I was asked to stage a vacant house which had been on the market for 6+ months with no offers. It definitely needed furniture in place to give it some "oomph" and show how lovely the property truly is. 
Today, I spoke on the phone with Margaret Rome from Baltimore. She shared with me that she was doing a presentation tomorrow for the WCR called "What's A Blog Anyway?" I decided to try something that has not been done yet here on our Active Rain Blogs. 
When the announcement for the LOCAL EXPERT Relocation Package contest was made, I had no idea that we would get such an interesting mix of relocation packages. Unlike most contests on Active Rain, this was a very open format, and it was designed to increase the business of each member that participated.

Active Rain has been a great learning tool. For the few who choose to engage and apply the principals they've learned here, it's been a free speed course in Internet 101 and Applied Combat Skills. I've kind of fallen away from the network and I've been busy writing largely elsewhere. I pop back into A.R. from time to time because one of my buddies linked to something worth reading on Twitter.
That was cool! Today I used the active rain Referral Exchange for the first time and it was fast, efficient and effective. I have two low price listings about a 40 minute drive from my office and one of them has been getting lots of sign calls from potential buyers who want to see it. When we are as busy as we currently are, until I can find another agent to help with the new leads, I needed to find an agent who was closer to these two properties that would take the sign calls. 
When I joined ActiveRain last November, I thought I had an idea what it was about. I figured there would be a lot of posts about interest rates, law changes, and maybe some general rants and raves about the real estate industry.

One of the most mind boggling things for me to understand about blogging is SEO, we worry so much about if our blogs can be found or our placement on the search engines. Yes its important but I think sometimes we tend to forget, its WEB 2.0 and we have to invite people in. 
I am the listing agent and now property manager for a commercial building that is 90% complete. There was a previous listing agent. She had brought in a certain number of leases that 70% of have fallen apart, the tenants are not coming in. She was paid full commission on some, and is suing for the balance of them. That's a different issue but it's necessary to put it out there so you understand the friction going on.
Why are you junking up your signs if you're not going to make sure they're portraying the image of you that puts you in the best light? If you're going to put sign riders on your signs, you should make sure they're attached securely.

It seems that, today, green is all the rage. It's hot, hot, HOT! Suddenly, in every magazine, newspaper, online forum, "green" is on everyone's lips (or fingertips). It's an overnight sensation! However, like most overnight sensations, that's not the whole story. Like the movie star who worked as a carpenter to support his family for twenty years while working as an actor is suddenly "discovered" and, likewise, called an overnight sensation, there were many years of hard work and lack of respect before "Green" became the star she is today. I can't even begin to count how many times I look at homes and discover that the owners didn't apply for a required building permit. Decks or sheds seem to be the biggest culprits and mostly fall into the "I didn't realize I needed a building permit" category. But I also find a fair amount of finished basements without required permits. These sometimes falls into the "but then my taxes would be higher" category. Yikes. 
Real Estate buyers are usually highly focused on the purchase price of a property. This is a legitimate concern. The purchase price is one of the most important considerations in a real estate transaction. But at the same time home buyers too frequently treat interest rates as a secondary concern. Many buyers will stress over $300 or $400 in negotiations over purchase price. But when told that interest rates dropped half a point, home buyers will often respond with a shrug. 
I just finished reading the Board of REALTORS 2007 Profile of Home Buyers and Sellers Washington Report and the findings some of which I expected and other that I did not.
There are terms that I have never even heard of in this industry! Others become second nature to us & sometimes we scare our customers and clients with typical real estate jargon.
What is 'Real Estate' as a 'Business' if it is not really, and mainly the 'business' of 'marketing'?For example, if we can successfully win listings then for most agents thats half the battle.
