What Sellers Really Want is to be Lied To... - 12:19 PM
...at least this is what I am finding out, and I don't understand why.A few weeks ago I went on a listing appointment. I had already walked through the home, so I knew what needed to happen in order for the home to sell quickly. The owners asked me to be very honest about the condition of their home, and wanted me to be brutally honest. I don't sugar coat listings, so being completely upfront and blunt about their home was not a problem for me.
During the appointment, they wrote down all the things that needed to change to get top … (104 comments)

Birds and Bees are; why not Credit as curriculum?? - 12:17 AM
Birds and Bees are; why not Credit as Curriculum???
Credit is probably one of those discussions most parents don't have with their children.  It is surely a subject that will probably go by the way of the Birds and the bees.  . . .  let them learn it on the street.
Truth be known, most parents don't completely understand the world of FICO scores themselves?
Credit is the basis for just about everything these days.  I mean just about EVERYTHING.  What if we started teaching kids about credit in school?
I am talking about early in high school not college.  By then it is probably … (55 comments)

Guilty, Guilty, Guilty at being Haphazard - 08:23 AM

I have been haphazard as the TEAM leader for the Missy Caulk TEAM.  Haphazard means, by hit or miss, careless basically.
Over the last year, my TEAM has grown from 3 to 5 Buyer Agents and it is getting ready to jump to 7. Two guys, one a builder in Michigan that I have represented for 9 years and the other a friend of my daughters.  Both passed the State of Michigan licensing requirements last week and are ready to get going.
I need to change. Old things must pass away and new ones must begin. I have … (85 comments)

Dressing Your Blog For Success - 11:21 PM
In the real estate profession, we are expected to look our best so that we can make a good impression.  After all, if you rolled out of bed, jumped into your car, and went to meet a client, it would not be ideal for doing business.  So why shouldn't we do whatever we can to make our blog look its best also?   This is particularly important to those of us that are here to generate business from consumers and referrals from other agents.  Many newbies are inspired to start posting, but don't know where to begin.

So, what can be done to make a good impression with … (105 comments)

A Tale of 2 Stages - 11:58 AM

For home sellers it is the best of times, it is the worst of times, it is the age of wise choices, it is the age of foolish decisions, it is the age of sales success and the age of missed opportunities. In short, now is an age where sellers are finally realizing that how their own "sales tale" plays out is more within their control then ever before. More and more know that to sell their home they need to take responsibility and a proactive role in its sale. How? Well, besides hiring a Realtor, today's sellers are starting to finally … (43 comments)

Beware Of Damaged Goods! *The Human Consequences Of Taking Overpriced Listings* - 12:43 PM

If you are taking overpriced listings without any notion of reducing the price of those listings within the first 30 days on the market please read this story. If you do not take overpriced listings please read this story to reaffirm why you will not do so. If you are thinking about taking overpriced listings then read this story.

Whenever you take a listing it is your duty to find out why the seller must sell. I am amazed at how many sellers we talk to who tell us their agent never even asked them why … (142 comments)

Meth Home Nightmare - 12:17 AM
Recently in my local newspaper, there was a story on a young woman with young children that found themselves very ill from the effects of a methamphetamine home.  This young mother had bought what she that was her dream home for her and her children, it has become her nightmare.  She had to vacate the home and has been forced into dealing with not only litigation against the seller but now also foreclosure on the property.  I'm not sure if any permanent health problems for the children exist, but they all became very ill of the exposure from a year of living … (65 comments)

"Would You like a Side of SPAM with Your Comments?" - AR Guidelines Re-Visited - 11:59 AM
It's time once again for our continuing series on revisiting the ActiveRain Community Guidelines. This week, we're discussing an issue that has long been the focal point of much heated debate here in the Rain, "Comment SPAM."
Well, rather than try to re-invent the wheel here, I thought I would simply regurgitate a previous post that dealt with this topic.
*  *  *  *  *  *  *  *  *  *  *  *  *  *
Okay, so we're working through the guidelines, and one of the areas that we are most definitely going to revise/clarify BIG TIME is in regards to what constitutes SPAM.

MLS....I'm confused..what am I exactly paying for? - 12:25 AM

This is a serious question.
To me, and maybe others. I do not know if all MLS's are the same across the country so my questions are somewhat related to my area but I would like your opinions.
I pay monthly dues to have the privilege to post my listings on the MLS.
I must belong to the MLS if I want to be a Realtor* in my office.
I do understand and appreciate that most if not all buyers now search the Internet and I do put my listings, "out there" on blogs, listing sites, etc.
I guess my question is, when … (80 comments)

@ActiveRain, I <3 Twitter - 08:25 AM

Heather Elias (aka @hthrflynn) and I use Twitter.  We joked about writing a post on AR in Twitter style and well, it was a good enough idea to give it a twirl.
If you aren’t familiar with Twitter, the whole idea is that you communicate with any and all in bursts of 140 characters or less that other Twitwits call tweets.  Some people call it "microblogging".  In reality, it's just a very fun way to keep up with friends, hear about current events as they happen and learn the latest in tech toys.  You can protect your tweets and keep … (56 comments)

Do You Explain Your Blog to Your Readers? - 12:07 AM
I just got a call from a sales rep asking me to write an article for a real estate publication.  As we spoke I had him go to my personal real estate blog to show him the type of posts I have written.  I was surprised to discover that he did not have a clue how to navigate my blog! This prompted my to write the following post for my own blog and I was wondering if any of you have had similar experiences? Here is my post:When I tell people that I have a real estate blogsite I usually get an odd sort … (68 comments)

New Breed of Homeless - 08:03 PM

As the foreclosure rates increase across the nation thousands are finding themselves homeless for the first times in their lives. Nationally, 233,001 homeowners received notice from lenders last month due to overdue payments; that's a 57% increase from a year prior.
We hear phrases used such as "they lost their house", when the truth is many of these people are now homeless. These people now have ruined credit scores in a society that makes just about every decision based on that score. Employer's pull credit on job applicants, landlords for rental approval, insurance companies to set your rates, and of course credit card … (8 comments)

Have We Lost Our Humanity? Big Guts on Little Blogs! Let The Family Mourn! - 05:56 AM
Recently my son's have had a few things to deal with...unique and life altering.  My youngest son Bob 22 , lost a childhood friend...recently shot and killed by police.  This post is not about the police or even the chain of events that occurred but that fact that sometimes you just have to let family and friends mourn...without cruel words attached.

I know that we could get into a heated debate here as to what transpired with this young mans life and maybe the twists and turns which caused his death...
But the truth is...it's irrelevant...his parents lost a son...his girlfriend lost … (44 comments)

Who Do You Think Should be Vice President? - 06:04 PM

I have been thinking about this a great deal lately and think it is time for some announcements to be made about whom the Presidential Candidates would choose for their running mates.  I think it would help each in their cause to win the election.
Hillary - Joe Biden
Obama - Joe Biden
McCain - Colin Powell or Romney
What do you think?

Where to find default info? - 09:52 AM
I'm in a discussion with someone regarding the jumbo loans.
I'm wondering if someone could direct me to the stats on how many jumbos were taken and how many are in default vs the 'regular' mortgage loans?
Thanks in advance.  :)

Does the Look of a Neighboring House Effect Value? - 06:11 PM
Does the look of neighboring houses effect the value of your house?  Do you have a neighbor who doesn't mow their lawn as often as you would like?  Or even if they mow it, is the yard all weeds instead of grass?  Do you have a neighbor who loves huge rose bushes, but doesn't know how to maintain them, so they make the house look really bad and not taken care of?
What if you were looking at houses in a very nice, suburbian neighborhood in the $400k price range (in the Dallas area, that's over double the average sales price) and you saw … (12 comments)

Calling all Student Condo Agents - 09:01 PM
I've just been on a buying spree with 1 and 1 and scooped up several condo url sites.  I'm thinking of collaborating with several agents in college markets to really get the rankings up on a blogsite for student condos.  If you work with student parents ONLY for purchases or sales and it constitutes a large portion of your business and you know the local condo market extremely well I'd like to talk to you about collaborating on this.  No cost of course...just a synergistic effect with many agents (though only one from each market) blogging about student condos in their … (4 comments)

The 2008 International Conference on Climate Change - 06:45 PM
The 2008 International Conference on Climate Change will take place in New York City between March 2 and March 4 and so the question is, why has the mainstream media not given this any coverage whatsoever?
I can tell you that this is truly about bias in the media and is perhaps the worst example I have seen in a long long time.
You see The 2008 International Conference on Climate Change is a major event. The keynote speaker will be the President of the Czech Republic and well over 100 respected scientists and economists are going to attend. Al Gore was invited, … (14 comments)

Wow! Notable Niagara Falls Website! In under 30 Days of existence! - 06:12 PM
Yes you read that correctly!   Under 30 days my Blog is a notable site for Niagara Falls!  I bet you are wondering how that happened...
I am part of the group called Niagara Rises.  I am hopefully part of the positive changes here in Niagara Falls.  One of their missions is to bring new businesses to the Niagara Falls area.  Something that I believe passionately about (oh and I happen to chair their subcommittee on that topic).
Yesterday afternoon I was greeted by a Google Alert for my name and it was from an article by Frank Thomas Croisdale - WEB EXCLUSIVE! NOTABLE WEB SITES NOTED in … (13 comments)

Helpful listing tip from Broker Bryant. Mister Lister....can you spare a dime? - 03:46 PM
Hi folks. Here's a little tip for you that may help you in your business. This post was inspired by Jennifer Kirby's post "What Sellers Really Want is to be Lied to..." and several others I have recently read.
Jennifer's post was about being "brutally honest" with a potential Seller only to have them list with another REALTOR® that told the Seller "what they wanted to hear" instead of "what they needed to hear". Go read Jennifer's well deserved featured post.
Anyway, if you are a listing Broker and you are being truthful with Sellers, you WILL lose listings on pricing or hopefully, … (41 comments)

Hijacked in Zillow - 12:14 AM
I'm sure this has been discussed many times, but why is it that other agents hijack our listings on Zillow?  I mean, its NOT ok to advertise another broker's listings in "real life", so why in Zillow World do they feel so free to "claim" YOUR listings as their own?   I looked around other nearby area homes and I see this same agent has claimed about every available/for sale listing (including the pendings) as her own listing.  Does she just not know?  Are some agents so stupid?  Really, I want to know.  I wrote her politely to edumacate :)  her, but it … (9 comments)

Outer Banks Real Estate-Mid County Currituck Bridge Is Finally On The Way - 09:54 AM
It looks like the wait will be over in 2013 when the first cars are able to make the trip across the Mid County Currituck Bridge that will connect mainland Currituck to Corolla. This will dramatically reduce the travel time , some predict up to 2 hours, for tourists that for years had to wait in miles of traffic to get to Southern Shores, Duck, & Corolla as they made their way to the Outer Banks for vacation. The bridge will also give residents and tourists another evacuation point in case of a major hurricane. The Mid County Bridge has been … (0 comments)

Top Snohomish County Builders - 04:35 PM
The report is just in and the results are astounding. Throughout Snohomish County we see many builders from the very large to the very small, the quality compared to price builders (shown by the higher Avg. $/Sq.Ft) and who offers the most Avg. Sq.Ft across their new construction homes.
Highlights
Quadrant Homes was the largest builder in Snohomish County by volume. Selling 286 units in 2007, and selling 940 statewide, makes Quadrant the largest builder by more than 50%.
The lowest Avg. $/Sq.Ft builder in Snohomish County was Seattle Pacific Homes at $139. Seattle Pacific Homes also came … (0 comments)

Consumer ALERT: New Variations of Phishing Email Being Sent -- Beware! - 10:43 AM
The "phishing" industry is morphing their tactics as people are becoming wise to their past methods.  These criminals learn quickly and are becoming more sophisticated in ways to fool you.I just received the following message from a bank.  I immediately knew that it was bogus, since I did not have an account with it... but as I read the mail, I first started to think that is was legit, just sent to me by mistake. I then looked it over more closely... valid return address, valid contact information about the bank, no suspicious links (just plain text), a warning about the dangers of "phishing", low-key … (15 comments)

A Cool Companion For The FLIP Video - 09:05 PM
I have experimented with shooting a handful of videos while either driving a neighborhood or riding my bike.  Both of these examples have required me to hold the video camera with one hand and steer my car or bike with the other hand.  Last week I was visiting a Best Buy store and I came across a new product that will make my neighborhood videos shoots a breeze and here is a photo of my newest tech tool.
What you are looking at is the Joby Gorillapod which only cost me $23. This product works like a charm and is an exceptional value.  This unique tri … (20 comments)

More Statistics-*Restoring Consumer faith - 02:09 PM
I was so excited when I found out that my immediate area had an increase from last year that I assumed that because we doing good..so is everywhere else. Well I am posting the results to the area 801 as a whole. Davis County, Weber County, and Box Elder County. The results were disappointing because we did not experience an increase as a whole.  When you see the numbers you will still see that it may be less but REALLY it is not that bad. We still are experiencing a good market. Consumer faith should be restored.
It is easier to … (0 comments)

New Construction Slowing??? - 02:54 PM
Prices are dropping, new construction is slowing???
These statistics are for Davis, Salt Lake and Weber Counties. We currently have 2169 homes available that were built from 2007 on. There were 90 homes that sold in the last 30 days and 179 that went under contract in the last 60 days we had a total of 206 homes sold and 257 homes that went under contract. That should indicate that a Fourth of the homes available are selling. This does not include the existing market older than 2006. We are getting into our warmer months. I won't be surprised if these statistics  … (2 comments)
