"We are thinking of selling our home.  Can  you tell me what I need to do to sell it?"
 Yes!!!! Whoopie!!!I am going to get a listing.  (Of course, this is all going on in your head as you are doing the happy dance behind the closed door of your office)

Since the whole purpose of a seller trying to sell on their own is to save the commission how do you handle showing FSBO's.

I view staging as part of the marketing of a home, one piece of the puzzle.  Price, brochures, pictures on the internet are all parts of the marketing.  When going on listing presentations if a home would benefit from staging I will discuss it with a seller.  I explain that staging can help maximize the investment they have, buyers will walk in and be so pleased they will want to buy their property.  Not all seller's feel they want to stage their properties for various reasons and I respect that.
