Great Spring weather and sports - 03:25 AM
Well, this last weekend, here in Cowlitz County we finally had nice weather, for the first time it felt like spring. It is a great feeling to go outside and see the sun shinning, all the colorful trees blooming and the beginning of all the sport activities baseball, softball and spring soccer. My wonderful wife (Martha) and I are the proud parents of three great children Alan, Leslie, and our baby Edgar; all three are in sports so we had a very busy day on Saturday, three games and opening ceremonies spread out through the day from 9:00 am till 4:00 … (3 comments)

Home Staging is more than a bowl of fruit! - 08:10 AM
Lately the national media has focused a lot of attention on home staging because of the current housing market and the economy.  Some of this press has been positive such as the pieces in the Philadelphia Inquirer and the Chicago Tribune, whereas others have taken jabs at the staging industry and have likened staging to merely placing a bowl of fruit on a table to get a home to sell. In my mind any press is good press and getting the concept of home staging in front of consumers is important. The negative spin does not really bother me since as … (24 comments)

Why now is a smart time to buy in Elk Grove Village! Lyn Sims (847)230-7324 RE/MAX Suburban - 09:14 AM
Now is a great time to buy a home, say the financial gurus at the Wall Street Journal. The Journal calls it a buyers market and offers these suggestions for first-timers getting their feet wet. While their advice is solid, it's not revolutionary, but some potential customers might find it reassuring.Remember this is a place to live not a stock market investment, they say. Lenders want buyers to spend no more than 28 percent of their gross monthly income on mortgage payments, real estate taxes, and home insurance. Buyers shouldn't count on stretching further because lenders won't approve their loans.

Short Sales are finally selling and getting BANK APPROVALS!!! :) - 02:38 PM
It's amazing how the banks are finally coming around to our way thinking.  I just closed a short sale and have one in escrow and received 3 offers on the others over the weekend after the BANK gave me APPROVAL on them.  I gotta tell ya it's about time.  Short sales are NOT going away and we as real estate agents had better get a handle on how to do them and get them approved fast and get the banks to work with us.  I also want to say I agree with Jason Grams on all the GURUS coming out of … (9 comments)

So...Where do You Sell Homes? - 08:09 PM
When you choose a REALTOR to help you buy or sell a home, the most important criteria is finding someone with the necessary education, marketing expertise, and negotiating skills to help represent you in the best manner possible. You also want someone whose personality jives with your own. Are you analytical and just want to see the numbers? Do you get emotional and sentimental about your home? How's your sense of humor?

During the next 45 to 60 days, or longer, you very likely will have more contact with your chosen REALTOR than you will with your mother (shame on … (34 comments)

If You Think It Can't Happen To You...You'd Be Wrong About That...ROAR! - 12:54 PM
Before I begin this post I would like to dedicate it to Lenn Harley. In my not so humble opinion she is “The Queen Of Copyright” here on Active Rain. Many weeks ago Blog Boy (Broker Bryant) was over at the Lake house. He found a Fed Ex laying in the driveway. The Fed Ex was a cease and desist order along with a bill for almost $3,000. So you’re probably wondering what this is all about. Well, to make a long story short…It was related to Copyright Infringement. Yup. One of the images Blog Boy used on his Blog (a … (169 comments)

America's #1 Mortgage Rates Report: April 14, 2008 - 12:00 PM
I'm still floating mortgage rates, unless my clients are closing within 14 days.  I"m cautiously floating because of the volatility in the market.  Fundamentally, mortgage rates shouldn't have a whole lot more room to come down; the Fed cuts are probably coming to an end.  Something much more drastic than the Fed open market activities will be needed to pull us out of the recession.
Yep.  I said the R word and have been since last fall.  I'm not scared of the recession; I welcome it.  Here's the trick for mortgage rates.  The weak dollar has world investors believing that the … (0 comments)

A Sunday Tour of Anne Arundel County Waterfront Properties - 05:34 PM
Considering an Anne Arundel County waterfront home when you relocate to the D.C. area?
Shady Side, where two of these homes are located, is just 30 miles from Andrews AFB and 35 miles from the White House.  The third property is located in Churchton, a little closer to Andrews and D.C.
It was chilly and overcast yesterday, but that didn't slow us down on our scheduled tour of waterfront properties.  Using my camera, these homes and waterviews were snapped by my buyers, and I'm providing a very brief description of these three properties I showed them.

House #1 - Four bedrooms, 3 1/2 baths, 88-year old home, located on one acre … (14 comments)

Seattle Agents - Can you help? - 06:17 PM
I'll be in the Seattle Metro area on Tues April 22. I have a morning appointment, but would love to see some Seattle and Eastside homes. It would be great to see some homes in the $1 million to $1.5 range so I can compare them to homes in my market.  Thanks in advance. … (2 comments)

Spring is in the air in Baltimore - 07:37 AM
I love spring in Baltimore.
Baltimore City has over 200 distinct neighborhoods and each has it's own character and personality.  In the spring they come alive with rebirth.
Ednor Gardens (pictured here), is conveniently located close to the center of the city and the streets are tree lined and flower lined through the spring and into the summer.  The homes are typically row homes, some brick, some stone and in a few different architectural styles and most have off street parking.  This community is typically a stable home owner community and affordably priced.  The homes and gardens are well maintained and it's … (3 comments)
