Listing Photos....The First Impression - 07:28 PM
With as many homes on the market today, I have found that alot agents will rush a listing on the MLS right away without pictures, and will add them a few days later sometimes several days later. I have never understood this because most Realtors and active home seekers will be the folks viewing these new listings as they come onto the MLS. From my experience as a consumer before getting into real estate I never took a second look at a listing without a picture. Scam Alert: Vacouver Real Estate Agents Alerted to Scam - 02:04 PM
This one is nothing new but the Real Estate Board of Greater Vancouver felt it important enough to send out a warning to a all its members about it. Here is what they said:
EMAIL SCAM ALERT!A few of our members have alerted us to a potential email scam. They have received emails from a woman named Joan Ibori, who claims to be the wife of the ex-Governor of Delta State in Nigeria, James Ibori. Left brain / Right brain / Friday fun - 02:00 PM
Which way is the dancer spinning?

Clockwise: You are right-brained. People who are right brain dominant are more intuitive, spontaneous and creative.
Counterclockwise: You are left-brained. People who are left brain dominant are rational, sequential and logical.
It is possible to make her change directions.  Just open your mind to the fact that she could be going in the opposite direction, and concentrate.  Staring at her feet also helps for some reason. :) 
I love this optical illusion.  I have sat with two different people looking at this and both swear it is moving a different direction.

Save the Economy! Bring back the Good Old Days. - 06:19 PM
For those of you who can't "hark back" to before FHA permitted assumption of mortgages without qualification, this would revive the economy. Back then people could rub two cents together and buy a property with no inspection of qualifications because they could put, OMIGOSH- money down.
How would this help? Let me digress:

1031 Qualifified Exchange? - 08:26 PM
I need answers on details of a qualified 1031 Exchange. Looking for a QI that can answer this question:
      1. Seller is a LLC (4 members/owners) .
      2. Holding period of less than 1 year when sold.
      3. How does each individual in the LLC qualify for a tax deferred exchange?
Are the proceeds divided based on percentage of ownership and then normal 1031 rules apply?
