Realtor.com to offer a FREE blog to all 1.3 million NAR members! Catch the train.... - 02:02 PM
I had just finished reading Eric Webster's update to National Association of Realtors website that YOU don't show up on and it's not Realtor.com (who really cares about Realtor.com anyway?) If you haven't read it, I think it's worth a read - as are the COMMENTS. Many of which try to bring r.com into Eric's discussion. I won't reference any other r.com posts as I know we've all read many and they are easy to find here on AR.
I think quickly switched back to my email program, as I am waiting for a document to come in. No docs, but I (5 comments)
A Great Way to Help your Buyers & Sellers - 01:14 PM
My web-master suggested a new site to me today so I wanted to share it with all my friends here. It is called Walk Score. You can add any address where any of your listings are, or where your buyers are considering moving and it will give you the score for walking distance to groceries, drug stores, hardware stores, coffee shops, movies, schools, bars, parks, libraries and bookstores, including the distance to them. In Ann Arbor, people love to be within walking distance to down-town and the University of Michigan. So those homes will typically sell for a higher price per (69 comments)
The raging Susquehanna - 10:39 AM
Last night, my son and I drove to the Conowingo Dam located just above Havre de Grace, the Maryland town in which we live. We were greeted by a crowd that included news teams and other curiosity seekers. Storms in New York state have swelled the Susquehanna River to flood levels forcing authorities to open the flood gates at the dam. I happen to live near the imaginary line where the river converges with the Chesapeake Bay. The river continues to rage this morning while water levels appear to climb slowly. Havre de Grace is in no immediate danger, but I (8 comments)
Obstacles - 03:14 PM
One of my favorite things to do is to hike in the mountains. I am lucky to live close to Kennesaw Mountain National Park which contains a system of trails that winds throughout Cobb County. I have been hiking the mountain for over a year now and on my hike yesterday ,I noticed some changes to the trail. As I began my hike, with my I-Pod playing my favorite tunes, I noticed the first dramatic change to the trail. What was this in my way? MUD...Could it be a mud puddle? Now ,normally a mud puddle is no big deal, but today (0 comments)
It's taken me a long time to be able to appreciate the value of Resistance. I can't say that I like it. But I've learned to understand it's role as a marker pointing towards a course of progress. Among the many definitions of resistance, one refers to the act of opposition; being resisted by another person or condition in a manner which generates antagonism. Resistance can be passive or active, it always tends to oppose or retard forward motion in one way or the other. As a child, I was mesmerized by the adventures of 3 young men who walked through a blazing fire. The story takes place (19 comments)

NY STATE FHA Mortgages - 09:13 AM
For those looking into FHA Mortgage I have added a bit of information for you from their site. I know that many of the Realtors that I work with provide information to their clients as to if the property meets THE PRICING guidelines for a FHA mortgage. All of this information can be found by State or County on the FHA website. Mortgage for NY maximums as of Friday March 07, 2008. Please consult your Mortgage Professional as to what other guidelines FHA mortgages have and whether you can qualify. Why would a prospective home buyer want a FHA mortgage? . How to know if your ready to buy a home? - 10:15 AM
Although I am sure that this type of information has been posted on Active Rain a few times. I think that it is worth repeating. Clients make the decision that they are ready to buy a home for many different reasons. Some are listed below: They are tired of rentingThey just got marriedTheir peers are buying homesThey just got a promotionThey love this houseThe list can go on and on. But the true test of whether you are truly ready to buy a home can not be based on your reasons.... but one whether your prepared. Below is the list of things you MUST (3 comments)
What is DSR in Commercial Lending ? - 12:54 PM
If you are looking to get into the Commercial Real Estate Market this something you MUST know. In the commercial or investment real estate context, the debt service ratio, is the ratio of net operating income to debt payments. The higher this ratio is, the easier it is to borrow money to purchase or improve the property. The debt ratio is one of the most important factors used by mortgage lenders to determine whether to make a loan at all and the size of the loan. . A lender prefers to see a ratio of about 1.3, In essence the lender is (1 comments)
Office In-Services You really could learn something - 02:31 PM
I recently went to an office in-service keeping with our goals for continuing education and personal growth meetings we hold weekly . I found this past weeks meeting very important not only for my business but for my personal life and I thought I would share it with my online friends. This class was based on the Principals of Thomas Bass and His Perfect Balance. Although I believe that my time management skills are sufficient I sometimes spend more time on a certain task than I should ,or get off task only to have to cut short time that I originally (2 comments)

Real Estate is Heating Up! - 10:57 PM
Can you feel it? the Real Estate market is starting to heat up. Buyers are coming from everywhere. Sure is a big change for me from last year. Maybe it is my mindset, maybe it is the market. Probably both. I think people are tired of hearing about our sagging market and that it is a horrible time to buy. I think buyers are also smart enough to know that Real Estate is local. Lubbock, Tx Real Estate is not in the dumpster!!!!!!!!!!!!! The national media is busy setting the agenda for our election and are leaving the Real Estate market alone. (3 comments)
No hard and fix rule about listing presentations - 09:48 AM
I used to feel as if I was a listing presentation POWERHOUSE - (so I thought!). By that I meant, because of my analytical and highly organized personality, I created a super-informative listing presentation. I also used it as a guide for me to remember the key points I need to touch. It could go on and on if I let it.After working more and more with potential clients with different personalities, I realized that my presentation can be overwhelming for those who don't care. I have trimmed down my presentation by a huge bunch and will continue to revamp it.Understand the (4 comments)

I have written in the past about leads I have received from my ActiveRain blog. This week was a banner week for me personally, as I picked up four new potential clients from AR. One lady and her husband contacted me via email from Seattle, and we have since spoken. They are making a trip to look at homes here in Austin starting around the 25th of March. They contacted me on the same day that I was working with buyers who were referred to me by my Seattle-area friend Sandy Noll. If things go well, I hope to have a listing (81 comments)
Why do I seem to keep running in to you everywhere? An open letter to my least favorite agent in Austin - 12:52 PM
Disclaimer: If you think of me as an endearing and lovable person, and you don't want to ruin that impression, you might not want to read this particular post, as it has a pretty negative tone. If you have no impression of me at all, don't let this one taint your opinion of me, as I am usually quite positive and upbeat, even in the face of adversity. Just ask anyone who knows me. I hope you find this humorous. If not.....well, at least I tried. I don't know if this has ever happened to you, but there is a person whom I (49 comments)
According to an article in this week's local Community Impact newspaper, a developer is planning to break ground on a mixed-use development this summer in Pflugerville. This will be the first development of its kind in town, covering approximately 38 acres just south of Pecan Street between Windermere and Heatherwilde. Having lived in this area for about 13 years now (11+ in real estate), I have often noticed this wide open land, wondering when someone would eventually step up to the plate and make something interesting happen in that vacant parcel. Cid Galindo, who is heading up the project, was quoted as (7 comments)
Hurray! FHA downpayment assistance programs are here to stay! - 02:57 PM
The United States District Court of Columbia issued a decison on Wednesday confirming that Downpayment Assistance foundations such as Ameridream, Genesis, and Nehemiah may continue operations indefinitely. If you are interested, read the official ruling here. This is really good news. An adverse decision could have further reduced active buyers in the market. This ruling, however, in conjunction with the recently raised loan limits will continue to help the housing market recover, allowing first time homebuyers, who haven't been able to save a downpayment, or folks relocating, who didn't walk away with much from their other home, to purchase instead of rent. Once again this is good stuff. Spread the (0 comments)
