We need investors, they need us too! - 09:03 PM

Many Investors are really looking for guidance. We as Realtors have tools and training to find what the normal consumer can't. The MLS is a super tool, and it's getting much stronger all the time.
I have been working with Iinvestors now for quite a while... I quit pursuing them after becoming a Regular Realtor working floor time in a busy office. Before I knew it, I was chasing around like the rest of the crowd, becoming what Jessica Horton calls a Pop Tart Realtor. I tried being all things to all people, worked all the floor time I could get, and … (8 comments)

Showing people homes at any cost in South Florida - 08:12 PM
For the last few weeks I have actually been out in the field showing people many homes in South Florida. Normally I'm the listing agent. But I have a few clients right now that want to buy..... so why not take advantage of a good thing and sell them something. Now don't get me wrong....I like showing people homes but I normally have my partner handle the buyers.
You would think the title to this was going to be about a natural disaster or something.....nope it's about a body part.
For the last few weeks my right foot has been bothering me.I think I did it in the … (31 comments)

Las Vegas Broker Defaults on 118 Properties - 06:33 PM
It never fails, there is always someone who figures out a brilliant scheme to beat the system. But instead of leaving while they can, they get too greedy and end up with their hand caught in the cookie jar.Several years ago one such enterprising soul went around town and broke into over 40 HUD repos. These are Las Vegas foreclosures that are usually vacant, and it may take HUD a while to get around to processing them through the system. He then proceeded to replace the HUD sign with a "for rent" sign, rented out the properties and collected hefty security … (0 comments)

Despite the decline in the Las Vegas homes market over the past two years, even major builders who have been the hardest hit are predicting that the bottom has been hit and another mini boom coming!Fueling that boom will be the literally tens of thousands of jobs provided in the new mega resorts Fountainbleau, MGM City Center and Echelon as well as the millions of baby boomers set to retire over the next 15 years who are looking for a warm tax free climate. Many have given up on Florida where insurance is prohibitive and Texas where the humidity can be … (0 comments)

Refinancing Your Home Profitably - 08:50 PM
For homeowners who thought the federal tax refund checks were a nice surprise, you may be a candidate to save a lot more than a few hundred dollars. Fixed interest rates are still at very affordable levels, so it may pay to pull out your mortgage note and do a bit of comparing. Especially if you have an adjustable rate mortgage that is getting ready to go to a higher level. Refinancing may also allow you to avoid becoming a Las Vegas foreclosures statistic! But before you jump on the refinance bandwagon, here are a few "dos" and "don'ts" that should help … (1 comments)

The dichotomy that is working by refferal........Pt.1 - 08:07 PM
In 14+ years I have done it all.
All, so to speak when it comes to prospecting.
I have door knocked.
I have cold called,
I have chased FSBOs and Expireds.
I have been a successful geographic farmer and now I am doing more of what I should have done the whole time through. I am methodically working the people that know the kind of service that I provide. Now don't get me wrong, I do so appreciate the people that my friend and past clients refer, but herein lies a dilemma.
Sometimes these precious people have a slightly skewed sense of reality regarding their particular … (6 comments)

Offending Potential clients by asking them if they have been Pre-qualified!!!!! - 03:35 PM
Have you ever had someone call you and be all excited about looking for a home. they Begin to tell you how much they want to spend and where they want to live and begin giving you all of the details about the floor-plan they want and where they want hardwoods and where they want carpet, and what they are going to do with he basement when they finish it.

How Many People are quitting the Real Estate and Mortgage Industry? - 03:44 PM
Has your real estate or mortgage business been a roller coaster ride the past 12 months or more? I remember when I was a new agent, and I had a couple of closings lined up that I would slack off and enjoy the benefits of my labor, but I realized as I stayed in the business that you need to keep funneling in new business so you can keep those closings and paychecks rolling in. I wanted to write about this because I have been blessed this year to have  had a few closings, and I am still busy. I just wanted to … (5 comments)

Still Up and Down - 11:28 AM
Got a scary day ahead of us and it is just like yesterday with Carlyle Capital dumping mortgage bonds on the market it is scaring a lot of investors on both sides of the aisle(stocks & bonds).  Inflation may be a little tamer that originally thought and there is a rumor of an emergency Feds Funds rate cut as soon as today.  Plus, Bears Stearns is having some issues and all that is causing some concerns.
The bond is up for the day, but there is still some issues hanging out there that has me ready to lock at a moments … (0 comments)

H2O OK! - 04:44 PM
We all love to drink water, some in our scotch, out of a bottle bought at the local market for more than $12 a gallon or straight from the tap.  I am tap guy, grew up on well water, still drink from the tap today.  There has been a scare here of recent days and weeks from national reports that we do not have safe water from DRUGS.
Drugs such as antibiotics, sex hormones and pain remedies (no wonder my shoulder has been feeling better).  In a recent article from the New-Dispatch in Michigan City both Directors from LaPorte and Michigan … (2 comments)

Join me for Spaghetti in Humble tonight March 14, 2008 - 03:23 PM
The Humble Rotary has an annual Spaghetti Dinner at the Humble Civic Club every year. The men all cook the spaghetti and serve it. The women make deserts and have a raffle.
It is from 5-8. They have silent auctions, live auction, entertainment, etc. They also raffle off a car every year. I believe those tickets are $100 each and 600 raffle tickets are sold. My mother buys me a ticket every year hoping one year we will win a car but so far no car. lol. Every 50th raffle ticket or so drawn(don't quote me on that) wins a prize as … (5 comments)
