Princeton Real Estate - How To Buy A Home Without A Real Estate Agent - 06:41 PM
In the turbulent Princeton real estate market there are new things happening - some (like real estate prices) could be confusing, and some - are a bit puzzling. I am talking  about a phenomenon of an unrepresented buyer. This type of buyer does their research on the Internet and contacts, for the properties they want to see, respective listing agents. They do not want to be represented by the listing agent (as a dual agent) or by any buyer’s agent. They want the part of the commission that would have otherwise been paid to the buyer’s agent, to be “credited” to … (109 comments)

Real Time Paradigm Shifting in The Real Estate and Mortgage Industries - 03:31 PM
Real Time Paradigm Shifting in The Real Estate and Mortgage Industries
Very few will argue that we are in the midst of an historical era of change, largely leaving the Industrial Age heading steadfast and firmly into The Age of Information.
Transitions between era’s have traditionally taken anywhere from 100,000,000,000 to 100 years, with each succeeding ‘period’, ‘time, or ‘age’ shrinking rapidly compared to the prior by a factor of ~10.
If the above is true then it’s not contrived to think that we may be passing through multiple periods of relative historical significance during our own life, whereas prior such … (22 comments)

BOB STEWART - YOU ASKED FOR IT. REAL ESTATE AGENTS ARE CENTRAL TO THE REAL ESTATE MARKET - 09:36 AM
Inspired by Bob Stewart's comment on Gary Bolen's post Yesterday's article "Extraordinary Measures": Should a Writer about our Industry Hear from our Industry?
Enjoy.  Little has changed.  The media still portray us as contributing little to the home buying process.  The more things change, the more they stay the same.  Of course, if I'd written the article today, I'd have a few more images for interest.

Newbies, where art thou? - 09:04 AM
I got to thinking today, I wounder just how many people know where to find the current list of newbies and the archive list of newbies. So, I thought that I would write this little post and help people out in finding them as well. First, I want to thank Katerina Gasset for turning me on to this little trinket that I used to make these pictures. Katerina wrote this cool post on this product and you should really check it out.
So, let's get started with this. I have 2 screen shots for you because that is all it takes … (59 comments)

Making Time For YOU - 09:36 AM
Realtors are always such a funny bunch if you listen to them closely. The funniest if not ridiculous ones are the ones that claim they are available to clients 24/7. It must be nice to have figured out how not to do that sleep thing. I tell them, get a life. One important aspect of life is enjoying it. Whether working corporate America, retail, insurance, business owner, real estate, education, trucking, health care or WHATEVER you know what we all need at least once a year if not more?

Since when does the Buyers Agent know what's written in our listing agreement? - 09:03 AM
Here is another one of my true experiences in Real Estate. Just doing the job I love!
We have had this listing for quite some time. At the time there were about 400 other similar ones. It's a 2BR 2BTH condo in Century Village Deerfield Beach FL.
At the time we listed it the price was a bit high and there was lots of inventory to choose from...there still is. The seller finally agreed to reposition the property to reflect current market conditions. After that we started to get lots of activity and I though it was just a matter of time before we … (63 comments)

Is Your MLS Listing "HOT" Like Hot Cross Buns or "HOT" Like Radioactive Uranium? - 11:27 PM
Oh, Easter. A time of peeps and Palms and bunnies. Hot cross buns, so soft and gooey fresh out of the oven. That's how your Monmouth County real estate or new MLS listing should greet all the neighborhood buyers. So warm and sweet-smelling that taste buds swell, lips turn moist and the tummy rumbles.
Damn, that house smells good. I just got to have it!
Your new listing should make hungry mouths water. Warm bread analogy ... good!
Or you could generate an entirely different kind of heat with your advertised home for sale. Radioactive uranium melting containment core analogy ... bad!
What makes a listing radioactive? … (40 comments)

Because You've Got a Friend - 06:40 PM
I’ve been writing something nearly every day for about as long as I can remember, but there’s something different about blogging.  It’s more focused than just writing an article and it’s more fluid than any book.  Your blog changes, grows and “becomes” every time you add to it – and if you immerse yourself in the blogging culture, you’re doing the same to yourself.
I started blogging in Active Rain, where Newbies are supported and encouraged.  After just a few posts I was getting to know people and making friends.  I realized blogging is not just useful for bringing in new … (71 comments)

You Stick To Your Business I'll Stick To Mine - 09:01 AM
Seems to be a theme here lately for me.  I've been running into a lot of individuals (not agents) that profess to know so much more than I do about real estate, in-spite of the fact that they have not sold or purchased any property in over 10-20 years.  I am not sure how these folks acquire knowledge without obtaining any experience or going to school or taking any on-line class.  I guess they are just gifted.  Maybe they just put a real estate book they get from Barnes and Noble under their bed pillow and wake up the next day full … (59 comments)

I don't Want to be a Patient, I want to be a GUEST! - 09:04 AM
While waiting to get my weekly injection this week, I began to wonder what has happened to the healthcare industry.  Believe it or not I consider this partially a Real Estate post because the injections I need were directly related to the flooding of my home last August caused by Storm In-drains that were completely clogged.  Many of you know about the Black mold that was discovered (our street has been flooding for years although the Village of Farmingdale refused to address the issue).
I am promptly in my doctor's office every week for my injection.  It's just a shot, there … (66 comments)

INACTIVE LICENSEES IT IS LAWFUL OR NOT TO SHOW PROPERTY? - 09:03 AM
We had an interesting topic going yesterday.  It involved an inactive sales associate attempting to show an active property and was with a customer. In light of so many former Real Estate professionals calling it quits, this could happen to you. What would you do?
In case you missed it please read: BRAIN-BENDER There were some great comments to the Brain Bender.
The synopsis was basically that an inactive Real Estate Associate has taken buyers to view a property which you have listed.  The inactive licensee's Broker has closed their doors. The Licensee has not secured a new broker, and is looking to facilitate a … (71 comments)

The Hope Now Initiative..Real Estate Professionals and Homeowners Please Read! - 02:26 PM
Dear Mr. and Mrs. Homeowner,
I know that times are tough and some of you may have mortgages that seem to eat most of your paychecks and savings.  Maybe a job loss, divorce or a loan you signed for was a good choice at the time but a bad decision in the long run..these chain of events could lead into major financial crisis.
Not sure if you are aware that there is help out there and thanks to President Bush, His Hope Now Initiative can in fact get you on the road to financial recovery.
Part of the initiative is that if you have obtained a subprime … (12 comments)

My First Concert-A Tribute To My Sister Crystal - 10:15 PM

One of the things I loved growing up I was the youngest daughter, it was a good position to be in. As a matter of fact, I saved myself a lot of heartache and trouble by watching my older sisters. I have to say my sister Crystal got me out of trouble more than one time. In school, at home and with the boys, you have to understand..can't say I was real swift as a kid. I was clumsy, very shy and very sheltered. My brother's called me Alisk the goon, queen of the thrown and Memorex.
In the 9th grade … (21 comments)

Redfin and becoming and Uber-Agent - 11:24 PM
Tonight I attended Redfin's corporate open house, hosted at Redfin's downtown seattle headquarters in their swanky cool new offices (new as of last August). The walls were painted solid bright colors, varying according to the "wing", each wing featuring immense windows and a playful floorplan. Redfin has an fresh corporate culture and it's clear the employees really enjoy the work. Kids were in the mix too (I came with a group which included two elementary schoolers).
The industry has numerous opinions of Redfin and Glenn Kelman, it's mastermind. I consider Redfin a fantastic company. I may not agree with the business model … (0 comments)

Keep Your Hands Off My ...... Rant - 04:56 PM

Have you ever noticed people using their hands on the walls for support (these are adults) when they are putting on and taking off their shoes.    It just makes me squirm!!  I have also seen people (usually young men) talk with their back to the wall and then put on foot on the wall behind them.   If this sounds like you--take note--it leaves prints, scratches and dirty marks.  Well that is my "rant" for the day.
So, everyone go home and tell their kids to stop it so they will know better when they get to be adults.  LOL

100% Financing is Still Available!!! - 01:25 PM
There are a lot of changes going on in the Real Estate and Lending areas.  About the time you have it figured out the rules change.  But there has been a big change for consumers.  The FHA has announced increased lending limits in a number of areas.  The purchase limit in Contra Costa County is now $597,014.00.
Normally FHA wants a 3% down payment, but CalFHA is a zero down payment program.  There are also ways to get contributions for the 3% FHA down payment allowing you to make a purchase with no money out of pocket.
The best part about FHA … (0 comments)

where the hell is your agent????????? - 11:30 PM
This business of being a real estate agent is ever changing. There are more styles in this profession than any other. Agents not only come in all shapes and sizes....they all bring their baggage with them.

Now I will admit that I have neglected signing on and sharing thoughts lately. I have been busy. Spring has sprung and many of you have made the move to buy.....now. I don't know what they put in the water in this area, but some of those unidentified chemicals must have created buyer urgency. You know who you are and you have been … (11 comments)

Employment Opportunities Changing in Richardson TX - 08:42 PM
Richardson TX has been known as the Telecom Corridor since the 1980's.  This is because Richardson housed some of the major Telecom companies like Nortel, Ericcson, Fujitisu, AT&T, and many others.  Since Telecom took a downward spiral a few years ago, many of the Telecom companies left as well.  Many others downsized their office spaces.
Because of many buildings becoming vacant, Richardson decided to start recruiting other companies into their mix.  Fossil makes Richardson their home.  Countrywide took over much of Nortel's space.  It's a whole knew world as you go up 75 Central Expressway.
Here are some of the larger employers throughout … (0 comments)

My First Concert - 02:22 PM
It was the summer of 1975. The summer of my first love! Mandy was her name. I was 15 and I knew I was going to spend the rest of my life with her! Somehow that whole thing didn't quite work out! The summer of 1975 was a strange time however - at least musically.
Queen's "Bohemian Rhapsody" was number one - but so was 10cc's "I'm not in Love". Strangely (to me), they kept swapping positions. This had never happened before in my memory. You were number one, then you started dropping. You never went BACK to number one.

The real value of social networking - 08:15 PM
This will be a loaded question, since a vast majority of you reading this are members of this site and thus, are participating in social networking. Search engines giants have been snapping up social networking sites because they are becoming a source of competition for them....and another place for them to place their advertising clients. I'm curious how many of you use some of the more popular social networking sites out there to broaden your reader base. Here is a short list of just a few:

Austin Burger Places - 03:54 AM
Though many in Austin consider themselves to be health conscious, there are still moments in each of their lives when a good hamburger sounds delicious. Austin is home to many burger joints, and some have been around for over half a century.
Hut's Hamburgers has been around since 1939. Homer "Hut" Hutson opened his establishment originally on S. Congress Avenue. That same year, Sammie's Drive-In opened on W. 6th Street. In 1959, Hut moved his burger joint to the current location of GSD&M's Idea City on 6th, and a decade later bought the Sammie's Drive-In lease. Though the Drive-In was … (1 comments)

South by Southwest in Austin - 04:05 AM
In 1987, South by Southwest started as a weekend long music festival run by a handful of people, and today has grown into a 10 day long music, film and interactive festival with a full time, year round staff, and 1500 volunteers. The number of musical acts has increased ten fold, and attendance has gone from 700 people to over 10,000.
Ten years ago, Billboard magazine didn’t even recognize SXSW as an actual industry event. But by catering to the public instead of solely “industry experts” the festival has grown exponentially and industry professionals from around the world clamor to … (1 comments)

Are Your Listings in a Real Estate Coma? - 12:40 PM
I have had way too much experience with hospitals, with emergency rooms and with intensive care units. Oftentimes I've found that medical professionals don't always "tell it like it is". Maybe they don't always know. But sometimes they do know and just don't want to say. This is true with the word "coma" for some reason, among other things.  "Deep sleep" is the description. "Is it a coma?" I'd ask - only to get a fuzzy answer. You figure it out later when the ill person simply doesn't wake up.In real estate, sometimes we know or see things, as the professionals in the … (0 comments)

Stop Timing the Market and BUY! - 09:07 AM
U.S. interest rates fell in February, creating a more brisk real estate market in Austin and other areas of the country.
Sorry to report, but rates are rising almost every week. Buyers are now faced with a common dilemma in today's buyer markets. They often  ask...
"If home prices are still going down, should I wait to purchase until later this year?"
The short answer is no. It's not smart to time the market. My advice to first-time, move-up, and relocating buyers: buy when it's the right home at the right time for you.
THREE REASONS WHY NOW IS A SMART TIME TO BUY

FYI: State New Economy Index - 08:07 PM
The State New Economy Index, which was most recently released in 2007 by the Ewing Marion Kauffman Foundation and the Information Technology and Innovation Foundation (ITIF), provides a state-by-state analysis of how state economies are transforming from an over aged industrial economic model based on "smokestack chasing" in which economic development success is measured by the number of big company relocations rather than in the creation and retention of high value-added, high-wage jobs. The 2007 Index, expanding on two earlier reports issued in 1999 and 2002, uses 26 indicators from a variety of sources to rank each state on the extent to which their … (0 comments)
