I was asked to stage a vacant house which had been on the market for 6+ months with no offers.  It definitely needed furniture in place to give it some "oomph" and show how lovely the property truly is. 
As I toured the house to take measurements and devise a plan of action, I discovered this in the main floor bedroom:

Where the heck is Topanga?  I remember following the directions - take Pacific Coast Highway North, turn right on Topanga Canyon Blvd. and go up the hill.......

Referral Exchange - 12:26 PM
That was cool!  Today I used the active rain Referral Exchange for the first time and it was fast, efficient and effective.  I have two low price listings about a 40 minute drive from my office and one of them has been getting lots of sign calls from potential buyers who want to see it.  When we are as busy as we currently are, until I can find another agent to help with the new leads, I needed to find an agent who was closer to these two properties that would take the sign calls.

We're all guilty of it, because we have no choice. Even as we ourselves read through the agent descriptions of listed properties, we convert what we read from "Agent-Speak" to "Real Life". For example, let's say you read this description of a home in the MLS:
AGENT SPEAK:
Cozy Charmer, very retro with vibrant colors throughout! Great starter home, with fantastic air circulation on those warm summer days; Beautiful wood-grains accent this countryside home. Seller giving $2,000 credit for carpet!
REAL LIFE:

We hear and read the comments almost daily about how much money an Agent/Realtor makes. Everyone likes to talk about the huge commissions we make for seemingly simple work. I often wonder, since it's such an easy pay system we enjoy, how many people out there would work under the same pay system as agents do?
Imagine, what if Firefighters were only paid if they successfully put out the fire? Then from that, they had to maintain their fire truck, buy all their equipment, and their own insurance.

One of the most mind boggling things for me to understand about blogging is SEO, we worry so much about if our blogs can be found or our placement on the search engines.  Yes its important but I think sometimes we tend to forget, its WEB 2.0 and we have to invite people in. 

Face it social networking is all about letting people in and growing our own little communities. 
The more readers you have the more visits you receive.  Building relationships on Web 2.0 to me is much more valuable than top placement on the web.

Is there an ethics violation here? - 05:03 PM
I am the listing agent and now property manager for a commercial building that is 90% complete.  There was a previous listing agent.  She had brought in a certain number of leases that 70% of have fallen apart, the tenants are not coming in.  She was paid full commission on some, and is suing for the balance of them.  That's a different issue but it's necessary to put it out there so you understand the friction going on.

Why are you junking up your signs if you're not going to make sure they're portraying the image of you that puts you in the best light?  If you're going to put sign riders on your signs, you should make sure they're attached securely.

I have been feeling recently that this is becoming a dirty word. Patriotism. devoted love, support, and defense of one's country; national loyalty; willingness to sacrifice for it.
I had my interview and exam today to become a citizen of this great nation. I passed, but more of that in a moment. Here are some of the questions I was asked. I answered each without hesitation.

I can't even begin to count how many times I look at homes and discover that the owners didn't apply for a required building permit.  Decks or sheds seem to be the biggest culprits and mostly fall into the "I didn't realize I needed a building permit" category.  But I also find a fair amount of finished basements without required permits.  These sometimes falls into the "but then my taxes would be higher" category.  Yikes.

I just finished reading the Board of REALTORS 2007 Profile of Home Buyers and Sellers Washington Report and the findings some of which I expected and other that I did not.
The Home Search Process section, most of which will come to know surprise to ActiveRain members, highlighted the internet, go figure. "Thirty-three percent of recent buyers reported that their first step in the process was looking online for properties for sale. I think I first was exposed to this grid at a Ken Blanchard seminar.  I have used it many times and I have also tried to keep a good balance of spending more time in Quadrant 2, but it isn't always easy. 
                                                      
When you cross the axis of "Importance" and "Urgency", which one wins?
