WHERE DO YOU PLAN TO ADVERTISE YOUR SERVICES IN 2009 - Magazines, Newspapers, Web Site . . . . . . . Chapter 3. - 09:52 AM
WHERE TO SPEND YOUR ADVERTISING DOLLARS?  How do we advertise our services?  As stated in Chapter 2, "The last thing real estate agents and brokers need to hear in a recession, when every dollar is important, is "just give it a try".   Advertising dollars should be invested, not gambled."
Chapter 1 and 2 of this series examined the potential value of:

How Accurate Are Zillow's Zestimates? - 09:33 PM
I recently attended a trade show where the two most popular questions at the Zillow booth were 1) Where do you get your data and 2) How accurate are your Zestimates?
Data -  We get data from a number of sources, but the most popular place is from county records.  In some counties this is great, in others (especially in non-disclosure states)  the data is very weak and we have to turn elsewhere.  Of particular note to Agents- we also get data from listing feeds.  Say the county said a home had 3  bedrooms, but when you post the listing on Zillow you … (90 comments)

Home Foreclosures increase and Family Pets Left In The Cold - 09:35 PM
I may sound like a broken record, but families giving up their pets due to home loss is increasing at ALARMING numbers.  I can only imagine the strain of having to move your family and find a pet friendly rental.  As a "mother" of Three dogs (Yorkie, Doberman and Lab) and One Cat..trust me I KNOW!
If you are headed towards a situation like this.PLEASE take these few simple steps that will convince a potential Land Lord to accept your family and Your Family Pets.  Landlords that are "on the fence" can be put at ease and say YES to PETS … (62 comments)

What is YOUR Buying Strategy for 2009? - 09:33 PM
If you are considering buying a home in 2009, or perhaps have been working on it but it hasn't happened, you might want to do some planning.
What IS your real estate buying strategy?
Do you HAVE a strategy or are you going to just go about it haphazardly?
Consider the following:
DON'T IGNORE THE INTEREST RATES
Interest rates are historically low and there are predictions of 4.5%. It's worthwhile checking into what programs you can qualify for and what this means financially for your monthly budget. Be aware that loan qualification requirements remain very tight and a good number … (41 comments)

BLOGGERS...On Your Mark...GO...!!! - 10:06 AM
I have been blogging, observing blogging, commenting, learning about SEO, appreciating the ART of BLOGGING, and analyzing blogging for about a year and a half now!!! Do I consider myself an expert? Heck no!!!
Do I love blogging? What do you think???
Some would argue that, with a blog, CONTENT IS KING...true...however...
It's not all about content!
Others might say, it's the ability to attract comments...perhaps...but...
You can be a great blogger and not attract a lot of comments, particularly if your posts are simple to understand, have universal (but not necessarily politically correct) appeal, and are … (93 comments)

MY Real Estate PET-PEEVE - 09:58 AM
LOCKBOXES, or should I say, the lack of using one!
THE PET-PEEVE:  If I can name one thing that bugs me the most when it comes to real estate, it's a vacant property not having a lockbox.
Last week, our friend Charles McDonald of Charlottesville, VA posted, Where's the Key, which got me going on this subject.
THE EXPLANATION:  Allow me to first introduce, THE LOCKBOX
Essentially, a lockbox is a "safe" for the property's key.
Supra type Lockboxes
Most are pre-programmed to only open from 7:00am to 9:00pm or 7:30 to 9:00pm
They can be re-programmed to allow showings during … (79 comments)

Do Your Own Work... And Reap the Rewards! - 10:17 AM
I'm going to step on some toes with this one, but when I read a recent bit of advice by Jeffrey Gitomer, I was in such complete agreement, I knew I had to blog it! If you're not familiar with Jeffrey Gitomer and you're in any type of sales, you need to get familiar with Mr. Gitomer. His no-nonsense approach to sales training and advice is always on target. But sometimes when the arrow hits that target, it can make you want to strangle him, while at other times, it can make you want to grab the nearest phone so you … (57 comments)

Oh goodness, WHAT HAVE I DONE. Why can't we withdraw e-mails?! - 09:33 PM
So our company made a very very very good announcement this week that I was all too eager to share with my clients and would-be clients. Our company announced we will now offer property management services.
If you're like me, you're turning down listings left and right because the seller can't or won't price their home correctly to compete in this market. For those who can't (not won't), the only alternative when they have to move is to find someone to rent their home to so they can move on.
Previously the only advice I could provide folks in that situation … (61 comments)

A Quick Lesson Today in Customer Service ~ From the Consumer's Point of View - 10:10 AM
You know it's funny how we can find these quick life-lessons, business lessons, whatever, all around us. Today was no exception for me.
Needless to say we're all very busy right now, so much to do and so little time. Today I needed to pay a quick visit (or so I thought) to two different banks, and the experiences couldn't have been more different.
#1~ I walked in, even though this place was fairly busy (so close to Christmas) I was greeted immediately with a smile and another teller opened up and offered to assist me immediately. While there I observed the teller at … (46 comments)

My First Blog - The power of competition - 10:40 AM
This is an interesting little story that tells the power of what motivates us.  As you can see I have been an member of active rain since 2006.  I have told many people how interesting, educational, and powerful it is.  Yet, I have never blogged.  I think part of the reason is how smart everyone else seems.  I will sit for hours and read everyone else's blog and think  "Wow, that was really smart why didn't I think of that?"  Hence, I have never plucked up the courage to post.

Olney Maryland recently enjoyed the grand opening of Peruvian chef Javier Angeles-Beron, the former executive toque at Latin Concepts, own restaurant............Aroma. It is located on Georgia Avenue, just north of the intersection with route 108. There is plenty of free parking in the front and rear of the restaurant which is a good thing. Once word slips out that we now have easy access to such a fine restaurant, reservations will be needed.
Late on a tuesday evening, We had to run errands. I had just invited a couple of people over … (5 comments)

Don’t be afraid to buy a home - 08:22 AM
I find that some potential homebuyers are hesitant to make a home purchase right now. Is this with good cause?
The national scene
Real estate continues to dominate the news these days. We know that gloom and doom grabs attention, and to be honest, there are people in trouble, particularly in California, Florida, the Las Vegas area, and parts of the Northeast. Although these areas are outside of Texas, it has probably not escaped your attention.
There were several factors that played into the situation in these hard-hit areas: easy credit for high-risk borrowers, 100 percent financing, too much speculation/investment/quick flips, … (1 comments)

The Final Walk-through - 08:31 AM
You're only a couple of days from closing on your new house and everything is almost official. Buying a home is such an exciting experience. There's only one thing left to do - conduct a final walk-through inspection of the property. This allows you to reconfirm the condition of the house prior to closing. Don't let your excitement or the hectic pace of today's lifestyle deter you from performing this final task. Before you grab your pen and head to the closing table, spend an hour or so poking around the property.
The purpose of the final walk-through, which can take … (2 comments)

Warm Active Rain on a Chilly Day in Annapolis, Maryland - 12:21 PM

It all started when I read Jeff Belonger's post, Annapolis Maryland Gathering on 12/22/09. I'm wonderfully busy, but absolutely had to change my schedule a bit because I wanted to meet some of the wonderful Rainers who live in my computer.
Then a light bulb went off when I saw "The FHA Expert." Last Friday I had a settlement scheduled that did not close. My buyer was devastated; she wanted to be in her new condo by Christmas. So I challenged Jeff – could he make a miracle happen?
Jeff worked with me Friday, Saturday, and Sunday so that by Monday morning I had the … (23 comments)

Anchorage Says Bye-Bye to Snowzilla - 01:48 PM
Snowzilla was quite an attraction in Anchorage  with people waiting in line to get a picture with the colossus snowman. Unfortunately, Snowzilla is no longer with us and Anchorage must say bye-bye to our unofficial attraction.
In 2005, Mr. Billy Powers did what many people like to do when the snow falls, he built a snowman. The large snowman did what many snowmen do when it warms up after a snowfall, he began to melt.
Mr. Powers rebuilt his snowman which grew and grew and grew! The project soon became a family project and then the neighborhood began to help, too. The result was an enormous … (1 comments)

I'm' lookin' for love............... - 10:05 AM
No, no, not that kind of love.
I'm lookin for link love, that special, magical kind of love that makes Google love you. Google will start loving you more when more inbound links to your blog or website start appearing.
Google likes inbound links best because it says to Google that others like you so that makes Google want to like you too.
Second best is a reciprocal link where someone links to you and then you link back to them. Not a bad thing but Google is often suspicious that this might not be an armlengths deal and you're trying … (5 comments)

North Carolina Now Fourth Fastest Growing State in the U.S. - 11:19 AM
North Carolina Now Fourth Fastest Growing State In The U.S.

On Monday, the U.S. Census Bureau figures that were released indicated that despite the downturn in the economy, North Carolina's population increased 2 percent from July 2007 to July 2008, making it the fourth-fastest growing state in the country.  These new number however do reflect a slowing of North Carolina's growth rate.  The figures from the previous year, July 2006 to July 2007, indicated a growth of 2.17 percent.  The states estimated population as of July 1 was 9.2 million, according to the Census Bureau figures.  The only states … (1 comments)

Electronic Recycling - 03:02 PM
With the hours dwindling until we open our gifts I thought I would share some "green" ideas about disposing of your old electronics.  We all know that there is the right way and the wrong way to "trash" your computers, monitors, printers, and other electronic equipment.  The wrong way is to toss it in a trash can!
The right way is to dispose of it properly - that sounds easy but I realize some days nothing is easy, and to find a place to properly dispose of your electronic equipment WHEN you are ready can be challenging!
So … (0 comments)

Winter salad - 09:24 PM
This is the season that makes me remember how grateful I am for container gardening. Fresh herbs and salads can be a real splurge at this time of the year but if you have a sunny spot and a few pots or other containers it is a simple and gratifying task to grow your own. Nothing is fresher or tastes better.
There are several great books on container gardening, and many websites too. Add a bright spot to your living room or kitchen and increase the indoor air exchange at the same time. Imagine fresh salad greens any time you want … (3 comments)

HelenGaRealEsateHomes "Tis the Season" - 08:27 AM
Helen, Ga and surrounding areas are seasonable cold today, but for Christmas Eve and Christmas Day?  Unseasonably warm.  Now if there is ever a time every one in Northeast Georgia and the foothills of the Blue Ridge Mountains want snow it is now, the Season!  Yes White Christmases are to be desired everywhere.  We tend to think of Christmas and Christmas Eve as THE Season.  Really the season is in the heart.  In your heart as in mine you can always have a White Christmas.  Just close your eyes and place yourself there, feel the wonderful change of attitude?  You can … (0 comments)

Arizona's MLS Offers A Way To Speed Up the Short Sale Process! - 07:20 PM
I love this! ARMLS, Arizona Multiple Listing Service, is always coming up with new ideas. The latest is a way to work with the banks and short sales by having an approval process entitled: "Fannie Mae Pre-Approved" Short Sale. Hopefully this will eliminate or at least modify some of the ridiculous hoops and mazes we, as a Realtor, are faced with when we either choose to represent the Seller, or to help a Buyer purchase a Short Sale. This is a tough time for Sellers who are faced with a Short Sale, and the less stress for them, the better.
I've … (11 comments)

Montgomery Schools Among Best In Nation - 10:33 AM
Montgomery Schools Among Best In Nation
Schools are an important decision when buying a home...even if you don't have children. We all want the best education for our children. But schools also affect home values. If you put the same home in two different school districts, the home with the better schools is usually valued higher and will appreciate faster. Home buyers often think schools are better in outlying suburbs than in a city, but this is not the case in Montgomery.
U.S. News & World Report has chosen Loveless Academic Magnet Program High School as the 25th best … (0 comments)

Icy Danger Lurking Overhead - 03:37 PM
With all the snow we've had so far this year, it's the perfect storm for ice dams to form on your roof.
What are ice dams?
Ice dams are formations that occur at the edge of a roof near the gutters or soffits when snow melts and refreezes. Icicles are often a telltale sign. Once formed, water backs up behind the ice dam pooling and infiltrating your home, which can cause significant damage.
The best prevention is adequate ventilation and proper insulation of your home to prevent an overly warm attic. Additionally, the roof should have a vapor … (0 comments)
