What do you answer when someone asks when to list their home? - 02:28 PM
When an owner calls and tells you they are planning to sell their home this year and asks when, what do you answer.
Let's assume they have no urgency, no timeframe for personal reasons, they just want it sold by say September.
Is NOW always best?  I used to get questions from agents asking how they can get people to list NOW, no matter what.  Some homes sell better before lots of inventory comes on market.  Others do better when they can beat the competition and have that house that everyone wants.  Perfect curb appeal and floor plan.

This year winter has been a very unpredictable season. One day it's 50 degrees out and three days later it's 5 below zero. Overall, Wayland is in a buyer's market as of today. Here's my interpretation of the current data for the Wayland Real Estate Market:
Sellers market in the following price points:$400,000 - $449,999 there is currently a 3 month supply$700,000 - $799,999 there is currently a 2 month supply
 
Balanced market in the following price points:$250,000 - $299,999 there s currently a 6 month supply$350,000 - $399,999 there is currently a 6 month supply$900,000 - $999,999 there is currently a 5 month supply
Buyers' market in the following price points:$300,000 - $349,999 there is currently a 9 month supply$450,000 - $499,999 there is currently a 10 month supply$500,000 - $599,999 … (0 comments)

I've lived outside Oregon for only two years of my life. I was going to school in Tacoma, Washington for radio broadcasting. I was young, naïve, and I didn't know anyone! Tacoma was such a big city for me compared to what I seemed to have known. I was truly living on my own for the first time in an apartment off 12th street. (If you know Tacoma, at that time it was not a great area.)

Today I was talking to another agent and she said she has been having great success with those annoying e-flyers that we see in our inboxes everyday. Personally, I hate them and delete them before I even look at the house in the picture.
I asked how many agents actually read those flyers. She said, "Very few, but that isn't my market that I send the most to". I was intrigued by this and asked, "Then who do you send these to?" You ask yourself, how can I help, how can I make a difference? Well, I can tell you one man can make a difference, be it by voting, saving a life, or bringing a life in to the world.
You see, I hate it when I hear someone say that "One man can't make a difference". It is hog wash, you can if you just try. Hell, you may have already made a difference and don't even know it!

Interesting Market right now in Cleveland - 09:16 AM
It's a wet and coldish day here in Cleveland Heights right now... a bit of rain drizzling down on the snow, creating an icy patch of tundra across lawns and under-plowed driveways.  The birds are flitting about, looking for food.  I just threw the last of my bird seed out for them in my backyard.
I had a busy day yesterday with listing appointments, and more listing appointments today.  What I am noticing is that the broad absorption rate in most cities on Cleveland's east side is around 16%... almost uniformly.  But when you look more closely at smaller segments of the … (1 comments)

Keller Williams Family Reunion 2008 --- what an awesome surprise! - 09:33 AM
This is the third time I've attended Keller Williams Realty's annual meeting, which we call Family Reunion.
The previous two I attended were in Las Vegas, and 2008 was held in Atlanta.  What a great time.  Words really can't do it justice... there is an electricity in the air, the people are magnetic, the keynote addresses are impactful and important.  The breakout sessions were so educational, and relevant to today's difficult market.  And the networking opportunities are priceless.  The people you meet truly will change the way you think about real estate, and yourself.

Keller Williams grew in 2007 while Prudential, Re/Max Century 21, and Coldwell Banker all lost agents - 10:13 AM

We all know this is a difficult market, and surely no one is surprised that part-time agents, and inactive agents, are exiting the industry in droves.  Dues are coming up for renewal, and NAR will have a real drop in membership at the next reporting period... they already acknowledge significant agent losses; surely many more are coming.
This is not necessarily a bad thing for the industry.  Many of those part-timers create problematic transactions from their lack of experience, their shallow skill sets, and their overall lack of knowledge.  … (15 comments)

Keller Williams offices have more agents than Coldwell Banker, Prudential, Century 21, or Re/Max offices - 10:17 AM

What is so remarkable about these numbers is the efficiency that can be gained, the momentum that can be created, by having so many agents in one single office... costs for overhead, staffing, computers, copiers, and resources can be really held down in a tough market.  Typically, a KW office has one receptionist serving more than 100 agents... one market center administrator, one team leader.  Very lean and efficient.

Get out the vote? Plenty of media attention is given to trying to increase voter turnout. To rope in more people at the polls, especially the younger crowd. It seems that there is a lot of thought put into how to get more people to vote, without much thought being put into whether those people should be voting. I am not suggesting that voting should be restricted to some arbitrarily qualified citizens, but that maybe the people who aren’t voting aren’t participating because they don’t have the desire to get educated on the matters at hand. Four plot veggie garden...Five star performances It must be a gardener thing. We get so caught up in what interesting varieties of plants we want to try and end up with so many impulse buys of tiny seedlings or miscellaneous packets of seeds that our gardens become a mess of patchy rows, improvised temporary raised beds and weeds. Salt Lake City, Utah Real Estate Market Update (Feb 2008) - 09:47 PM
Salt Lake's Tribune released an article titled "Utah home sales plunge" on February 14th, 2008.
It starts out by saying that Salt Lake is now caught "in the middle" of the national downturn.
Is this true, or just an attention grabbing headline?
If you read the entire article and not just the headline, you will find the truth buried in there somewhere.
Let's analyze the statistics from the article itself:
The report compared the home sales volume nationwide in the last quarter of 2007 with the same period in 2006.
