 Do you have B.O.?  Most people will say No!    Kids giggle, adults shy away and everyone seems to check for unsightly underarm stains.  If you don't have B.O. perhaps you should get some!

Last week I asked what some of you thought about me moving companies again after just 6 short weeks with my new company. You can read I Made A Mistake Here.  Everyone said move... now admitting the mistake was easier now than 6 months or a year from now.
Well, you were all right on target as always - Wednesday I signed the contracts and moved my license to RE/MAX Sunset Realty La Pine - this was around 8 a.m. and at about 8:30 a.m. I received the call that my husband had been seriously injured about 200 miles from home.

My Daily Online Journal - 09:42 AM
I need some input, please!
As part of the SOI Reality Show package, I've committed to journaling on a daily (more or less) basis about my SOI activities and outcomes. Originally I planned to use this forum for my journal, but I'm thinking there is probably a better way. I'm really enjoying the synergy we've created here and I'd hate to disrupt that by clogging up the forum with my daily diary.
Here are the alternatives I've come up with.
1.  Creating a separate online journal, such as www.mydeardiary.com or www.my-diary.org.
2.  Creating a separate blog at Wordpress.

A few years ago, I bought a house that had been infested with black mold but it had been cleaned up by a professional remediation company months before I had bought it. The house had an ARV over $300,000 and I got it for $160,000. Most of the walls did not have drywall and it was obvious that the mold had been treated as the wood framing had all been treated with Kilz paint.

Yesterday morning started out foggy, but as soon as the fog cleared, it was sunny and warm and time to put the top down on the Porsche and hit the Wine Country for day of sight seeing and, of course, a fabulous lunch -- it was time to take a day off.  We are so fortunate to live in the Bay Area.  Everything really is right outside our door.

The innovation of new technology has made it so convenient for agents to work right in their home office.  When I first started in the business, my broker recommended for me to be in the office 5 days a week to learn the business and do cold calling.  As my skills improve and cold calling became a thing in the past, I see less need for me to be in the office.    I quickly realize that I needed to be in the field either showing properties or prospecting for new business. Service all customers that come your way is an important part of the business. Clients want to know that they have someone who can answers their questions and follow through with them in a timely manner.  It becomes part of our culture in our team.  It is not always easy to call a seller when a property is not moving, but we find that it is hard to ask for an extension when we barely talk with the seller during the listing period.

Now you want to buy a home and your agent wants you to sign some papers before they ever show you  a home. So what is this Buyer's agreement?
Many states require real estate agents to sign a Buyer's agreement with their Buyers before they represent them. IS IT A SALEABLE LISTING??
If you took it just to get another listing, you are missing the boat in the current market. Of course, if it is in an area where people want to live and the home is gorgeous, then at least you may get a few buyer prospects for yourself, but you are doing the seller a great disservice.
Don't just strive to LIST homes, strive to SELL homes! And that means PRICING, PRICING, PRICING.

Have you had a line outside the door waiting to get into your Open House recently?
No, I didn't think so. Me either. Congratulations if you have, though! What do you use to entice potential buyers to fork over their personal information for future contact, besides a very large fork? I have tried various things over the years, but nothing has stood the test of time besides the perennial "Get your game face on!" speech I give myself before I get out of my car to go inside.

Bloomsburg, PA Real Estate Market--Good or Bad? - 10:09 PM
 
Well the results are in!  My company, Century 21 Covered Bridges Realty, Inc. had a record breaking year in 2007.  We even had three agents break their personal best year.  We again lead the marketplace and outsold our nearest two competitors combined.  According to the multiple listing service of the Central Susquehanna Valley Board of Realtors, the average sale price increased slightly as did the number of days on the market.  My company continued to lead Columbia County in both the number of closed transactions and sales volume.

Las Vegas Foreclosures - The New Hot Spot in Las Vegas Real Estate - 10:31 AM

Welcome to my new Active Rain Group - Las Vegas Foreclosures.  I was watching the local news this morning and saw a story on a local Las Vegas real estate company loading up a tour bus that was packed with buyers touring foreclosed homes in Summerlin, and the SW area of Vegas.  It looks like Las Vegas foreclosures is the new HOT SPOT in Las Vegas real estate.
