Listing Photos....The First Impression - 07:28 PM
With as many homes on the market today, I have found that alot agents will rush a listing on the MLS right away without pictures, and will add them a few days later sometimes several days later. I have never understood this because most Realtors and active home seekers will be the folks viewing these new listings as they come onto the MLS. From my experience as a consumer before getting into real estate I never took a second look at a listing without a picture. Everyone else I know will not stop to view a listing without a picture, so why would you (8 comments)
9 Primary Elements of Self-Leadership - Self-Motivation - 05:41 PM
This is the second part of the The Nine Primary Elements of Self-Leadership and the second part is - Self-Motivation. I used to be hard to get up and going in the morning. I dreaded going to class, and after I graduated I dreaded going to work. I was never motivated. I really was hating what I was doing or better yet hated who I was doing it for, and that was not "myself". I woke up one day knowing what I had to do. Work for myself, but I had to go from point "A' to point "B". I had a (3 comments)
Scam Alert: Vacouver Real Estate Agents Alerted to Scam - 02:04 PM
This one is nothing new but the Real Estate Board of Greater Vancouver felt it important enough to send out a warning to a all its members about it. Here is what they said: EMAIL SCAM ALERT!A few of our members have alerted us to a potential email scam. They have received emails from a woman named Joan Ibori, who claims to be the wife of the ex-Governor of Delta State in Nigeria, James Ibori. In the email, she says that she wants to purchase a house for "$500,000 to $1 million with 3 to 4 bedrooms," and asks for a procedure (15 comments)
Top Real Estate in Palm Beach - BallenIsles Club Information - 08:26 AM
In the past few months I've written several articles about BallenIsles- I consistently get more inquiries about the homes in there then any other Palm Beach real estate. Not only are the homes fantastic, but BallenIsles is also well known for it's Member's Club. I recently received an update from Cheryll R. Plotkin, the Director of Membership Services - here are some of the main points: "BallenIsles Country Club is a private, member-owned residential country club with three 18-hole championship golf courses, 23 tennis courts, pool, bocce court, three dining venues, great food, very attractive social program, and plenty of space for card playing. What Kind of Mortgage Do You Have? Are You SURE?? - 08:33 AM
What kind of mortgage do you have on your Palm Beach home? Is it fixed ? Is it adjustable? Are you 100% sure of your answer? As crazy as it may seem, too many Palm Beach real estate owners really don't know the exact details of their home loans. Start the year off right - dig up your paperwork, and check everything out NOW to avoid any nasty surprises in 2008. Tomorrow I'll be going over some of the most common mistakes and what you can do to solve the problem - it can be very easy - just don't be one of the masses that waits (2 comments)
Back to the Future with Stefan Swanepoel - 04:31 PM
Thanks to Allen for pointing people to the killer interview that we did with Stefan Swanepoel about how the newsmakers of last year will affect 2008. It is all part of their promotion for their New Trends Report. Allen has a deal of 20% off, while Stefan is offering free shipping. So see what works out the best for you. (1 comments)
Clockwise: You are right-brained. People who are right brain dominant are more intuitive, spontaneous and creative. Counterclockwise: You are left-brained. People who are left brain dominant are rational, sequential and logical. It is possible to make her change directions. Just open your mind to the fact that she could be going in the opposite direction, and concentrate. Staring at her feet also helps for some reason. :) I love this optical illusion. I have sat with two different people looking at this and both swear it is moving a different direction. Click here. To read more (62 comments)

Convert Your ARM To A Fixed Rate Mortgage-Lock Into Low Rates - 05:58 PM
A Farewell to ARMs: Refinance Before Adjustable Rate Mortgages ResetBy Patti Mazzara, Vice PresidentVenture Development Inc. Edina, MN - Since June of 2004, the Federal Reserve has systematically increased the federal funds rate, causing short-term interest rates to follow suit. As a result, consumers with Adjustable Rate Mortgages (ARMs) tied to volatile short-term rate indices, such as the LIBOR, are finding themselves at the mercy of the Federal Reserve's war on inflation. A reversal in the market has just taken place. In case you've missed it, the Fed just cut their rate by 1.25%-first .75% and then followed on by .5% "Higher interest (0 comments)
Cranford NJ Homes Report - Real Estate Market Summary for January 2008 - 03:35 PM
****Drumroll Please***** I know I gave you all that great teaser yesterday saying I was prepared to maybe to call the bottom of this housing market in Cranford NJ and tell you that sales activity might indicate that we were starting to pull away from the slower pace of the past 2 years. Well...unfortunately the data doesn't indicate a movement upward in sales activity, but the good news is that there was not a movement down in sales activity either, which could mean we are surfing around on the bottom part of the housing cycle, ready to make a move upwards in (7 comments)
How To Move Buyers & Selles Off the Fence - 07:19 AM
There is currently a tremendous marketing opportunity to move buyers and sellers off the fence at the same time! The recent rate drops by the Fed provide several possible outcomes. I have discussed them before and Option 3 was more fully explored by Dan Green. But they can be a great source for marketing material that raises your perceived expertise. More importantly, this information can be used to move buyers AND sellers off the fence. How is that possible? I go into greater detail here, but as agents you simply follow the bouncing ball of fiduciary obligation: Each option lends itself to someone acting (1 comments)

Save the Economy! Bring back the Good Old Days. - 06:19 PM
For those of you who can't "hark back" to before FHA permitted assumption of mortgages without qualification, this would revive the economy. Back then people could rub two cents together and buy a property with no inspection of qualifications because they could put, OMIGOSH- money down. How would this help? Let me digress: An individual comes to me to save his credit rating, and buy a home without good credit, were talking about the '90's here. His home was tied up in a SBA loan and he had defaulted on some Letters-of-Credit in the Orient because interest rates here had risen to (0 comments)
1031 Qualifified Exchange? - 08:26 PM
I need answers on details of a qualified 1031 Exchange. Looking for a QI that can answer this question: 1. Seller is a LLC (4 members/owners) . 2. Holding period of less than 1 year when sold. 3. How does each individual in the LLC qualify for a tax deferred exchange? Are the proceeds divided based on percentage of ownership and then normal 1031 rules apply?

Putting Roof's Over Heads.... - 06:38 AM
Closed on a house yesterday of a family of 7 expecting number 8. This family are first time home buyers who have experienced homelessness and worry. This family brought me back to what a human service we provide. I was also heartened by the delight and expectation both the seller and the buyers shared across the closing table. Realtors make peoples dreams come true. Isn't this what it is all about? (5 comments)
WHY WON'T YOU RUN WHEN I CALL? - 06:05 AM
There is public misconception of what a Buyer's Market" truly is. This is evident on a daily basis. There is a false expectation that when the phone rings, the REALTOR® will be so over eager, overanxious, and unprofessional as to jump like a trained circus dog through a hoop of fire to show an unqualified lead a home. Hmmm. Let's examine why REALTORS® ask questions. WHY DO REALTORS® QUALIFY LEADS AND INQUIRES? The process of buying a home, is very different from simply looking at homes. One is a spectator sport, the other is business. While it is necessary to first look before you leap, (5 comments)
