Real estate is all about relationships.Yes, it is important to generate leads, but the bottom line is how many RELATIONSHIPS can you develop from those leads? And then once you have a 'relationship,' how can you build up the value that relationship holds?
All good marketing should have six goals:1. Identify 'warm' prospects2. Help you establish a dialog with your prospect3. Help you gain rapport with your prospect4. Help lead to the development of a 'relationship'5. Extend the reach of that 'relationship'6. Maintain and increase the lifetime value of that 'relationship'

Alleluias!!! Finally happened. I was agonizing over this for many month... I love ActiveRain to much too see our blogs looking so simplistic and graphically unattractive.
Personal Note: I even suggested to ActiveRain to change the Site Logo and offered few graphics and my entire commitment to take care off all changes involved in case they will go for it. They never answered...

A Few Tips For the Utah buyer:
 
Keep in mind that short sales do not only occur because of an anticipated foreclosure.  Sometimes a lender will accept a short sale if the value of the property has fallen and/or if the seller owes more than the property is worth in the current Utah real estate market.  So the sellers may not have defaulted on their mortgage. Fannie Mae has increased time in the penalty box for people with foreclosures on their credit report. Currently a 4yr time frame must pass and that has been increased to 5yrs.
No doubt this is in answer to the many borrowers who can pay their mortgage and elect to let their homes go back to the bank because they owe far more than the home is worth. The banks call it Jingle Mail when a borrower just flat out 'does the give-up' and mails in their keys. Banks are usually left holding the bag on a home that cannot begin to payoff … (5 comments)

Last week a friend and I ventured out on a rainy, stormy afternoon spring afternoon in Northern Illinois to celebrate a birthday.  We went to the Lakeside Inn in Wauconda and had a very nice lunch. The Lakeside Inn is a small local restaurant and bar in a historical building was built in 1847 and was supposedly a stop over for Al Capone when he would pass through on his way back from Lake Geneva (according to the story on the menu).

High end sophistication is an acquired taste but once you have it, you just cannot deny the opulence and the complexity of the style...this room alone would run upwards of $30,000 or more to put together. Don't try this at home kids! Who could sleep in this room...is there a feng shui consultant in the house?

Your Equity Line May Be Frozen (and you may not know it.) - 12:17 AM
Banks are sending notices to homeowners advising them that their home equity lines have been frozen or reduced to a lesser amount.
If you have an unused equity line, it may be at risk.
Recently, I have received several phone calls from clients who have already received such notices.  As a mortgage consultant, I felt very strongly that I share this important information with my clients immediately.

Riches can be made in any kind of real estate market. A professional real estate investor makes money when prices are high and when prices are low.
No matter what is happening in the market they buy low and sell high. They never buy high and expect to make money waiting for prices to rise.
Newbies buy high expecting prices to rise, and when the prices drop they are left owing $175,000 on a house that is now worth $100,000. So as a real estate investor always buy low.

I was watching the local news (Darcy had control of the remote, and doesn't watch baseball when she has the remote) otherwise I would have been watching the Indians and the Red Sox.   There was a story citing a national poll saying that 60+% of potential home buyers are saying that they will wait at least 2 years to buy and 25% of homeowners fear that their home prices will drop over the next 2 years.
