I had just finished reading Eric Webster's update to National Association of Realtors website that YOU don't show up on and it's not Realtor.com (who really cares about Realtor.com anyway?) If you haven't read it, I think it's worth a read - as are the COMMENTS. Many of which try to bring r.com into Eric's discussion. I won't reference any other r.com posts as I know we've all read many and they are easy to find here on AR.

My web-master suggested a new site to me today so I wanted to share it with all my friends here. It is called Walk Score.
You can add any address where any of your listings are, or where your buyers are considering moving and it will give you the score for walking distance to groceries, drug stores, hardware stores, coffee shops, movies, schools, bars, parks, libraries and bookstores, including the distance to them.

The raging Susquehanna - 10:39 AM
Last night, my son and I drove to the Conowingo Dam located just above Havre de Grace, the Maryland town in which we live. We were greeted by a crowd that included news teams and other curiosity seekers.
Storms in New York state have swelled the Susquehanna River to flood levels forcing authorities to open the flood gates at the dam.
I happen to live near the imaginary line where the river converges with the Chesapeake Bay. The river continues to rage this morning while water levels appear to climb slowly.

Obstacles - 03:14 PM
One of my favorite things to do is to hike in the mountains. I am lucky to live close to Kennesaw Mountain National Park which contains a system of trails that winds throughout Cobb County. I have been hiking the mountain for over a year now and on my hike yesterday ,I noticed some changes to the trail. As I began my hike, with my I-Pod playing my favorite tunes, I noticed the first dramatic change to the trail. What was this in my way? MUD...Could it be a mud puddle? It's taken me a long time to be able to appreciate the value of Resistance.  I can't say that I like it. But I've learned to understand it's role as a marker pointing towards a course of progress. The photography of Matt Wignall will be displayed at the Orange County Performing Arts Center on March 27.
Musical performances from Cold War Kids, DJ Neil Clemens and DJ Matt O'Brien will add to this artistic installation that is raising funds for Water Wells for Africa.
Wignall is not only a world-class photographer, but a fashion designer (Matte Black) and recording artist and producer (aka Matt Death). He produced tracks on Cold War Kids album Robbers and Cowards and is a member of the legendary indie rock band Havalina Rail Company. Real Estate is Heating Up! - 10:57 PM
Can you feel it?  the Real Estate market is starting to heat up.  Buyers are coming from everywhere.  Sure is a big change for me from last year.  Maybe it is my mindset, maybe it is the market.  Probably both.  I think people are tired of hearing about our sagging market and that it is a horrible time to buy.  I think buyers are also smart enough to know that Real Estate is local.  Lubbock, Tx Real Estate is not in the dumpster!!!!!!!!!!!!!

I used to feel as if I was a listing presentation POWERHOUSE - (so I thought!). By that I meant, because of my analytical and highly organized personality, I created a super-informative listing presentation. I also used it as a guide for me to remember the key points I need to touch. I have written in the past about leads I have received from my ActiveRain blog.  This week was a banner week for me personally, as I picked up four new potential clients from AR. 
One lady and her husband contacted me via email from Seattle, and we have since spoken.  They are making a trip to look at homes here in Austin starting around the 25th of March.  They contacted me on the same day that I was working with buyers who were referred to me by my Seattle-area friend Sandy Noll.  If things go well, I hope to have a listing … (81 comments)

Pflugerville Texas Real Estate - Pflugerville Will Welcome its First Mixed-Use Development Soon - 10:26 PM
 
According to an article in this week's local Community Impact newspaper, a developer is planning to break ground on a mixed-use development this summer in Pflugerville.  
This will be the first development of its kind in town, covering approximately 38 acres just south of Pecan Street between Windermere and Heatherwilde. 
Having lived in this area for about 13 years now (11+ in real estate), I have often noticed this wide open land, wondering when someone would eventually step up to the plate and make something interesting happen in that vacant parcel.

Hurray! FHA downpayment assistance programs are here to stay! - 02:57 PM
The United States District Court of Columbia issued a decison on Wednesday confirming that Downpayment Assistance foundations such as Ameridream, Genesis, and Nehemiah may continue operations indefinitely.
If you are interested, read the official ruling here.
This is really good news.  An adverse decision could have further reduced active buyers in the market.  This ruling, however, in conjunction with the recently raised loan limits will continue to help the housing market recover, allowing first time homebuyers, who haven't been able to save a downpayment, or folks relocating, who didn't walk away with much from their other home, to purchase instead of rent.
