings ... it was terrible! But.... we had a wonderful time and a lot … (7 comments)

We've moved - 05:54 PM
The team gathered at 7 am to load our cars and SUVs with the things that weren't properly packed for the movers. Fortunately we're only moving 2 blocks away, on Beach Drive NE in downtown St Petersburg.
The movers arrived at 8 am, and we were amazed at how quickly they loaded things. We all looked at each other and knew it was worth the price of hiring professionals! I wanted to take a video of one running around each desk with "Saran wrap" as he sealed all the drawers shut.
It took about twice as long to unload as to … (21 comments)

Are the lowered mortgage rates going to jump-start the housing industry? - 11:42 AM
With rates as low as we've all seen in a long time, hopefully the potential buyers who have been on the fence waiting for that "bottom" will jump off and get serious about getting into a new home.  Even if home prices do go a little lower, the current extremely low rates should save homebuyers with good credit a bundle!
I am planning to close on a transaction in which my buyer had locked in a rate before these recent rate reductions.  Of course, she was very unhappy and thankfully the mortgage broker was able to do a little negotiating and … (0 comments)

Happy Birthday Colo - 08:21 AM

Happy Birthday 52nd birthday to Colo at the Columbus Zoo.  Colo, named for Columbus Ohio was the first western lowland gorilla born in captivity. Colo was born on December 22, 1956.  I think Colo is the oldest western lowland gorilla in captivity now too.
This Day in History Link for December 22 has Colo as a babe, wearing baby clothes!

There is a big birthday party  at the Columbus Zoo today to celebrate, sponsored by Dunkin Donuts.  It starts promptly at 11 AM. Don't you wish it was a warmer day.  If you are a "December baby"  like … (0 comments)

Sellers: Time to Shovel that Snow! - 09:02 AM

Or maybe not yet
We are lucky in Columbus that we do not have snow yet.  I am sure we will have some soon so here are some words of widom from an agent on the east coast, my friend Don Fabrizio -Garcia.
If your house is on the market, you gotta shovel, or hire someone to do it.

Via Don Fabrizio-Garcia - Connecticut Real Estate & Appraisals (Nationwide Realty):
We've had three days straight of snow here in the Danbury, Connecticut area .  In New Fairfield, I have over 18 inches of snow in my yards.
Today I'll be taking another … (0 comments)

I Am Committed To Make It Happen Next Year, How About You? - 01:05 AM
I Am Committed To Make It Happen Next Year, How About You?
Today I'm sitting here working on my website, trying to catch up on my AR reading and still trying to come up with some realistic number for my 2009 business plan. I know I should have my business plan all done by now and I had it done but after thinking it over I have decided to chance it. I had my numbers base on the boom and gloom of how the economy and real estate is doing these day  but have decided that what is happening out there … (0 comments)

From My View - Merry Christmas - 01:28 PM
Thought I would take this quiet time since my appointment canceled and post my Christmas wish to you.  Yes, Christmas wish. Christmas because that is what I do.  The reason for the season as it relates to me is Christ's birth.  So to those that come here faithfully, occasionally or if this is your first time, I wish you Merry Christmas.
I'm not hear to reform you or change your views on this.  I know you may have beliefs that differs from mine,  you may be Jewish, Hindu or maybe you don't believe in anything particular.  I don't want to offend … (34 comments)

Serious Buyers Make Serious Offers - 02:39 PM
Since the market has slowed down I have been asked much more often to make a verbal low ball offer.  Our state of Virginia like many others do not recognize verbal offers as offers that are enforceable.  Even if you are serious a verbal offer just does not sound serious.  A verbal offer just sounds - less than a real offer.  And I am not talking about price.
I don't have a big problem presenting a low ball offer but I have a problem presenting an offer that is less than serious. I am just sayin' that a seller is very … (15 comments)

Make your home feel more spacious - 03:40 PM
Whether you're selling your home or condo or just making it more comfortable, there are things you can do to make it feel larger and more spacious.
Consider these suggestions:
* Paint all of the walls in a light color. You don't have to be bored with beige, though it blends with everything. You could choose a soft gray, light green or even light blue if it fits into the color scheme of your furnishings. Paint large pieces and bookcases the same color. Use white for the ceiling, which creates the illusion of height.
* Remove the doors that separate the … (1 comments)

Best Holiday Gift Ever? Could Re-Financing be Your Saving Grace? - 02:40 PM
Best Holiday Gift Ever? Could Re-Financing be Your Saving Grace?

Did the Federal Reserve give us the Greatest Holiday Gift Ever? Could Re-Financing Your Home be Your Saving Grace?
By Michael J. Maher, MBA"All my friends are re-financing, should I?""I see re-financing everywhere. Is it just a ploy to boost the economy and help these mortgage businesses or is it legit?""Will rates go down to 4.5% or should I re-finance now?""Can you give me a call? We're looking to refinance the house. But we're more confused than ever after talking to three mortgage people."If you see yourself asking one of … (0 comments)

Finally Some Positive News...Mortgage Rate Hits 37-Year Low - 01:01 AM
The benchmark 30-year fixed-rate home mortgage in the U.S. fell to a national average of 5.17% this week, the lowest since Freddie Mac began its weekly rate survey in 1971.
With the Federal Reserve cutting its interest rates to near 0% and a continued decline in rates on the long-term Treasury notes that mortgages closely track, rates on other types of mortgages dropped again, though not as much as the 30-year.
"Interest rates for 30-year fixed-rate mortgage rates fell for the seventh consecutive week, moving these rates to the lowest since the survey began in April 1971," said Frank Nothaft, Freddie … (0 comments)

BPO Agents Beware - 02:48 PM

The world of short sales and REO's is not without its predators in Realtor's clothing.
Some of you, for example, may have had a short sale listing or sale blown out of the water because of an inflated BPO (Broker's Price Opinion) designed to negatively sway a lender's/negotiator's decision regarding offer(s) on the table. Often, these inflated BPO's are generated to gain an unethical financial or business advantage--generally to obtain a listing agreement from lenders and loan servicers.
When this practice occurs, it harms not only potential buyers, but also owners whose homes end up going to foreclosure, the buyers' and sellers' agents, and the lenders … (75 comments)

Fairhaven's Good Earth Pottery - 06:43 PM
Fairhaven is full of unique shops as I mentioned in my post about Fairhaven's Artwood Gallery. Another truly unique place to do your holiday shopping is Good Earth Pottery. It is located in the historic Morgan Block Building next door to Artwood. The gallery has been located here for almost 40 years and is certainly helped influence the artistic nature of the Fairhaven district.

The gallery has gone through many incarnations, is presently owned by three local potters and showcases more than 50 local artists. Good Earth pottery features a very wide variety of … (1 comments)

Snow Comes to Bellingham - 07:40 PM
Winter came to Bellingham this year and it looks like it might be here a little longer. Some years we don't get much winter here compared to places where they got lots of snow that is, but this year were getting our fair share. It's been piling up here in our corner of the world and it looks like a little bit more is on the way. Last week front wheel drive was good enough for me to get around, but they run to Les Schwab to get chains paid off as they were surely needed this morning. It was just … (3 comments)
