MARKETABLE TITLE - Good or clear title reasonably free from risk of litigation over possible defects; also referred to as merchantable title. Marketable title need not, however, be perfect title.

How can a buyer use this space? Staging a large family room addition - 08:42 AM
A few weeks back, I gave you a peek at a staging project Stage A Star had completed, "Grandma's bathroom gets a makeover" 
Here's another room that was the biggest challenge within this project. This was one of those huge family room additions. Beyond this room was a screened in porch addition just as large.  The challenge of this room was that it was very long and narrow and connected to the sunroom. Through the family room windows...you could see this sunporch.

Have you ever received Low Ball Offers?  Have you received those low offers and then the Buyers asking for closing costs, home warranty, survey, and a high repair limit?
What was your response?  If you haven't, stay in the business long enough and you will eventually receive one.  My response remains the same, good or bad offer.  Thank you for the offer!
It doesn't make sense to bite an agents head off for what we may consider a bad offer.  Why not?  They are working for their client, and in most cases, submitting an offer from the directive of their client.

What Does that FSBO sign Mean to YOU? - 08:50 PM
When a FSBO comes on the market in my farm area and I am familiar with the property and/or the owner, I give them a call and ask about the prooerty, it's price etc. and then I tell them that if they decide to list the property, I'd like to visit with them, and leave my contact info.
If they don't contact me, I respect that and do not call back.  I respect that FSBO "for sale" sign in their yard and feel like it says, "Agents stay away, I don't want to pay you to sell my house."

While taking digital photos of rooms and the exterior of a house to list it dawned on me how still photos represent

I have always been the photographer in my family from Brownie cameras to 35 mm to Digital. Why I am the archivisit I don't know? Maybe I have Japanese family culture in my background. Fuzzy Math gets Homeowners in Trouble - 09:14 AM
In North Texas over the weekend they had a Foreclosure Prevention Fair near the Cotton Bowl in Fair Park. The event was part of a national series sponsored by ACORN, the Association of Community Organizations for Reform Now. Basically they are trying to help people in trouble stave off foreclosure. This story about foreclosures is serious. Nationally in 2007 1.25 million homes were in foreclosure. I hear that banks and lenders don't want houses back, but weren't they the ones that set up this house of cards to fall?

When is the best day to plant flowers? - 11:52 AM
So many people getting their homes ready for market.  When can they start planting those flowers?

My baskets were so big last year, they actually pulled the hooks right out and fell down.  Lesson learned.
Seattle temperatures are mild, but there was frost on the cars this morning.  I figure when I see the yellow heads of the daffodils, it's OK to plant other things at that point.
We used to say Mother's Day back in the Northeast, but seems to me in Seattle we could plant earlier than that.
