1. Reduce the amount of food out in the open, especially at night when they love to hunt.
Take out the trash every day and place it in a sealable trash container.Wash your dirty dishes.Wipe down the counters.Pick up and seal pet food. 2. Reduce the clutter and especially paper products.
Remove all paper products from the baths and kitchen.Clean your clothes on a regular basis. Don't let them pile up.

Penalties might be attached to a lease, if not you should revise your lease. Landlords or property managers are human and understand certain circumstances may arise such as a job transfer to another state. Don't try to be slick and sneak out without discussing your situation with the landlord or property manager; they will not be as understanding if you're caught.

For most real estate practioners today, technology has become an indispensible part of our businesses.
We use an internet based MLS
We use home computers and printers to do our letters, postcards, and all sorts of things we used to go to a printer for.
We use GPS navigation to help us find our way around.
We advertise our properties not only by a sign in the yard but by electronic means that are too numerous to count.
BUT....
Is it really easier today than it was, say 15 years ago?

Why do listings EXPIRE? - 10:00 AM
I was examining listings that were expired today and I really started to think that homes, when properly priced, SELL. In any market.
Right?
So why are there so many expired listings every month? Are we as agents not doing a good job of letting the public know the real value of their home? I mean, we are dealing with an ever increasing knowledgeable public right? So they KNOW what their house is worth, right?
Are we so set on "GETTING THE LISTING" that we take a listing that exorbitantly priced just to have it on the market and something to market with?

If you are like me, the first thing you thought of was YUCK!!!
But Brian Tracy, personal effectiveness coach, talks about the Frog of the day. He says that when you make your list of things to do for the day, you should pick out the one thing that you least want to do (because it's boring or painful or whatever reason you are avoiding it) and get it OUT OF THE WAY!

The media has painted a pretty pathetic picture of the housing industry lately. I was just asked by some extended family members at a family function "so, the market is pretty slow now, huh?".
What a question! What does that mean that the market is pretty slow? Does it mean an abnormal, low activity on the market? Or does it mean that the market has pretty much returned to the activity of a couple years ago...a more normal rather than a frantic pace?

Nassau County Florida Real Estate Market Statistics for February 2008 - 09:09 PM
Above is February's statistics for the Nassau County Florida area. All residential, commercial and land listings are included in the statistics above.
There were 1,937 Homes listed for sale in February. 69 Homes went under contract in February. 31 Homes sold in February. There were 264 New Listings in February.
We are still in a buyer's market in Nassau County because of the amount of inventory of homes for sale, but there was almost a 50% increase in homes that have gone under contract this month in comparison with January's numbers. I was at a home inspection last week. I was representing the buyers and the seller. The buyers were, a divorced woman and her 20 something son. The home was built in 1980. It was ruined in 2004 in the hurricanes here in Florida. The home was completely remodeled. It did have it's quirks.
Well everyone of the interested parties were there except the seller. Soon the older sister of the young man showed up and started to inquire about the plumbing and wiring. The answer is:
I didn't feel like changing into my gym clothes so I went to Border's instead to read. I am so glad I did because I came across an excellent book titled, "The Faith Club: A Muslim, A Christian, A Jew-- Three Women Search for Understanding".
The book is real, the authors share their feelings completely as they go on this journey of discovery as they learn about themselves as well as their new found friends' faith. Another reason to be an Apple user if you're single. I came across this article from the home page of Yahoo -- I went to the home page of Cosmo and Yowsers -- very interesting articles. No comment on the pictures -whew! I need to get out more and stop living in my cave.
