May it have been the realtor who was not able to give you the correct answer or the loan officer who strung you along and then changed things last minute. To bail out home owners or not to bail out...that is the question.
You get several different answers to that question depending on who you listen to.
The FBI said it is investigating 14 corporations over possible accounting fraud and insider trading violations in a crackdown on subprime lending.
John McCain says "greedy people"on Wall Street should be punished for Subprime Mortgages.
Then of course who hasn't read one commentary after another on how consumers used their home like an ATM machine pulling out the equity to fund otherwise unaffordable lifestyles?

I got a call from an old friend of mine shortly after the New Year.  He wanted to consolidate his 1st & 2nd Mortgages into one loan at a reduced term, a financially savvy decision for sure.  So, onward we went with the process.

I received a phone call today from a couple who are interested in moving up in my area.  They have outgrown their existing home and want to take that next step into a larger home in a more exclusive neighborhood.  After chatting with the wife for a few minutes about exactly what they are looking for in a new home, I asked her "How were you referred to me?".  I don't have any homes listed in the subdivision she is most interested in, so I was curious what led her to me.  Her response was a blogger's dream.

     My heart goes pitter-patter when someone sends me a referral -     it's jumping for joy! 
 
It was no different today when I saw in my in-box....     From ActiveRain..... Lead Referral Alert from .....
Twice in one week I have received emails stating that I had a Lead Referral from someone here at AR.Turns out they were not leads at all, but merely attempts at advertising their listings.It is not a referral!  If what these people have listed meets my client's specifications, I'll find it in one of our local MLSs - Thank you very much!I don't need, nor do I want to … (42 comments)

 There are 69,150 members of AR as of this post. 1,056 Online now.
Click on the number of people online (top right corner) and you will see how many of those online are members and how many are visitors. I did... eye opening actually!
There are 105 members currently logged in. There are 925 not logged in on site.
This is not an unusal ratio either! I have looked at this before and seen the same ratio. So this site is getting a lot of non-member visitors. How many of those are YOUR potential clients?

Get into the Yahoo Directory for FREE!!! - 07:25 PM

 
Ok everybody here is a fantastic tip. Yahoo has additional directories besides the U.S version. While reading the SEO Divas blog she mentioned the Yahoo Canada Directory as being FREE. Of course I immediatly went over and requested an inclusion in their site. Kay (SEO Diva) has some excellent advice over at her blog - I would check her out!
 
What I didn't realize though is that Yahoo has a few other free directories.

ActiveRain is Sure Slow Today - 05:29 PM

I have tried several times to be able to even get logged on to ActiveRain today.  The question is, what are we do do in the meantime?  Does it change anything if we go and open other sights?  Does it speed things up if we hit the arrow again?  How about backing up and starting again?
Is this because  "Microsoft Offers $44.6B for Yahoo"?  (according to ABC.com)
Can you tell I have a limited amount of patience when the computer doesn't do what I think it should--don't hate me (my patience, apparently, is saved for working with people (and animals).

Questioning the House Values Purchase of AR - 02:00 PM
Just when I was starting to get back to blogging here I find out that House Values has made a "minority purchase" of AR which has sparked some interesting posts making suggestions to HV such as the  Open Letter To HouseValues (CC. Where do we go from here? - 12:44 PM
Our clients continue to ask opinions on where the market and interest rates are headed. From my vantage point, we are looking at another cut in March of the rate at which the FED loans funds. This would bring the rate down to 2.5%. That is still not as low as we have seen in recent years but along with a good economic stimulus package will at least firm up home prices and make equity loans more accessible. We may see a further drop in mortgage loan interest rates but as Treasury note return goes up the end of a drop … (4 comments)

The common bond that we agents share is our affiliation with a multiple listing service. We may have different business models but our mutual usage of an information system is the very thing that links us one with another.
Multiple Listing Services offer a place for agents to post property for rent or sale. They provide a place for agents to input information that is relevant to the transfer of the property. Listings occasionally include helpful things like a few pictures of the property and sometimes a description of the property.

Some people get "earworms".  But more often than not I find myself chasing a musical butterfly. 
You know how that goes:  You suddenly remember a few lyrics from a song you heard years ago.  The melody flutters through your mind like a butterfly, and if you don't manage to capture it right then, it is gone.... and you wonder "what was that song?"
This song fluttered by a month or month ago, I didn't manage to capture it then, and it was gone. 
Luckily, it fluttered back by a few days ago, and I caught it this time.

Relief in Sight for California Realtors? - 10:28 AM
There's plenty of doom and gloom in the media these days.  I don't know if you've been paying attention, but in my neck of the woods, the volume of home sales (not home prices) is down by about 50% year-over-year.  I touched on this in my personal blog on my web site, when talking about the California Association of Realtors forecast for 2008. And a couple of weeks ago, the San Jose Mercury news had a front-page story about the decline in December real estate sales volume - it had plummeted 39.5% from December a year ago in Santa Clara county.  … (1 comments)

Based on an article in the Atlanta Journal Constitution this morning, February 1, 2008, The Home Depot announces a layoff of 10 percent of its Atlanta headquarters.Roughly 500 of the 5,000 employees here were told by their managers that they would be let go as part of the company's response to a chill in homebuilding and a slowing of the overall economy."We have been pretty clear that we are operating in a tough business environment," said corporate spokesman Ron DeFeo."We see that continuing in 2008."

Hi folks. Have you ever worked with builders that offered to pay your commission, or a portion of it, at time of contract? I have. In fact quite a few builders were offering that during the boom and still are. My policy was always NOT to accept it until the deal closed.
My main reason for doing this was, that if I was working with the buyer, I didn't feel it was fair to get paid until I had completed my job, which was to get them to closing on their new home.

I've told my husband NOT to EVER buy me roses on Valentines Day.  No, I'm not crazy, but I think the price that they jack them up to is ridiculous.  Besides, he buys me roses all year around.
Now they are saying with the rise in gas prices some florist say they are paying as much as 15% more for their roses.

A Wireless 'N' USB Adapter on SALE!! --- So I bought it!! - 03:33 AM
 
Today I just installed a Belkin Wireless USB N Adapter  for my office computer since I will be moving my office out of the room our router is in and I will be connecting to it via wireless connection.
I found it on www.Tigerdirect.com on sale for $49.00
It came to me in 3 DAYS!!
After fiddling with it for the better part of a day I got it to work... my signal strength is EXCELLENT and everything is running quite well.....
If you need any pointers, just ask..... I REALLY was frustrated at one point in the connection process.....

Blue Stop Sign - 09:59 AM
Blue Hawaii
You may have heard the song Blue Hawaii, but we were stopped in our tracks :) when we saw this blue stop sign. In fact, I made Tami turn around and go back so I could take a picture of it.
We're so used to seeing things a certain way, that this blue sign really made us aware. It was on the north shore of Oahu, and may have been a private sign of the resort, but it did make you aware as you got back out on the main road.
