I Was Cold-Called This Morning... and I was rude - 02:52 PM
I just moved to Denver and apparently something about that activity has opened up the floodgates for cold calls. One company calls me 6 times a day, at least according to my caller ID. I've had 7 calls for security systems ("this is not a sales call - we're doing a promotion in your area!"), 4 for water purification systems and at least 20 trying to get me to subscribe to the newspaper.
Well, this morning (Saturday) at 8:15, I got a call from the Fireman/Policeman fund people. Okay, so do these guys really lay on the guilt trip, or what? … (144 comments)

I attended Professional Standards/Code of Ethics Training this week provided by the Michigan Association of Realtors.  Our trainer, Bruce Aydt, went over changes in the COE, and this is one that actually was put in  January of 2007, yet is not at all well known.

Being flexible is a necessity for success! - 07:42 PM
A couple of weeks ago I called one of our fellow ActiveRainers. I did this because I had received an email and could tell this person was struggling a little in their business and needed some words of encouragement. So I called.
Anyway, it seems discouragement was setting in because she was going on listing appointments but was losing them on pricing. Then they would list with another REALTOR® and after several months, and a few price reductions, the property would sell at close to the list price that she had suggested from day one. She felt like she was losing listings.

Brand your Active Rain Blog, get a domain name and Promote, Promote, Promote yourself! - 10:30 AM
Many of you have great AR blogs that have tons of useful information about your area, your specialty and knowledge.  How are you getting this info out to your client and target audience?  
Include your blog name of everything you send out, your signature line, your business cards, your Linkd'in, and other networks. but DON'T use the standard http://activerian.com/blogs/janie_c name, what does that tell them?  That you are about as professional as someone that has an .aol or hotmail as their professional email address.

I met a client at the office for a listing presentation.  They didn't want to meet at their home.  I checked to make sure they owned the property because this is rather unusual.  Usually clients want you to give them hints on how to fix the home up.  They want you to tell them how nice it is...they want you to know what you are selling.
This potential client hesitated on all of these issues.  That make me feel a bit concerned.  I took a drive by the proposed property to list.  The property looked normal from the street.

Writing your musings on a public forum that is designed for both the public's behalf and that of your fellow peers is a wonderful concept.  Hell, who really can truly bitch about free exposure to both?  Yet, we do.  I have...I probably will again.  Gotta love us human beings, so imperfect and irrational at times.
When I first ventured down these parts and joined Active-Rain, it was purely business.  Then, like the fog falling on a damp spring morning, things changed and got clouded for me.  I started making 'friends' and then I started becoming 'popular'.  My reasoning for being here suddenly changed.

Active Rain and Unwanted Attention**Updated - 10:26 AM
I got a call at home the other night, a buyer from Hawaii who claimed to have found me on Active Rain, claimed to have enjoyed my posts and all the pictures of my local area. He and his wife were very impressed with everything they had read about me and about my local area.
I was flattered.
He told me that they would be arriving in town this weekend and wanted to purchase a home through me, that they felt that comfortable with me. 
I was honored.

Woods of SpringCreek- HOA meeting - 10:27 AM
Don't forget about this year's Home Owner's Association meeting for the Woods of SpringCreek.  It's Tuesday, February 12 at 7:00pm and Canyon Creek.  If you cannot make the meeting, you must submit your proxy for consideration.
Things we'll review are the budget, Telecom landscaping, and our new Social Groups that have been very popular.

Little Sweathearts Valentine Party - 10:53 AM
This year's Little Sweatheart Valentine Party is February 14 at 10am-noon at the Huffines Recreation Center.  It's for all Richardson citizens ages 2-5 years old.  There will be prizes, games, crafts, and refreshments.

I can't wait until Alyssa is old enough to go to something like this.  All our friends went to the Father/Daughter Valentine Ball that was on Friday.  It sounds like so much fun!

Austin Real Estate Statistics for December 2007 - 01:50 PM
The statistics are out for the Austin real estate market for December 2007. 
The basics are that the Austin market has been moving slower over the last few months.  Compared to last year we saw the number of active properties on the market increase by 21 percent.  Also when we break out the different submarkets of the Austin real estate market the suburbs are doing worse compared to central Austin.  This makes sense considering the laws of supply and demand.  The supply of homes in central Austin is fixed and the supply of homes in the suburbs is increasing.

I think this must have been an old Sweat Hogs thing, as far as I can remember.  A simple policy to create urgency for yourself and taking care of clients:

2007 Orange County North Carolina Market Update - 10:08 AM
What is going on in the job market?
  
The rate of growth in the combined MSA for Raleigh/Cary/Durham has slowed down.  There were 0.49% more employed workers in 12/07 vs. 12/06.  The rate of growth between these years was 5%.
What is happening with Average Prices?
  
The average list price is $452,100, an increase of 7% compared to the average at the end of 2006.  The average sold price is $342,700, an increase of 8% compared to last year.  There were 1,744 closings during 2007 which represents a decrease of 1% from 2006.
What is happening with Inventory?

 Last night we were invited to have dinner at one of our first time buyers' new condo. The couple and their son  from Northern India and prepared a multi course meal with their native dishes...I passed on the goat but the rest of the meal was rich in vegetables and very good. We discussed many of the traditions of their native country from their own arranged marriage to family members putting other family members through school.
