This is Why They Call You Back - brian Rodgers - 04:20 PM
In surveys we’ve done the overwhelming reason customers say they call you back is because of the way you treat them.Honesty and professionalism was the #1 reason they gave. This is very, very important. You should always, always make all your clients feel like they are your most important client. It doesn’t matter how big or small the transaction, make every client feel like they are number 1.I had a guy in my home recently doing some remodeling. He was clean, efficient, professional, on time, treated me as a client not a nuisance...and because of this I will:1. Use him over and over again2. I’ll … (1 comments)

"Hallmark didn't have My Card!" - 12:00 PM
I went to the local Hallmark store here in Silverdale the other day (yes, I actually planned ahead this time!), but unfortunately, they didn't have a card that fit me.
Hard to believe it, I know. I mean, seriously, they have every conceivable card imaginable. The obvious ones - cards for Mom, cards for Dad, ones for daugthers, brothers, grandparents, and friends; serious cards pledging undying love and devotion. humorous ones, artsy-fartsy ones, even ones that play music!
But even with the enormous selection of literally thousands of cards, I still couldn't find one that adequately communicated my feelings for my wife.
So I thought, since Web … (23 comments)

99.9% of Your Prospects Will Be Using Their Cell Phones in A Real Estate Transaction - 04:03 PM
They will be calling you or you will be calling them. That phone is their lifeline. I didn't realize how much all of us depend on the cell phone to attract more business or close on the business at hand.
One of the keys to success in the real estate business is to make some type of connection.  How can we get these prospects to look at us as a needed resource?
Every one of our prospects holds something valuable in their hand (or in purse) that connects us together. Their cell phone.
Why didn't I think of this earlier? There is now … (4 comments)

The latest Wordpress update... - 04:21 PM
For those of you using Wordpress.com as an additional blog to Active Rain, you may have noticed a warning asking you to update your blog to the latest version to fix a security issue that Wordpress found.
Before you update, there are a few precautions that you should take. First, update your database. Worst case senario is that you mess up your blog so badly that you have to reinstall it. Ok, I doubt that will happen, but just suppose it does. You don't want to lose your comments and posts. Here's how: http://codex.wordpress.org/Backing_Up_Your_Database
Next, deactivate all your plug-ins in case one of … (2 comments)

Happy Valentine's Day to all my online friends... - 03:35 PM
.

Today I received several totally unexpected notes, emails & ecards from a few people I only know through our online connection.
One of my favorite things about the internet is that many of my online friends have also become some of my best friends. Many of you are here on Active Rain. I won't try to list you all because I'm sure to leave out one or two and that wouldn't be too cool. ;-)
Being on Active Rain seems to bring out the best in people, not just who we are as realtors, trainers, techies, stagers, lenders or artists, etc. but who we are as people … (31 comments)

Rethinking the placement of solar panels - 05:46 PM
Why not turn this
Into this?

Growing up in a city built on rolling hills like Mission Viejo, I was always bothered by the fact that homeowners were forced to pay property tax on basically unusable hills they had purchased along with the rest of their home. Well, for those homeowners who have cursed their unusable land over the years, I may have a solution for you. If this unusable piece of land faces South, South-West or even West, you may consider installing a solar system.

Why not right?

You won't have to worry about repairing or placing your roof … (12 comments)

Understanding Agency and Agency Relationships in Michigan - 08:50 PM
When we form an agency relationship with a client we owe certain fiduciary duties to that client: Loyalty, Obedience, Disclosure, Confidentiality, Reasonable care and Diligence, and Accounting. And since 1994, in Michigan, we owe these duties to our buyer clients as well as our seller clients. In MI we now have Seller's agents (aka the listing), Buyer's agents, Disclosed dual agents, Designated agents, and Non-agents (transaction broker or facilitator).
The first two are pretty self explanatory. Buyer's agents have a fiduciary duty to their buyers; seller's agents have that same duty to their sellers. Designated agency is a little newer. When we … (3 comments)

Mortgage and Real Estate SEO Report from the Front: Shift in Search Terms - 03:09 PM
Been a while since my last post - over 3 months. Simple explanation is that things have been busy at the SEO front.
Lots of fall-out on the Real Estate and Mortgage industry. No doubt many of you already know first hand. A personal friend of mine, whom I met through her own open house has left the real estate industry and returned to the Navy.
On the SEO front, we have been seeing some interesting trends with real estate. On the one hand, lots of real estate professionals have been contacting us to do SEO for their own personal endeavors: online electronic … (0 comments)

Active Rain|Vendors - 09:14 AM

*Note: This is an Active Rain Public Posting
I believe Vendor advertising at Active Rain is a good idea. I hope that it will help defray the numerous disrupting B2B telemarketing calls I receive. My highest recommendation for any service you may provide a REALTOR, is to advertise it here, then leave us in peace. Do not use us to develop your call list.
Just in case you are a vendor reading this announcement, this is what I have to say: Please do not call me, not on any number you see posted anywhere on the web. The contact #'s are for the … (1 comments)

This is SO Funny...I had to share - 12:57 PM
I really do work you guys. In between tasks I was reading non-real estate related articles. This one had me laughing! In short: its about waiting for an important call, which we are all familiar with combined with a hilarious cause and effect chain of events. If this reference isn't clickable, click on my button, go to the front page of SW, scroll down until you see James.
I have learned a similar lesson as James when I had been using speaker phone and thought I was disconnected. Fortunately, I wasn't cussing...

Laughing With Strangers|Wrong# - 07:51 PM
*Warning* This is a MEMBERS Only Post.
I was browsing through the interesting comments at the Lemonade from Lemonsblog by the Lady in Red.  My 800 line rang, I answered. It was a hang up. I waited about a minute and received the expected email with the caller ID #. I call the #, no answer. I left a message. The person calls me back.
He introduced himself as an Orthopedic surgeon and said, "I'm sorry, I must have the wrong number." I said, "No, I don't think so. I have the perfect property for you at the Oaks Golf Course."
     He says, … (16 comments)

Settlement Room was Sold? - 12:39 PM
I must of missed something somewhere.  I just heard that SettlementRoom was sold about a month ago. Has anyone heard anything about this?  We think it was sold to Emphasystems but I can't find anything on the actual sale to verify that.  Has anyone else heard about this or have any additional information?

Project Lifeline - Not FHA or Convetional.... just another flop? - 12:43 AM

Project Lifeline, what does it all mean??   The Bush administration just announced Project Lifeline on Tuesday the 12th, 2008. This new plan is suppose to be an extension of the previous plans to help homeowners who are having difficulty in keeping up with their payments. The previous plans had strict guidelines to where you basically couldn't be late on your mortgage prior to the rate adjustment on your adjustable rate loan.
President Floyd Robinson of Insurance Services Group said, "We want homeowners facing foreclosure to take the urgently required first step and reach out to their servicer, or housing counselor, and … (15 comments)
