California or Arizona Investment Properties Needed - 11:34 PM
I'm looking for investment properties, in California or Arizona. 1- Existing tenants are preferred. If property isn't leased, we need hard rent figures for comparable properties, within a mile. 2- Property must be 1-4 units (no dingbats or muti-family). Condos are acceptable if complex has more than 20 units. The investor will pull apart the association budget and read the meeting minutes, looking for financial stability and potentially large assessments. 3- If in Arizona, Maricopa County is preferred. READY FOR SOME GOOD NEWS? Some financial experts have labeled 2007's market as the "roulette economy." As we all know, whatever goes up must come down, but the nice thing about real estate is that whatever goes down always comes back upward again (much like stocks work). A healthier market is anticipated in 2008, as Wall Street cleans up the lending mess and the pressure cooker of home demand releases its top. Starting a Series of Blogs for Sellers - 02:34 PM
As I drive around my neighborhood, about half the sale signs are new / non-traditional brokers. I can only assume the property owners are trying to save a buck by paying less to a broker as a way of recouping "lost" equity in their home values. Neither the companies nor the agents have any track record in this community during any market, let alone a Buyer's Market. Yet even the highly educated government officials and professionals who call Crofton home apparently don't "get" that 99% of zero is less than 90% of something... or that "you get what you pay for". You read that correctly. With Google's new Gmail Custom Time you can back date email. Did you forget to send an executed copy of a document on time. Back date it. Did you forget someone's birthday? Back date an ecard. You can also mark it as "read" to make them think they forgot about it. Pretty cool, huh? Here's a screen shot.
