#1 Rule in Home Staging......NO Playboy Bunnies!! - 11:55 AM
I was asked to stage a vacant house which had been on the market for 6+ months with no offers. It definitely needed furniture in place to give it some "oomph" and show how lovely the property truly is. As I toured the house to take measurements and devise a plan of action, I discovered this in the main floor bedroom: Now, I don't know about you, but I'm not sure a potential home buyer would find that to be a positive feature. I suspect some would be quite turned off by it, in fact. Upon further inspection of the house, I (66 comments)
Making A Point - The Power Point Way! - 10:50 AM
Today, I spoke on the phone with Margaret Rome from Baltimore. She shared with me that she was doing a presentation tomorrow for the WCR called "What's A Blog Anyway?" I decided to try something that has not been done yet here on our Active Rain Blogs. Margaret sent me a copy of her PowerPoint Presentation, I told her I would try to upload it to Google or YouTube as a video. Then we could post it in a Blog on Active Rain. Well I found out tonight that it's just not possible. Let me backup just a bit. Margaret actually (152 comments)
LOCAL EXPERT ~ Relocation Package Contest Results - 12:22 PM
When the announcement for the LOCAL EXPERT Relocation Package contest was made, I had no idea that we would get such an interesting mix of relocation packages. Unlike most contests on Active Rain, this was a very open format, and it was designed to increase the business of each member that participated.
Many of you have already shared stories about the business that has started to come in as a result of putting together this relocation package. It seems that this is something that many people were interested in, but needed the contest as the motivation to get started. While this (65 comments)
Home Sweet Home, Topanga -- My Perfect Match - 12:19 PM
Where the heck is Topanga? I remember following the directions - take Pacific Coast Highway North, turn right on Topanga Canyon Blvd. and go up the hill....... I'm winding up this canyon road, in the very dark, quiet night. I roll down the window and inhale the sweet smell of sage. That smell of the brush, the dirt, and the ocean breeze are a fine relief from the usual, stuffy suburban aroma. I pull up at the house, and climb the stairs that gradually take me up to the front door. It's not so quiet anymore, with the sounds of the crickets (63 comments)
The Whipping Boy - 02:10 PM
Active Rain has been a great learning tool. For the few who choose to engage and apply the principals they've learned here, it's been a free speed course in Internet 101 and Applied Combat Skills. I've kind of fallen away from the network and I've been busy writing largely elsewhere. I pop back into A.R. from time to time because one of my buddies linked to something worth reading on Twitter. Blogging on Active Rain has helped me to hone my skill and with the encouragement of a few Active Rain members like Bob Carney, Sarah Cooper and Linda Davis I've taken (77 comments)
Referral Exchange - 12:26 PM
That was cool! Today I used the active rain Referral Exchange for the first time and it was fast, efficient and effective. I have two low price listings about a 40 minute drive from my office and one of them has been getting lots of sign calls from potential buyers who want to see it. When we are as busy as we currently are, until I can find another agent to help with the new leads, I needed to find an agent who was closer to these two properties that would take the sign calls. I posted my referral on the (53 comments)
I found LOVE...on ActiveRain!!! - 10:57 AM
When I joined ActiveRain last November, I thought I had an idea what it was about. I figured there would be a lot of posts about interest rates, law changes, and maybe some general rants and raves about the real estate industry.
What I didn't expect to find...was love.
Here is a little mood music to get you started:
THE LOVE OF A MAN FOR HIS CRITICALLY ILL FRIEND Trying to help my friend David somehow - Please read!
We're all guilty of it, because we have no choice. Even as we ourselves read through the agent descriptions of listed properties, we convert what we read from "Agent-Speak" to "Real Life". For example, let's say you read this description of a home in the MLS: AGENT SPEAK: Cozy Charmer, very retro with vibrant colors throughout! Great starter home, with fantastic air circulation on those warm summer days; Beautiful wood-grains accent this countryside home. Seller giving $2,000 credit for carpet! REAL LIFE: Tiny old house that hasn't been updated since 1972! Buy if it's all you can afford, some broken windows. Original 1972 (7 comments)
What if Everyone Got Paid as Realtors Do? - 04:18 PM
We hear and read the comments almost daily about how much money an Agent/Realtor makes. Everyone likes to talk about the huge commissions we make for seemingly simple work. I often wonder, since it's such an easy pay system we enjoy, how many people out there would work under the same pay system as agents do? Imagine, what if Firefighters were only paid if they successfully put out the fire? Then from that, they had to maintain their fire truck, buy all their equipment, and their own insurance. What if School Teachers were only paid for the children that pass and (13 comments)

Blogging Class In Session, Tips on Gaining Customer's Everyday! - 11:18 PM
One of the most mind boggling things for me to understand about blogging is SEO, we worry so much about if our blogs can be found or our placement on the search engines. Yes its important but I think sometimes we tend to forget, its WEB 2.0 and we have to invite people in.
Face it social networking is all about letting people in and growing our own little communities. The more readers you have the more visits you receive. Building relationships on Web 2.0 to me is much more valuable than top placement on the web. Often times...with Web 2.0 (39 comments)

Is there an ethics violation here? - 05:03 PM
I am the listing agent and now property manager for a commercial building that is 90% complete. There was a previous listing agent. She had brought in a certain number of leases that 70% of have fallen apart, the tenants are not coming in. She was paid full commission on some, and is suing for the balance of them. That's a different issue but it's necessary to put it out there so you understand the friction going on. Anyway. There was a lease signed by one of her customers. (We're in Florida, we're transaction brokers). When she had the listing, it stated (13 comments)

Why Are you Junking up Your Signs? - 11:46 AM
Why are you junking up your signs if you're not going to make sure they're portraying the image of you that puts you in the best light? If you're going to put sign riders on your signs, you should make sure they're attached securely. This sign is two doors down from me. The house has been on the market since July '07 and has not had a price adjustment of any kind. Instead, about 4 months ago, this "Special Financing" sign appeared. In today's mortgage situation, what kind of "Special Financing" are you talking about? There are no more "outside the (21 comments)
I have been feeling recently that this is becoming a dirty word. Patriotism. devoted love, support, and defense of one's country; national loyalty; willingness to sacrifice for it. I had my interview and exam today to become a citizen of this great nation. I passed, but more of that in a moment. Here are some of the questions I was asked. I answered each without hesitation. Would I be prepared to bear arms to defend this country? Yes. Would I be prepared to serve the armed forces in a non combatant role? Yes. Would I be prepared to serve the civilian authorities in this country? (39 comments)

We were green when green wasn't cool. - 09:37 AM
It seems that, today, green is all the rage. It's hot, hot, HOT! Suddenly, in every magazine, newspaper, online forum, "green" is on everyone's lips (or fingertips). It's an overnight sensation! However, like most overnight sensations, that's not the whole story. Like the movie star who worked as a carpenter to support his family for twenty years while working as an actor is suddenly "discovered" and, likewise, called an overnight sensation, there were many years of hard work and lack of respect before "Green" became the star she is today. In Austin and Central Texas, we were green when green wasn't (7 comments)
Beware of Do It Yourselfers - 05:05 PM
I can't even begin to count how many times I look at homes and discover that the owners didn't apply for a required building permit. Decks or sheds seem to be the biggest culprits and mostly fall into the "I didn't realize I needed a building permit" category. But I also find a fair amount of finished basements without required permits. These sometimes falls into the "but then my taxes would be higher" category. Yikes. As a seller's agent, I always print out a copy of the assessor's property card before I go to visit a home. This is where I find the hidden secrets like the 3 bedroom, (18 comments)
Helping Your Clients to Understand the Importance of Interest Rates Drops - 12:32 AM
Real Estate buyers are usually highly focused on the purchase price of a property. This is a legitimate concern. The purchase price is one of the most important considerations in a real estate transaction. But at the same time home buyers too frequently treat interest rates as a secondary concern. Many buyers will stress over $300 or $400 in negotiations over purchase price. But when told that interest rates dropped half a point, home buyers will often respond with a shrug. This is frequently because it is easy to understand the difference between paying 200k and 195k for a house. (0 comments)
Agave Development in Austin Real Estate - 10:06 PM
Modern housing is on the rise in Austin, making it easier for the modernist to move into a brand new home, instead of waiting for a mid century A.D. Stenger to come on the market. Six miles east on Martin Luther King Blvd, the Agave residential development is finishing up its first round of homes. Touted as “Austin’s premier contemporary residential development,” all of Agave’s 160 homes will be built with a modern flair. Agave is actually the third phase of Sendero Hills, with the first two set up for low to middle income homeowners, with Agave geared towards the (0 comments)
Washington Home Buyer/Seller Profile for 2007 - 07:00 PM
I just finished reading the Board of REALTORS 2007 Profile of Home Buyers and Sellers Washington Report and the findings some of which I expected and other that I did not. The Home Search Process section, most of which will come to know surprise to ActiveRain members, highlighted the internet, go figure. "Thirty-three percent of recent buyers reported that their first step in the process was looking online for properties for sale. Fourteen percent of first-time buyers and 22 percent of repeat buyers reported their first step was to contact a real estate agent". To me, that says the majority of people start (6 comments)

There are terms that I have never even heard of in this industry! Others become second nature to us & sometimes we scare our customers and clients with typical real estate jargon. Many of my clients often ask what a particular real estate term means and so, here is a link to hundreds of real estate terms. I hope you find this helpful as many of my customers have. Time Management Quadrant... - 09:51 AM
I think I first was exposed to this grid at a Ken Blanchard seminar. I have used it many times and I have also tried to keep a good balance of spending more time in Quadrant 2, but it isn't always easy.
When you cross the axis of "Importance" and "Urgency", which one wins? Quadrant 1 is known as the "CRISIS" Quadrant. You want to spend as little time here as possible. If the building is on fire, it's important and urgent and action must be taken immediately! Quadrant 3 is known as "INTERRUPTION" Quadrant. Things seem urgent and important, but you (8 comments)
Initiative ......... Procrastination - 09:38 PM
Initiativeby Dr. John C. Maxwell It's cliche to say that every journey begins with a single step, yet it's true. Leaders don't wait for everything to be perfect before they move forward. They don't wait for all the problems or obstacles to disappear. They don't wait until their fear subsides. Leaders take initiative. Leaders know the secret of momentum: once you take the first step and start moving forward, everything becomes clearer and easier. If momentum gets strong enough, problems begin to take care of themselves and new opportunities arise. But the benefits of momentum only come into play once a leader takes (10 comments)
Real Estate - it's really the 'Business' of 'Marketing' - 12:02 AM
What is 'Real Estate' as a 'Business' if it is not really, and mainly the 'business' of 'marketing'?For example, if we can successfully win listings then for most agents thats half the battle. 'My Listings' then become 'my referral tool' - the listing 'markets me' even more in the neighborhood .. and I get more listings. This is the primary purpose of putting effort into a marketing approach like a single property site - it's a fabulous way to impress the socks of the Seller and then get the inquisitive neighbors to see what an amazing marketing god you really are!The real (0 comments)
