I have spent many a blog post pointing out that right now the market is volatile when it comes to interest rates and the speed at which they change, but not only the changing rates we have seen loan programs changing more than some rate sheets as of late. It is fairly obvious that we belive that the internet is a great form of advertising, or we would not be spending the time doing it. Last week, a very good friend and fellow Realtor, had a seller tell her that they wanted to see their home in the newspaper that weekend. He called her on Thursday, leaving her no way to get it in there by the weekend, as we have to have our copy to the paper by Wednesday in order to be in the Real Estate Sunday Section. Since the whole purpose of a seller trying to sell on their own is to save the commission how do you handle showing FSBO's. Do you have Buyer's sign an agreement that they will pay you the commission?Do you have the Seller agree to a commission prior to showing the property?Do you increase the asking price that the seller is advertising at to accomodate a commission?Do you explain to your buyer, who may see the property advertised at the lower price - how seeing it with you may cost them more money?Do you hope that if your buyer signs an agreement to (7 comments)
I view staging as part of the marketing of a home, one piece of the puzzle. Price, brochures, pictures on the internet are all parts of the marketing. When going on listing presentations if a home would benefit from staging I will discuss it with a seller. I explain that staging can help maximize the investment they have, buyers will walk in and be so pleased they will want to buy their property. If you are a "snowbird" (someone who lives in Arizona in the winter and who goes north to another home for the summer) you may be getting ready to leave and wondering what would be the best temperature to set your thermostat for while you are away. SRP, the local electric company recommends setting your temperature between 85 and 87 to avoid excessive heat build up inside your home.
